What a Sobha Four-Bedroom Apartment Really Costs in Dubai

12 min read

What Sobha 4-bedroom apartments really cost in Dubai in 2026: price ranges by community, per-square-foot figures and the fees buyers forget. Updated August.

AED 4,700,000 to AED 5,170,000. That is the verified secondary-market range for four-bedroom apartments in Sobha Hartland as of August 2026, and it is the most useful single fact in this article. It is also a narrow band, which tells you something: four-bedroom apartment inventory in the Sobha portfolio is thin, transactions are few, and the range reflects a small sample rather than a deep market.

The Sobha 4-bedroom apartment price in Dubai is not one number, though. What you pay depends on whether you buy off-plan or completed, which tower you buy in, which floor you land on, and roughly 4.5% in transaction fees that never appear on a price list. This piece works through each of those in order, and is explicit about which figures we can verify and which we cannot.

A note on figures. All prices below are current as of August 2026 andchange frequently. Confirm live figures with SY Capital before committing toanything.

The headline range, and how to read it

Here is what we can verify for Sobha Hartland as of August 2026, alongside the smaller unit types for context:

Unit

Secondary market range (AED)

1 bed

1,100,000 – 1,880,000

2 bed

1,650,000 – 2,900,000

3 bed

3,049,999 – 4,480,000

4 bed

4,700,000 – 5,170,000

Two observations that matter more than the numbers themselves.

First, the spread narrows as you go up. One-bedroom pricing spans a factor of 1.7 from bottom to top. Four-bedroom pricing spans roughly 1.1. That is a small sample, not a stable market, and it means a single unusual unit can move the apparent range materially.

Second, the four-bed range starts above where the three-bed range ends. There is almost no overlap. If your budget tops out near AED 4.5 million, you are realistically in three-bedroom territory in this community rather than negotiating hard on a four-bed.

For wider context, the average transaction price in Sobha Hartland across the trailing twelve months is AED 2,312,068. That average is dominated by the smaller unit types, which is precisely why a four-bedroom sits so far above it.

Where four-bedroom apartments actually exist

Sobha's four-bedroom apartment inventory is concentrated in a small number of projects, and it is worth separating apartments from villas because the price comparison people make between them is usually wrong.

Sobha One at Ras Al Khor in MBR City is the main verified apartment project with four-bedroom units, spanning Towers A to E with one-to-four bedroom apartments and duplexes, from AED 1,690,000, with handover in Q4 2026. That entry price is for the smallest unit in the project, not a four-bed.

310–360 Riverside Crescent at Sobha Hartland II offers one-to-five bedroom apartments from AED 1,140,000, on a 60/40 plan with handover between Q1 2027 and April 2028. Again, the "from" figure describes the cheapest unit in a wide range.

Sobha Hartland itself holds the completed four-bedroom stock, in ready buildings including The Crest, Creek Vistas Grande, Creek Vistas Reserve, Waves Grande, Hartland Waves and Hartland Greens.

Now the comparison people get wrong. Sobha Reserve at Wadi Al Safa 2 offers four-to-five bedroom villas from AED 7,700,000, and Sobha Estates at Hartland II offers five-to-six bedroom villas and mansions from AED 22,780,000. Those are not comparable products to a four-bedroom apartment and should not be used as a price anchor. A four-bedroom apartment at AED 5 million and a four-bedroom villa at AED 7.7 million are different asset classes with different service charges, different tenant pools and different resale behaviour.

Off-plan entry prices versus the secondary market

The gap between these two is where most of the confusion about Sobha pricing comes from.

Off-plan "from" prices are marketing floors. AED 1,140,000 at Riverside Crescent and AED 1,690,000 at Sobha One are real, verified figures, and neither of them buys a four-bedroom apartment. They buy the smallest one-bedroom on the least desirable floor in a project whose range happens to extend to four or five bedrooms. Every off-plan price table in Dubai works this way, and it is the single most common source of a wasted site visit.

The right question to ask a sales agent is never "what does this project start at". It is "what is the price of unit number X on floor Y, and what is its exact square footage". Anything else is a brochure conversation.

Secondary-market pricing is more honest by construction, because a completed four-bedroom apartment is a specific unit with a specific price. The AED 4,700,000 to AED 5,170,000 range above is what those units have been trading at.

The price-per-square-foot question

This is where we have to be straight with you: we do not have a verified per-square-foot figure for Sobha apartments in Dubai, and we are not going to publish one.

A per-square-foot number that is invented, or averaged from a portal's inconsistent listings, is worse than no number at all. It sounds precise, it gets used in negotiation, and it is wrong.

What you can do instead is derive it yourself, correctly, for the specific unit you are considering:

  1. Get the exact saleable area in square feet from the unit's floor plan, not the marketing brochure's rounded figure.
  2. Divide the quoted price by that area.
  3. Ask for the same calculation on two or three comparable units in the same tower and on adjacent floors.
  4. Then ask for recent transacted prices, not asking prices, for similar units in the building.

That fourth step is the one that matters. Asking prices tell you what sellers hope for. Transacted prices tell you what the market paid. A broker who cannot or will not produce transaction comparables for a AED 5 million purchase is not doing the job.

Note also that terraces, balconies and utility areas are treated inconsistently in area figures, which can make one unit look cheaper per square foot than another that is genuinely better value. Compare like with like or the metric misleads you.

What moves price inside a single building

Two four-bedroom apartments in the same tower, same layout, can differ in price by a meaningful margin. The drivers, in rough order of impact:

Floor level. Higher floors command more, and the premium is not linear. The step up is usually steepest at the points where the view changes, not evenly across the stack.

View and orientation. In Hartland II, the community is built around a swimmable lagoon with a sandy beach, and a unit facing it prices differently from one facing a neighbouring tower. Orientation also affects afternoon heat load, which affects cooling costs, which affects what a tenant will pay.

Layout efficiency. Two units of identical square footage can have very different usable space depending on corridor length and how the fourth bedroom is configured. Some four-bed layouts are genuinely three-beds with a maid's room counted generously. Look at the floor plan.

Terrace and balcony area. Substantial outdoor space adds price and adds service charge, since charges are typically levied on total area.

Tower and building age. A unit in a recently handed-over building prices differently from one in an earlier phase, even in the same community.

Finish and upgrades. These move price least of the factors listed here. Buyers routinely overpay for a kitchen upgrade and underpay attention to floor level, which is backwards.

The fee stack on top of the price

The purchase price is not the cost of acquisition. Budget the stack.

Fee

DLD registration

DLD example

AED 1,200,000 property → AED 48,000

Trustee / registration office

AED 4,000 for properties over 500k, plus 5% VAT → AED 4,200

Title deed issuance

AED 250 + AED 10 knowledge + AED 10 innovation

Developer admin / Oqood processing

AED 1,000–6,000

Mortgage registration

0.25% of loan + ~AED 270

Lender valuation

AED 2,500–3,500

Developer NOC (resale)

AED 1,000–5,250, seller normally pays

Assignment / transfer fee (resale)

~2–5% of original purchase price

On a four-bedroom apartment at AED 5,000,000, the DLD fee alone is AED 200,000. That is the line that catches people. Budget roughly 4.5% on top of the purchase price for a cash purchase and closer to 5% with financing.

The DLD fee is legally a 2% buyer / 2% seller split. In practice the buyer pays all 4% on virtually every Dubai transaction, so do not plan around the split.

And if you are buying an off-plan unit from an existing buyer rather than from Sobha directly, note the last two rows. Total resale costs before handover typically run 7–11% of the sale price. That is a substantial friction on both sides of the trade and explains why off-plan resale listings often sit unsold.

The market direction behind these prices

One figure has to be stated plainly, because it changes how you should read every price above. In Sobha Hartland, the price trend is down 4% year over year.

That is material. It is not a crash, and it does not mean the community is a bad buy. What it does mean:

Current asking prices are more negotiable than they were twelve months ago. A seller who bought at the top and needs to move has less leverage.

Any plan that depends on a quick resale is weaker. If your case for buying a four-bedroom apartment here rests on flipping it within two years, the recent trend is evidence against you, and the 7–11% resale cost stack compounds the problem.

A longer holding horizon is the sensible assumption. Nobody can tell you where prices go next, and no honest agent will claim a Dubai property is guaranteed to appreciate.

For what it is worth, Sobha quotes ROI up to 5.92% for residential. "Up to" is doing real work in that sentence, and a four-bedroom apartment will sit below the ceiling.

The ongoing costs, and what a four-bed actually yields

The largest recurring cost of ownership is the service charge, and here again we have to be honest: there is no verified Sobha service-charge figure, so we will not publish one.

For calibration, verified Dubai rates run from AED 25–40 per square foot per year in Downtown Dubai (and around AED 68 for Burj Khalifa residences) down to AED 18–25 in Dubai Marina, AED 15–22 in Business Bay, AED 12–18 in JLT and AED 10–15 in JVC. Ask for the building-specific figure in writing before you sign. On a large four-bedroom apartment, a AED 10 per square foot difference is a five-figure annual swing.

On yield, verified 2026 gross figures for comparable Dubai apartment communities show a consistent pattern:

There is no verified four-bedroom column and we will not extrapolate one. The direction is unambiguous though: yield falls as unit size rises, in every community with data. A four-bedroom apartment will sit below its community's two-bed figure.

All of those figures are gross. After service charges, agency letting fees, maintenance and void periods, a realistic net is roughly 1 to 1.5 percentage points lower. Buy a four-bedroom apartment because you want to live in it or because you want a large-family tenant and capital exposure. Do not buy it for rental income; a smaller unit does that job better.

Frequently asked questions

How much does a Sobha 4-bedroom apartment cost in Dubai? On verified August 2026 figures, four-bedroom apartments in Sobha Hartland trade between AED 4,700,000 and AED 5,170,000 on the secondary market. Off-plan pricing varies by project and by the specific unit, and published "from" prices refer to the smallest unit in the project rather than a four-bedroom. Add roughly 4.5% in transaction fees on top of whatever price you agree.

What is the price per square foot for a Sobha apartment? We do not have a verified per-square-foot figure for Sobha apartments and will not publish an estimate. Calculate it yourself from the exact saleable area on the unit's floor plan and the quoted price, then compare against recent transacted prices for similar units in the same tower. Asking prices are not a reliable basis for the comparison.

Are Sobha apartment prices rising or falling? In Sobha Hartland, the price trend is down 4% year over year as of August 2026, against an average transaction price of AED 2,312,068 over the trailing twelve months. That makes current pricing more negotiable and makes a short holding period riskier. Nobody can forecast the next twelve months, so plan for a longer hold.

Which Sobha projects have 4-bedroom apartments? Sobha One at Ras Al Khor offers one-to-four bedroom apartments and duplexes from AED 1,690,000 with handover in Q4 2026, and 310–360 Riverside Crescent at Hartland II offers one-to-five bedroom apartments from AED 1,140,000. Completed four-bedroom stock sits in Sobha Hartland's ready buildings. Availability at the four-bedroom size is limited, so check live inventory rather than project listings.

Is a four-bedroom apartment cheaper than a Sobha villa? Substantially. Four-bedroom apartments in Sobha Hartland trade between AED 4,700,000 and AED 5,170,000, while Sobha Reserve four-to-five bedroom villas start at AED 7,700,000. They are different products with different service charge structures, tenant pools and resale dynamics, so the price gap is not the only thing to weigh.
