What a Sobha 3-Bedroom Apartment Costs in Dubai in 2026
What Sobha 3-bedroom apartments really cost in Dubai in 2026: price ranges by community, per-square-foot figures and the fees buyers forget. Updated August.
Every Sobha project quotes a "from" price, and none of those from-prices is for a three-bedroom. They are for the smallest unit in the smallest tier of the building, which in most Sobha towers is a one-bed. Anyone comparing three-bed budgets using published entry prices is comparing the wrong numbers, and the gap between the two is not small.
The Sobha 3 bedroom apartment price in Dubai is best read from the secondary market at Sobha Hartland, where actual three-bed stock trades in a documented range. That gives you a real band. This post sets out that band, shows which projects contain three-bedroom inventory at all, walks through the fee stack that sits on top, and explains what moves price between two apparently identical units in the same tower.
One number to hold in mind while reading. The Hartland price trend is down 4% year over year. That is not a reason to avoid the community, but it is a reason to treat any "prices are climbing" pitch with scepticism.
A note on figures. Everything below is current as of August 2026.Dubai prices and availability move quickly, sometimes within a quarter. Theseare orientation figures, not a quote. Confirm live pricing with SY Capitalbefore you commit to anything.
The headline range for a Sobha three-bed
The clearest verified read on three-bedroom pricing comes from secondary market transactions at Sobha Hartland.
Unit | Sobha Hartland range (AED) |
|---|---|
1 bed | 1,100,000 – 1,880,000 |
2 bed | 1,650,000 – 2,900,000 |
3 bed | 3,049,999 – 4,480,000 |
4 bed | 4,700,000 – 5,170,000 |
So a three-bedroom apartment at Sobha Hartland sits roughly between AED 3.05 million and AED 4.48 million as of August 2026. That is a spread of about AED 1.43 million, or nearly 47% between the bottom and the top of the same bedroom count in the same community. The spread is the interesting part, and the section on what moves price within a building explains where it comes from.
Two further reference points for context. The average transaction price at Sobha Hartland across all unit types over the trailing twelve months is AED 2,312,068, which tells you a three-bed sits well above the community's typical trade. And the twelve-month price trend is down 4% year over year.
State that second figure plainly, because it changes how you should negotiate. In a market that has softened over a year, the asking price is a starting position rather than a market clearing level.
Which Sobha projects actually have three-bedroom apartments
Not all of them do, and this is worth checking before you get attached to a building.
Project | Location | Unit range | From (AED) | Plan | Handover |
|---|---|---|---|---|---|
Sobha Sanctuary | Dubailand | 1–6 BR villas, TH, apts | 999,241 | flexible | Q3 2029 |
310–360 Riverside Crescent | Hartland II | 1–5 BR apts | 1,140,000 | 60/40 | Q1 2027 – Apr 2028 |
Skyvue (Solair, Spectra, Stellar) | Hartland II | 1–2 BR apts | 1,280,000 | 60/40 | ~Mar 2029 |
Sobha Central | Jebel Ali / SZR | 1–2 BR apts | 1,520,000–1,590,000 | 60/40 | TBD |
Sobha One (Towers A–E) | Ras Al Khor | 1–4 BR apts, duplexes | 1,690,000 | flexible | Q4 2026 |
Skyscape (Aura, Altius, Avenue) | Hartland II | apts, 39–86 storeys | 1,700,000 | 60/40 | Q4 2028 |
Sobha SeaHaven | Dubai Marina / Harbour | 1–3 BR apts | 3,150,000–3,180,000 | flexible | TBD |
Read the unit-range column carefully. Skyvue and Sobha Central are one and two-bedroom products only, so no three-bed exists there regardless of budget. Three-bedroom apartments are available at 310 to 360 Riverside Crescent, Sobha One, Sobha SeaHaven and Sobha Sanctuary.
Now the important caveat, and it is the reason this post exists. Every from-price in that table is the entry price for the smallest unit type in the project. AED 1,140,000 at Riverside Crescent is not a three-bed. AED 1,690,000 at Sobha One is not a three-bed. The Hartland secondary range of AED 3.05 million to AED 4.48 million is a far better guide to what a three-bedroom actually costs than any of those headline figures.
Sobha SeaHaven is the exception in an instructive way. Its entry price of AED 3,150,000 to 3,180,000 is already at the level where three-bed pricing starts elsewhere, which tells you what a Dubai Marina and Harbour address does to the per-square-foot rate before you add a single bedroom.
Price per square foot, and why the total is a poor comparison tool
Two three-bedroom apartments at the same price are not the same purchase if one is meaningfully larger. Per-square-foot is the only honest way to compare across buildings, and it is the figure to ask for on every unit you view.
We do not publish a verified Sobha per-square-foot rate, because we do not have one we can stand behind, and an invented figure would be worse than no figure. What we can tell you is how to get it and what to do with it.
Ask for the exact saleable area on the floor plan, in square feet, and divide the asking price by it. Then ask whether that area includes the balcony, and at what proportion. Balcony area is often counted at a discount or included in full depending on how the developer measures, and it can move an apparent per-square-foot rate by a noticeable margin between two units that are actually identical.
Then compare like with like. A tower unit on a high floor and a podium-level unit in the same building should not carry the same rate, and if they do, one of them is mispriced.
What actually moves the price inside a single building
The 47% spread in the Hartland three-bed range is not random. It comes from a short list of variables, and understanding them is what lets you tell an expensive unit from a good one.
Floor level. Height sells in Dubai, and the premium per floor is real but not linear. It steps up sharply where a view opens over an obstruction and flattens where the view is already clear.
View and orientation. At Hartland II the lagoon and green space are the value-bearing outlook, and a unit facing them prices differently to one facing a neighbouring tower. Orientation also affects cooling load, which shows up in your utility bills for as long as you own.
Layout efficiency. Two three-bedroom apartments with identical square footage can have very different usable space depending on corridor length, column positions and how the third bedroom is shaped. Walk the floor plan.
Building and completion status. Ready buildings at Sobha Hartland include The Crest, Creek Vistas Grande, Creek Vistas Reserve, Waves Grande, Hartland Waves and Hartland Greens. Off-plan stock includes Sobha One with a Q4 2026 handover, Creek Vistas Heights at Q2 2026, Waves Opulence at Q3 2026 and The Highbury at Q4 2025. A completed unit you can inspect and let immediately prices differently to one you will wait years for.
Corner and end positions. More external wall means more light and usually more outdoor space, and they price accordingly.
The costs on top of the purchase price
The price you agree is not the price you pay. The fee stack in Dubai is consistent and it is front-loaded.
Cost | Amount |
|---|---|
DLD registration | 4% of declared value |
Developer admin / Oqood processing | AED 1,000–6,000 |
Trustee / registration office | AED 2,100–4,200 including VAT, often waived on the initial off-plan sale but payable on resale |
Title deed issuance | AED 250 plus AED 20 in knowledge and innovation fees |
Mortgage registration | 0.25% of loan plus ~AED 270 |
Lender valuation | AED 2,500–3,500 |
Run it on a real number. On a three-bedroom at AED 3.5 million, the DLD registration fee alone is AED 140,000. Add the trustee fee, admin and title deed costs and you are budgeting roughly 4.5% on top for a cash purchase, closer to 5% with a mortgage.
The DLD fee is legally a 2% buyer and 2% seller split. In practice the buyer pays all 4% on essentially every Dubai transaction, so do not build a budget around the split.
If you are buying an off-plan unit from an existing buyer rather than from Sobha, the arithmetic is heavier again. Total resale cost before handover runs 7% to 11% of the sale price, including a developer NOC at AED 1,000 to 5,250 and an assignment or transfer fee of roughly 2% to 5% of the original purchase price. Understand who is paying which of those before you agree a number.
The ongoing cost nobody quotes you upfront
Service charges are the largest recurring cost of owning a Dubai apartment, and they scale with square footage, which makes them disproportionately significant on a three-bed.
We do not have a verified service-charge figure for Sobha Hartland, and we will not publish one we cannot support. For scale, across Dubai the range runs from AED 6 to 10 per square foot per year in International City to AED 25 to 40 in Downtown Dubai and around AED 68 for Burj Khalifa residences. Dubai Marina sits at AED 18 to 25, Business Bay at AED 15 to 22.
On a large apartment the difference between the bottom and the top of that national range is tens of thousands of dirhams a year. Ask for the actual building-specific rate in writing before you sign, and ask what it was two years ago. The trajectory matters as much as the current figure.
What a three-bed does to the investment case
Sobha quotes ROI of up to 5.92% for residential product at Hartland. Note both qualifications: "up to" is a ceiling rather than an average, and it is a gross figure.
Gross means before service charges, letting agency fees, maintenance and void periods. A realistic net figure is roughly 1 to 1.5 percentage points lower, which puts a 5.92% ceiling somewhere in the mid-fours net at best, and lower than that on a unit with a heavy service charge.
There is a structural point behind this too. Across the Dubai apartment market, yield falls as unit size rises. The pattern is clear in every community with verified data: at Dubai Creek Harbour studios yield 6.9% gross, one-beds 6.3% and two-beds 6.0%, and the same slope repeats in Downtown Dubai, Dubai Marina and Dubai Hills Estate. A three-bedroom sits further along that curve.
Which means the case for a three-bed is not income. It is space, end-user demand, and a resale pool of families who buy on layout and school proximity rather than yield. Sobha Hartland has 30% open and green space, a 1.8 km boardwalk, and Hartland International and North London Collegiate schools inside the community, with Hartland II built around a swimmable lagoon and sandy beach. That is the actual product you are paying for at this size.
No property is guaranteed to appreciate, and the current minus 4% twelve-month trend at Hartland is a useful reminder of why that sentence exists.
Frequently asked questions
How much is a 3-bedroom Sobha apartment in Dubai? Verified secondary market pricing at Sobha Hartland puts three-bedroom apartments between AED 3,049,999 and AED 4,480,000 as of August 2026. The spread reflects floor, view, layout and whether the building is complete. Off-plan pricing varies by project and the published from-prices are not three-bed figures.
Why is the "from" price on a Sobha project so much lower than a three-bed? Because the from-price is the entry price for the smallest unit type in the project, which in most Sobha towers is a one-bedroom. The AED 1,140,000 entry at 310 to 360 Riverside Crescent and the AED 1,690,000 at Sobha One are one-bed figures. Use the Hartland three-bed range as your budgeting guide instead.
Which Sobha projects have three-bedroom apartments? On the verified August 2026 list, three-bedroom apartments are available at 310 to 360 Riverside Crescent, Sobha One, Sobha SeaHaven and Sobha Sanctuary. Skyvue and Sobha Central are one and two-bedroom products only. Availability changes, so confirm the current unit mix for any release you are considering.
What fees do I pay on top of the purchase price? The DLD registration fee of 4% of declared value is the main one, which is AED 140,000 on a AED 3.5 million apartment. Add developer admin and Oqood processing at AED 1,000 to 6,000, the trustee office fee of AED 2,100 to 4,200, title deed issuance, and mortgage registration and valuation costs if you are financing. Budget roughly 4.5% to 5% on top of the price.
Are Sobha three-bedroom apartment prices rising? Not currently at Hartland. The trailing twelve-month price trend there is down 4% year over year, with an average transaction price across all unit types of AED 2,312,068. That is a real figure and worth factoring into any negotiation rather than assuming an upward market.
