What a Sobha Two-Bedroom Apartment Really Costs in Dubai

12 min read

What Sobha 2-bedroom apartments really cost in Dubai in 2026: price ranges by community, per-square-foot figures and the fees buyers forget. Updated August.

There is no single Sobha 2 bedroom apartment price in Dubai, and the honest range is wider than most portals suggest. On the secondary market at Sobha Hartland, verified two-bedroom transactions run from AED 1,650,000 to AED 2,900,000 — a spread of more than 75% between the bottom and the top of the same community. New-build entry prices across the portfolio start lower and reach considerably higher, from AED 1,140,000 at 310–360 Riverside Crescent to AED 3,150,000 and up at Sobha SeaHaven.

Those numbers are not in conflict. They measure different things: a resale range against launch entry prices, a mid-city community against a marina address, an older building against a tower handing over in 2029. Understanding which figure answers which question is most of the work.

This is the numbers post. Verified prices, how per-square-foot comparison actually works, what moves the figure inside a single building, and the fee stack sitting on top of every advertised price. Where we have no verified figure, we say so.

A note on figures. Everything below is current as of August 2026. Sobhapricing, payment terms and availability change frequently, sometimes withinweeks. Treat these as orientation rather than a quote, and confirm live figureswith SY Capital before committing to anything.

Sobha two-bedroom apartment prices in Dubai, project by project

Every Sobha project below lists two-bedroom apartments in its mix. The "from" figure is the published entry price for the whole project, not for a two-bedroom specifically — a distinction the next section deals with properly.

The shape of that table tells you where Sobha positions each community. Hartland II carries most of the apartment inventory across a broad band. Sobha Central on Sheikh Zayed Road sits mid-range. Sobha One at Ras Al Khor is close behind, and is the nearest handover on the list at Q4 2026. SeaHaven at Dubai Marina and Harbour is the premium end by a clear margin, roughly double the Hartland II entry level.

Why a "from" price is not a two-bedroom price

This is the single most common mistake in Dubai price research, and it costs people weeks of wasted shortlisting.

A published entry price buys the worst unit in the building. Lowest floor, weakest orientation, smallest layout in the smallest bedroom count. When 310–360 Riverside Crescent lists from AED 1,140,000 across a 1 to 5 bedroom range, that figure describes a one-bedroom. A two-bedroom in the same building sits materially above it, and we do not publish a specific figure because we do not have a verified one.

Skyvue is the useful case, because its mix is only one and two-bedroom apartments. Its entry price of AED 1,280,000 is a one-bedroom, but with no larger units diluting the range, a two-bedroom there sits closer to the published number than it would in a building running up to five bedrooms.

The working rule: on the same layout tier, the unit you actually want typically sits 15–30% above the advertised entry point once you have chosen a decent floor and orientation. That is not a Sobha quirk. It is how every Dubai developer prices a tower.

What two-bedrooms actually trade for

The most reliable two-bedroom figures we hold are secondary-market ranges at Sobha Hartland, which has enough transaction history to produce them:

Unit

Verified resale range (AED)

1 bed

1,100,000 – 1,880,000

2 bed

1,650,000 – 2,900,000

3 bed

3,049,999 – 4,480,000

4 bed

4,700,000 – 5,170,000

Read the two-bedroom line carefully. AED 1,650,000 at the bottom, AED 2,900,000 at the top, inside a single community. That gap is not noise. It is the difference between an older ready building and a recently completed tower, between a low floor facing another building and a high floor with a view, and between a motivated seller and a patient one.

For context, the average transaction price across Sobha Hartland over the trailing twelve months is AED 2,312,068 across all unit types. That figure sits inside the two-bedroom band, which tells you roughly where the bulk of the community's trading activity concentrates.

Ready buildings at Hartland — The Crest, Creek Vistas Grande, Creek Vistas Reserve, Waves Grande, Hartland Waves and Hartland Greens — are where most of that secondary stock sits. Off-plan inventory includes Sobha One with a Q4 2026 handover, Creek Vistas Heights, Waves Opulence and The Highbury.

The Sobha apartment price per sqft question

Buyers reach for a Sobha apartment price per sqft in Dubai because it looks like the objective comparator. It is more useful than the headline price, but it is not the clean answer people expect, and we hold no verified Sobha per-square-foot figure — so this section is about method rather than a number.

To work one out properly:

  1. Take the actual price for the specific unit, not the project entry price.
  2. Take the actual built-up area from the floor plan, in square feet. Check whether the developer is quoting suite area, built-up area or gross area including a balcony share. These differ, sometimes by 10% or more, and a per-square-foot figure computed on a different basis is not comparable.
  3. Divide. Then do the same for the units you are comparing against, on the same area basis.

Where per-square-foot genuinely helps is comparing two units in the same or similar buildings. Where it misleads is across communities, because it strips out everything you are actually paying for — the address, the view, the finish, the handover date and the amenity load.

One further caution specific to Sobha. Large layouts tend to show a lower per-square-foot figure than small ones in the same tower, which makes a three-bedroom look like better value than a two-bedroom on that metric alone. It usually is not, once you factor in the service charge, which is also levied per square foot and scales with exactly the same number.

What moves the price inside a single building

Two identical two-bedroom layouts in one Sobha tower can be separated by several hundred thousand dirhams. The drivers, roughly in order of how much they move the number:

Floor. Higher floors price higher, almost without exception, and the premium per floor is steepest at the top of the stack.

View and orientation. At Hartland II this means lagoon and boardwalk frontage against internal aspects — the masterplan is built around a swimmable lagoon with a sandy beach and a 1.8 km boardwalk, and units facing it price accordingly. At SeaHaven it means the marina and sea. At Sobha Central it means Sheikh Zayed Road frontage versus a quieter aspect, which cuts both ways depending on the buyer.

Layout efficiency. Two units with the same square footage can differ sharply in usable space. A long corridor is square footage you paid for and cannot use.

Handover date. A Q4 2026 completion at Sobha One prices differently from a Q4 2028 handover at Skyscape, because the buyer is taking on two more years of construction and market risk.

Payment terms. Sobha's standard 60/40 — 20% booking, 40% construction, 40% at handover — is worth real money against a plan that settles earlier. Sometimes the higher headline price with better terms is the cheaper purchase in cash-flow terms.

The fees on top of the advertised price

The sticker is not the cost. The Dubai fee stack applies regardless of developer:

Fee

Amount

DLD registration

4% of declared value

DLD worked example

AED 1,200,000 property → AED 48,000

Developer admin / Oqood processing

AED 1,000–6,000

Title deed issuance

AED 250 + AED 10 knowledge + AED 10 innovation

Trustee / registration office

AED 2,100 or 4,200, often waived on initial off-plan sale

Mortgage registration, if financing

0.25% of loan + ~AED 270

Lender valuation, if financing

AED 2,500–3,500

On a two-bedroom at AED 2,000,000, the DLD fee alone is AED 80,000. Budget roughly 4.5% on top of the purchase price for a cash purchase and closer to 5% if you are financing.

One legal detail worth knowing: DLD registration is technically a 2% buyer and 2% seller split. In practice the buyer pays all 4% on virtually every Dubai transaction. Do not plan around the split.

If you are buying a two-bedroom on the secondary market before the building has handed over, the costs are heavier again. Assignment or transfer fees run roughly 2–5% of the original purchase price, a developer NOC costs AED 1,000–5,250 and is normally the seller's, and the total resale cost before handover typically lands at 7–11% of the sale price.

The ongoing number the price list omits

Service charges are levied per square foot per year and they are the largest recurring cost of owning a Sobha two-bedroom. There is no verified Sobha service-charge figure, and we will not publish one.

What can be said honestly: Sobha's communities carry a heavy amenity load. Hartland runs to 8 million square feet with 30% open and green space, a 1.8 km boardwalk, and Hartland International and North London Collegiate schools on site. Hartland II adds the lagoon and beach. Amenity depth of that kind is funded by service charges. Expect a rate toward the upper end of the Dubai range rather than the lower.

For scale, verified Dubai rates run from AED 6–10 per square foot in International City, through AED 15–22 in Business Bay and AED 18–25 in Dubai Marina, to AED 25–40 in Downtown and around AED 68 for Burj Khalifa residences. Ask for the specific building's current charge in writing before you sign.

The direction of travel

The figure most price guides leave out: Sobha Hartland's price trend over the trailing twelve months is down 4% year on year, on an average transaction price of AED 2,312,068.

That is verified and it is material, so it belongs here rather than buried. It reflects one community over one window, largely a supply story as new stock has been absorbed, and it does not predict the next twelve months. Nobody can, and no one should tell you a property is guaranteed to appreciate.

What it changes practically is your negotiating posture. A community with a softening trailing trend is a community where the asking price is more likely to be negotiable, where a patient buyer has an advantage, and where a plan that only works if prices rise is a bad plan. It is a reason to look carefully, not a reason to walk away.

Frequently asked questions

How much is a 2-bedroom apartment in Sobha Hartland? Verified secondary-market transactions at Sobha Hartland run from AED 1,650,000 to AED 2,900,000 for two-bedroom units, with the community average across all unit types at AED 2,312,068. Where a specific unit sits in that band depends mostly on floor, view, building age and layout efficiency. Confirm live pricing before relying on any range.

What is the cheapest Sobha two-bedroom apartment in Dubai? On published entry prices, Sobha Sanctuary in Dubailand starts at AED 999,241 and 310–360 Riverside Crescent at AED 1,140,000, though both figures are for the smallest unit in a wide bedroom range rather than a two-bedroom. Skyvue at AED 1,280,000 is the most directly comparable, since it only contains one and two-bedroom apartments. Expect a real two-bedroom to sit above each of those entry points.

What is the price per square foot for a Sobha apartment? We hold no verified per-square-foot figure for Sobha and will not quote one. Calculate it from the specific unit's price and its stated built-up area, and check whether the developer is quoting suite, built-up or gross area — the basis changes the answer by 10% or more. Compare only against units measured the same way.

Why is Sobha SeaHaven so much more expensive? SeaHaven sits at Dubai Marina and Harbour, with published entry prices of AED 3,150,000–3,180,000 against roughly AED 1.14–1.7 million for the Hartland II projects. You are paying for a waterfront marina address and a scarcer product rather than for a materially different specification.

Do Sobha prices include the DLD fee? No. The 4% DLD registration fee sits on top of the advertised price, and on Sobha's plans it falls at or shortly after SPA signing rather than at handover. Add developer admin of AED 1,000–6,000 and budget around 4.5% above the purchase price in total, or nearer 5% if you are financing.
