Tax environment
The UAE does not levy personal income tax on individuals. For individuals holding UAE real estate investments personally, qualifying real-estate investment income is generally outside UAE Corporate Tax, subject to applicable conditions.

Yes. Under Dubai law, non-UAE nationals can own property on a freehold basis in designated areas, which include many of Dubai’s best-known communities such as Dubai Marina and Palm Jumeirah. Ownership is registered with the Dubai Land Department (DLD).
Yes. You don’t need to be a UAE resident to buy property in Dubai. Non-resident foreign buyers can register property using a valid passport, and international investors can complete purchases with professional support and, where needed, a legally attested power of attorney.
It can. The UAE offers residence visas linked to property ownership, including the long-term Golden Visa for investors whose property meets the qualifying criteria. Whether a particular purchase qualifies depends on its value, how it is owned and how it is financed, and the final decision rests with the UAE authorities.
The UAE Golden Visa is a long-term, renewable residence visa for eligible investors and other qualifying categories, issued by the UAE authorities (ICP / GDRFA). Holders can sponsor eligible family members and are not bound by the standard limit on time spent outside the UAE.
The property route is generally associated with property worth at least AED 2 million, subject to conditions — for example on mortgaged and off-plan property. Thresholds and conditions are set by the authorities and can change, so ask an advisor to check current requirements against the property you are considering.
No. The UAE does not levy personal income tax on individuals’ salaries or investment income. Other costs — such as purchase fees, service charges and VAT on some services — still apply.
For individuals who hold UAE property personally and do not conduct the activity through a business licence, rental income is generally outside UAE Corporate Tax (Cabinet Decision No. 49 of 2023), and there is no personal income tax. Holding property through a company can be treated differently.
It may. Many countries — including India and the UK — tax their residents on worldwide income, which can include overseas rent and gains. Your position depends on your tax residency, local rules and any tax treaty, so speak to a tax advisor in your home country. SY Capital Estates does not provide tax advice.
The main one-off cost is the Dubai Land Department transfer fee, typically 4% of the purchase price, plus registration and trustee office fees. Depending on the purchase there may also be an agency fee, mortgage registration and valuation fees, and — for resale homes — a developer NOC fee. Your advisor will give you an itemised estimate for the property you choose.
Under Dubai Law No. 8 of 2007, developers selling off-plan must register the project and place buyers’ payments in a dedicated project escrow account, released in line with construction progress. Buyers should still check the developer, the project registration and the payment schedule before committing.
Neither is always better. Off-plan typically offers staged payment plans and new specifications, but you wait for completion. Ready property can be inspected and rented sooner, but usually needs a larger upfront payment or a mortgage. The right choice depends on your budget, timeline and goals.
Yes — payment plans are common on off-plan projects, with instalments spread over the construction period and sometimes beyond handover (post-handover plans). Terms vary by developer and project.
Some UAE banks lend to non-residents, usually at a lower loan-to-value ratio and with stricter documentation than for UAE residents. Approval depends on the bank, your income and the property, so it is worth checking eligibility before you commit.
