These terms govern your use of sycapitalestates.com, any SY Capital mobile application and related online services (together, the "Services"), operated by SY Capital Estates. By using the Services you agree to these terms and to our Privacy Policy. If you do not agree, do not use the Services.

The Services present property listings, off-plan projects, area guides, market insights and tools so that you can explore real estate in the UAE and contact our advisors. Nothing on the Services is an offer, a contract, or financial, legal, tax or immigration advice. A property transaction takes place only under a separate written agreement and the documentation required by the Dubai Land Department and RERA.

Listings, prices, availability, floor plans, payment plans, handover dates and images come from developers, owners and other sources. We work to keep them accurate but cannot guarantee it: a property may be sold, let or changed before the site updates. Images and renders may be illustrative. Prices are quoted in UAE dirhams (AED). Prices shown in any other currency are approximate conversions for convenience only.

Our AI property assistant and AI search use automated systems to interpret your request and suggest listings or answers. Their output can be incomplete or wrong and is not professional advice. Check anything important with an advisor.

You agree to give accurate information when you contact us and not to:

• use the Services for any unlawful, fraudulent or misleading purpose;
• scrape, copy or harvest listings or data in bulk, or use bots or automated tools to access the Services, except search engines respecting our robots.txt;
• attempt to interfere with, overload, probe or gain unauthorised access to the Services or our systems;
• submit enquiries in another person’s name or without their permission;
• upload or send anything that is harmful, offensive, or infringes another person’s rights.

We may restrict or block access to anyone who breaches these terms.

If you create an account in our app or any other part of the Services, keep your login details confidential; you are responsible for activity under your account. You can delete your account at any time. See Data Deletion.

The Services, including their design, text, graphics, logos, photographs and software, belong to SY Capital or its licensors. You may view and print pages for your personal, non-commercial use. Any other use requires our written permission. Developer names, logos and project marks belong to their respective owners.

The Services link to and embed third-party sites and services, such as maps, developers’ websites, property portals and WhatsApp. We are not responsible for their content or practices.

The Services are provided "as is" and "as available". To the fullest extent permitted by UAE law, SY Capital is not liable for any indirect or consequential loss, or for any loss arising from reliance on information on the Services, from their unavailability, or from the acts of third parties. Nothing in these terms limits liability that cannot be limited under the law.

We may change the Services or these terms at any time. The "Last updated" date above shows when these terms last changed. If you continue to use the Services after a change, you accept the updated terms.

These terms are governed by the laws of the Emirate of Dubai and the federal laws of the United Arab Emirates. The courts of Dubai have exclusive jurisdiction over any dispute.
