What a Sobha One-Bedroom Apartment Costs in Dubai Right Now

12 min read

What Sobha 1-bedroom apartments really cost in Dubai in 2026: price ranges by community, per-square-foot figures and the fees buyers forget. Updated August.

A Sobha one-bedroom apartment in Dubai trades between roughly AED 1.1 million and AED 1.88 million on the Hartland secondary market as of August 2026. That is a 70% spread for the same bedroom count in the same community, and the spread is the useful part of this article. Two apartments with identical floor plans, in towers a few hundred metres apart, can be three-quarters of a million dirhams apart in price.

This is the numbers post. It covers what off-plan projects start at, what completed stock resells for, what specifically drives the gap between the bottom and top of that range, why we will not print a Sobha price per square foot, and the fee stack that adds roughly four and a half percent to whatever figure you agree.

One thing to hold in mind throughout: Sobha Hartland pricing is down 4% year over year. Any conversation about the Sobha 1 bedroom apartment price in Dubai that does not mention that is incomplete.

A note on figures. Everything below is current as of August 2026.Dubai prices, payment terms and availability change frequently, sometimes withinweeks. Treat these as orientation rather than a quote, and confirm live figureswith SY Capital before committing.

Off-plan: what each Sobha project starts at

Starting prices are the floor of an entire project — smallest layout, lowest available floor, least desirable orientation. They are the honest bottom of the range, not the price of the unit you will actually want.

Read that table with two filters.

Bedroom mix. Sanctuary spans one to six bedrooms across villas, townhouses and apartments, so its AED 999,241 floor is not necessarily a one-bedroom apartment. Skyvue and Sobha Central are pure 1–2 bedroom products, which makes their starting prices the most directly relevant to a one-bed buyer.

Handover date. Sobha One completes Q4 2026. Skyvue is around March 2029. Those are different products even where the price is similar: one is nearly deliverable, the other is years of instalments away. Price should reflect that gap, and often it does not reflect it enough.

The cheapest genuine off-plan entry into a Sobha one-bedroom apartment as of August 2026 sits around the AED 1.14–1.28 million mark, at Riverside Crescent and Skyvue. Sobha SeaHaven, at over AED 3.15 million, is a different market entirely: Dubai Marina and Harbour frontage, priced accordingly.

Ready and resale: what completed stock trades at

For Sobha Hartland, the verified secondary market as of August 2026:

Range (AED)

1,100,000 – 1,880,000

2 bed

1,650,000 – 2,900,000

3 bed

4 bed

4,700,000 – 5,170,000

Across all unit types, the trailing twelve-month average transaction price is AED 2,312,068.

Ready buildings in Hartland include The Crest, Creek Vistas Grande, Creek Vistas Reserve, Waves Grande, Hartland Waves and Hartland Greens. Recent and imminent completions include The Highbury (Q4 2025), Creek Vistas Heights (Q2 2026), Waves Opulence (Q3 2026) and Sobha One (Q4 2026).

Notice the overlap between the resale band and the off-plan floor. A completed one-bedroom at AED 1.1 million and an off-plan one at AED 1.14 million are close to the same money, but one of them can be rented next month and the other cannot be rented for years. That comparison — ready versus off-plan at similar prices — is worth running properly before you decide.

What moves the price inside a single building

Here is where the AED 1.1m to AED 1.88m gap actually comes from. In rough order of impact:

Floor level. Rate per square foot climbs with height, steadily through the mid-floors and then more sharply at the top. In Skyscape's towers, which run 39 to 86 storeys, that range is enormous.

View and orientation. Hartland II is built around a swimmable lagoon with a sandy beach; the original Hartland has 30% open and green space and a 1.8 km boardwalk. A unit facing water or park is a different asset to one facing a neighbouring facade, on the same floor, with the same layout. This is usually the second-largest driver after floor.

Sun exposure. West-facing units take the afternoon heat and cost more to cool. Buyers who have lived through a Dubai summer price this in. Buyers who have not, often do not.

Layout efficiency. Two one-bedrooms of the same square footage can differ substantially in usable space depending on corridor, column and balcony allocation. Compare internal area, not headline area.

Balcony and terrace. Outdoor area is frequently included in the quoted square footage but is not worth the same per foot as internal space. Ask for the split.

Building and completion year. A newer tower with better amenities commands more than an older one in the same community.

Finish and upgrades. Real, but the smallest of these factors. A premium kitchen does not recover its cost on resale the way a floor or a view does.

If you take one thing from this section: buy the floor and the view, not the finish. The finish is the only one of these you can change later.

On price per square foot

There is no verified Sobha price-per-square-foot figure we are willing to publish, and we would rather say that than print a number that looks authoritative and is not.

Plenty of sites will quote you one. Most are derived by dividing a small sample of listing prices by advertised areas, which conflates asking prices with transaction prices and internal area with balcony area. At the precision you need to make a purchase decision, that is not data.

What you can do instead, in about five minutes per unit:

  1. Take the actual quoted price for the specific unit.
  2. Take the internal area from the floor plan, with balcony and terrace listed separately.
  3. Divide. That is your real rate.
  4. Repeat for two or three comparable units in the same building and one or two in a neighbouring building.

Four or five of those calculations will tell you more about whether a price is fair than any community-average figure, because it controls for the things that actually drive price. If a unit's rate is well above its comparables, ask what you are getting for it. Sometimes the answer is a genuinely better view. Sometimes it is nothing.

The fees on top, and the ones that never stop

Two categories: what you pay to buy, and what you pay every year afterwards.

Buying costs.

AED 1,000–5,250, seller normally pays

Assignment fee (off-plan resale)

~2–5% of original purchase price

Total resale cost before handover

~7–11% of sale price

On a AED 1,140,000 one-bedroom, the 4% DLD fee alone is AED 45,600. On a purchase at the top of the Hartland resale band, AED 1,880,000, it is AED 75,200. The fee is legally a 2% buyer / 2% seller split, but in practice the buyer pays all 4% on virtually every Dubai transaction. Budget roughly 4.5% of the price in cash costs above the price, or nearer 5% if you are financing.

Note the resale line especially. Exiting an off-plan contract before handover costs 7–11% of the sale price. Combined with the entry costs, a pre-handover flip needs something like 12–15% of appreciation to break even — and with Hartland down 4% year over year, that trade is not currently working.

Annual costs. The service charge is the recurring one, levied per square foot per year and payable whether the unit is let or empty. Sobha does not publish a verified rate we can cite, so we will not print one. For scale, verified Dubai rates run from around AED 6–10 per square foot in International City to AED 25–40 in Downtown Dubai, and about AED 68 for Burj Khalifa residences. An amenity-heavy lagoon community sits in the upper half of that spread rather than the lower. Get the specific building's current rate in writing before you sign — on a one-bedroom it is the difference between a decent net yield and a mediocre one.

What the payment plan does to the price

The number on the price list is not the number you feel.

Sobha's standard structure is 60/40: around 20% at booking, 40% through construction and 40% at handover. Several projects, including Sobha One, Sobha Sanctuary and Sobha SeaHaven, run flexible plans instead.

On a AED 1,280,000 Skyvue one-bedroom, the 20% booking amount is AED 256,000, with the 4% DLD fee of AED 51,200 following at or shortly after SPA signing. That is roughly AED 307,000 in the first few months, against a headline price that suggests a much gentler entry.

Compare it to Emaar, which settles 100% by handover with no post-handover option. Emaar takes 10% at booking rather than 20%, but then requires the full balance by the time you get keys. Sobha takes more up front and holds 40% back to handover. For a one-bedroom buyer with limited liquidity, which of those is better depends entirely on whether your constraint is today's cash or the money you can assemble by 2028.

One financing note that changes the arithmetic: UAE lenders typically fund up to 50% of an off-plan purchase for non-residents, and draw the funds at or near handover rather than during construction. Assume the booking and construction payments are cash from you.

Where Sobha one-bedroom prices have been, and what that means

Sobha Hartland pricing is down 4% year over year as of August 2026. On a one-bedroom at the middle of the resale range, that is around AED 60,000 of value, which is more than most of these units net in rent in a year.

Two honest readings. The market is absorbing a heavy pipeline — Riverside Crescent, Skyvue and Skyscape all deliver into Hartland II between 2027 and 2029, and that supply weighs on both prices and rents at handover. Against that, entry pricing today is better than it was twelve months ago, and buying into a softened market on a plan that holds 40% back until handover is a less exposed position than the same purchase made a year earlier.

What nobody can tell you is where it goes next. Anyone promising you a Dubai property will certainly rise in value is saying something they are not permitted to say. Buy on the assumption you will hold the unit through handover and into the rental phase, and the price you pay today matters much less than the specific unit you choose.

Frequently asked questions

How much is a 1-bedroom apartment in Sobha Hartland? On the secondary market, verified pricing runs from AED 1,100,000 to AED 1,880,000 as of August 2026. Off-plan, the lowest genuine entry points are Riverside Crescent from AED 1,140,000 and Skyvue from AED 1,280,000. The 70% spread on resale is driven mainly by floor, view and building rather than size.

What is the price per square foot for a Sobha apartment in Dubai? There is no verified community figure we are prepared to publish, and most quoted per-square-foot rates are derived from asking prices and inconsistent area definitions. Calculate it yourself: take the actual quoted price for a specific unit, divide by the internal area from the floor plan with balcony listed separately, and compare against two or three units in the same building.

What is the cheapest Sobha apartment in Dubai? Sobha Sanctuary in Dubailand starts at AED 999,241, though that floor covers a mix of villas, townhouses and apartments across one to six bedrooms. Among the pure apartment projects, 310–360 Riverside Crescent starts at AED 1,140,000, with handover between Q1 2027 and April 2028.

How much should I budget above the purchase price? Roughly 4.5% of the price in cash for a cash purchase, or nearer 5% if you are financing. The largest line is the 4% DLD registration fee, due at or shortly after SPA signing rather than at handover. On a AED 1.14 million one-bedroom that is AED 45,600. Add the annual service charge as an ongoing cost.

Are Sobha one-bedroom prices rising or falling? Sobha Hartland pricing is down 4% year over year as of August 2026, which is material and worth factoring into any offer. Whether that continues depends on how the 2027–2029 delivery pipeline is absorbed. Nobody can promise you a direction, and you should be sceptical of anyone who tries.
