The 2026 Pipeline for a New Launch Sobha 1-Bedroom Apartment in Dubai

11 min read

Every new Sobha 1-bedroom apartments launch in Dubai for 2026: projects, launch prices, payment terms, handover dates and how to register early. Updated.

Buying a new launch Sobha 1-bedroom apartment in Dubai is less about picking a project than about being in the room when the units are allocated. Sobha's one-bedroom inventory is the fastest-moving part of its range, because it carries the lowest entry price, the widest investor demand and the smallest allocation per tower. By the time a project is being advertised broadly, the good positions are usually gone.

This guide sets out the projects with one-bedroom stock as of August 2026, what they start at, how the 60/40 payment structure works, how the Expression of Interest and allocation process actually runs, and how to judge whether a given launch is worth your deposit. It also covers the parts of a launch that are genuinely risky, including a handover horizon that on some projects runs to 2029.

A note on figures. Everything below is current as of August 2026. Dubai launchprices, payment terms, handover dates and availability move quickly, sometimes withinweeks. Treat these as orientation, not a quote, and confirm live figures with SY Capitalbefore you commit to anything.

What "new launch" means at Sobha

Sobha Realty is backward integrated. It controls design, construction and delivery in-house rather than subcontracting the build, and that is the company's central claim about itself. Whether you weight it heavily or not, it changes what a launch means: the company is committing its own construction capacity to a delivery date rather than a contractor's.

In practice a Sobha launch runs in stages. Registration and Expression of Interest come first. Then a launch event where allocated buyers select units in queue order. Then general release of whatever is left. The one-bedroom units are usually gone somewhere in the second stage.

Note that "new launch" and "available off-plan" are not the same thing. Several Sobha projects have been selling for a while and still have inventory. Both are worth looking at, and the older releases are sometimes better value because the launch premium has already been absorbed.

Two things to read carefully in that table.

The "from" price is for the whole project, not for a one-bedroom specifically. Sobha Sanctuary starts at AED 999,241, but that project includes villas and townhouses, and the entry price attaches to whichever unit type sits at the bottom of the range. Ask for the one-bedroom-specific price list rather than working from the headline.

Handover dates vary enormously. Sobha One is scheduled for Q4 2026 — months away rather than years. Skyvue and Sobha Sanctuary run to 2029. Two projects carry a handover date of TBD, which is a real piece of information, not a formatting gap.

Beyond the launch pipeline, Sobha Hartland has additional off-plan stock at Creek Vistas Heights (Q2 2026), Waves Opulence (Q3 2026) and The Highbury (Q4 2025). That last date has already passed, so treat it as at or past scheduled completion and ask for the current delivery status rather than assuming it is still a launch product.

Where the one-bedrooms actually are

Sobha Hartland II (Bukadra) holds most of the current apartment pipeline: Riverside Crescent, Skyvue and Skyscape. The masterplan is built around a swimmable lagoon with a sandy beach. The towers are tall — Skyscape runs from 39 to 86 storeys — which matters for a one-bed buyer, because floor level within a tower of that height creates a wide internal price spread.

Sobha Hartland (MBR City) is the established neighbour: 8 million square feet, 30% open and green space, a 1.8 km boardwalk, and Hartland International and North London Collegiate schools inside the community. Ready buildings include The Crest, Creek Vistas Grande, Creek Vistas Reserve, Waves Grande, Hartland Waves and Hartland Greens. If you want to see the finish quality before committing to an off-plan tower, this is where you walk through a completed Sobha product.

Sobha One at Ras Al Khor is the nearest-term option, with a Q4 2026 handover across Towers A to E and a one-bedroom entry from AED 1,690,000 on a flexible plan.

Sobha Central sits on Sheikh Zayed Road toward Jebel Ali, with one- and two-bed apartments from AED 1,520,000 to 1,590,000 on a 60/40 plan. Handover is TBD.

Sobha SeaHaven at Dubai Marina and Harbour is the premium end, from AED 3,150,000 to 3,180,000, with handover TBD. Very different buyer.

The 60/40 payment plan and why it changes the maths

This is the structural difference that should drive your comparison of Sobha against other developers.

Sobha's standard structure is 60/40: roughly 20% on booking, 40% across construction, and 40% at handover. Most of the projects in the table above run on it, with a few marked flexible.

Set that against Emaar, whose current plans settle 100% by handover with no post-handover option — a 10% booking, construction instalments of around 10% each on fixed calendar dates, and either 20% or 10% left at the end under an 80/20 or 90/10 structure.

The practical effect on a one-bedroom at, say, AED 1,280,000: under 60/40 you have paid around AED 768,000 by the time the building is finished, with roughly AED 512,000 outstanding. Under a 90/10 plan on a comparable price you would have paid around 90% by that point. The arithmetic is straightforward; the consequence is not. Less cash tied up during construction means more capital available elsewhere, but it also means a larger single payment due at handover, at a moment when your mortgage options depend on valuation and market conditions you cannot forecast today.

Plan for the handover payment from day one. The buyers who get into trouble on 60/40 plans are the ones who treated the 40% as a problem for later.

How EOI and unit allocation work

The sequence at a Dubai launch is broadly consistent across developers:

  1. Register interest early, through a broker with direct developer access. Registration costs nothing and puts you on the list for the project briefing.
  2. Pay an Expression of Interest deposit. This is refundable and it converts into your down payment once a unit is allocated. Its real function is to establish your position in the selection queue.
  3. Selection. Buyers choose units in queue order at the launch event. On a one-bedroom release this is where the outcome is decided — the well-positioned units in a tall tower are frequently taken before the queue is halfway through.
  4. Booking and SPA. You confirm the unit, pay the booking percentage, and sign the sale and purchase agreement.
  5. DLD registration and Oqood. The purchase is registered on Oqood, the Dubai Land Department's off-plan register. Until it appears there, your interest is not formally recorded.

Launch-day access is not a marketing line. It is the difference between choosing your floor and orientation and taking what is left over, and on one-bedroom stock that difference is usually the whole return.

What a launch costs beyond the price

Cost

Amount

DLD registration fee

4% of declared value

Developer admin / Oqood processing

AED 1,000–6,000

Trustee / registration office

AED 2,100–4,200 (often waived on initial off-plan sale)

Title deed issuance

AED 250 + AED 20 in knowledge and innovation fees

Mortgage registration (if financing)

0.25% of loan + ~AED 270

Lender valuation (if financing)

AED 2,500–3,500

On a one-bedroom at AED 1,280,000 the DLD fee alone is AED 51,200. Budget roughly 4.5% on top of the purchase price in cash, or closer to 5% if you are financing. The DLD fee is legally a 2% buyer / 2% seller split, but in practice the buyer pays all 4% on almost every Dubai transaction.

If you later decide to exit before handover, the assignment route is expensive: combined resale costs typically run 7–11% of the sale price, including a developer NOC of AED 1,000–5,250 and an assignment fee of roughly 2–5% of the original purchase price.

How to judge a new launch Sobha 1-bedroom apartment in Dubai

  • Check the community's actual trajectory, not the brochure's. Sobha Hartland's average transaction price over the trailing twelve months is AED 2,312,068, with a price trend of −4% year over year. That is a material figure and it belongs in your thinking. Prices in Dubai do not only rise.
  • Treat the yield claim as gross. Sobha quotes residential ROI up to 5.92%. "Up to" is doing work in that sentence, and the figure is before costs. Service charges, letting fees, maintenance and voids typically take 1 to 1.5 percentage points off, so plan on a net figure meaningfully below 5.92%. We do not hold a verified Sobha service-charge rate and will not print an estimate.
  • Ask for the handover date in the SPA, not the one on the brochure, and read the delay provisions.
  • Confirm escrow. Off-plan payments in Dubai go into a project escrow account regulated by the DLD, and Oqood registration records your interest. Check both are in place before transferring anything.
  • Compare against ready stock. Sobha Hartland resale one-bedrooms trade between AED 1,100,000 and 1,880,000. If a launch price sits inside that band for a unit you cannot occupy for three years, the discount you are being offered for construction risk may not be much of a discount.

Frequently asked questions

What is the cheapest new Sobha one-bedroom apartment in Dubai? As of August 2026, Sobha Sanctuary in Dubailand carries the lowest project entry price at AED 999,241, though that figure spans several unit types including villas and townhouses. Among the apartment-only projects, 310–360 Riverside Crescent at Hartland II starts from AED 1,140,000. Ask for the one-bedroom price list specifically, as headline entry prices rarely refer to the unit you want.

When do these projects hand over? It varies widely. Sobha One is scheduled for Q4 2026, Riverside Crescent between Q1 2027 and April 2028, Skyscape Q4 2028, and Skyvue and Sobha Sanctuary around 2029. Sobha Central and Sobha SeaHaven currently show no confirmed date. Always work from the date in your SPA.

Is the EOI deposit refundable? Yes. An Expression of Interest deposit is refundable and converts into your down payment once a unit is allocated to you. Its purpose is to secure your place in the selection queue rather than to commit you to a purchase.

How does Sobha's payment plan compare to Emaar's? Sobha's standard 60/40 plan leaves 40% of the price outstanding until handover. Emaar settles 100% by handover with no post-handover instalments. Sobha's structure is significantly easier on cash flow during construction, at the cost of a larger payment at the end.

Are Sobha apartments eligible for the Golden Visa? Many Sobha properties are marketed as Golden Visa eligible. Eligibility depends on the investment threshold and rules in force at the time, which have changed more than once, so confirm current requirements before buying with a visa as your primary objective.
