The 2026 Sobha Apartment Launch Pipeline, and How to Read It

11 min read

Every new Sobha apartments launch in Dubai for 2026: projects, launch prices, payment terms, handover dates and how to register early. Updated August 2026.

A new launch Sobha apartment in Dubai is not really a choice between projects. Almost all of the current apartment pipeline sits in the same place — Hartland II and the MBR City corridor — on the same 60/40 payment terms, built by the same in-house teams. What genuinely separates one launch from another is the handover date, and those range from Q4 2026 to Q4 2028 and beyond.

That is the variable to underwrite. A 2026 handover is a short wait and a fast route to rent. A 2029 handover is three years of instalments on an asset that earns nothing, in a market where Hartland transaction prices are currently down 4% year on year.

This guide sets out what is live as of August 2026, how the Expression of Interest and allocation process works, why launch-day access changes which unit you end up with, and how to judge whether a given launch deserves your deposit.

A note on figures. Everything below is current as of August 2026. Dubailaunch prices, payment terms, handover dates and availability move quickly, andsometimes within weeks of a release. Treat these as orientation rather than aquote, and confirm the live position with SY Capital before you commit.

What "new launch" means in Sobha's case

The phrase covers two different situations and they carry different risk.

A first release is a project going to market for the first time: the launch price is set, the payment plan is fixed, and the whole unit mix is available for allocation. This is where the best positions go, and it is over quickly on a well-subscribed tower.

A subsequent phase is a later release within a project already selling — another tower in a cluster, or a new band of floors. Pricing has usually moved from the first release, and the remaining inventory is what earlier buyers did not take. That is not automatically a bad deal, but you should know which of the two you are being offered, and ask directly.

Sobha's other distinguishing feature is worth stating once. The business is backward integrated: design, construction and delivery are handled in-house rather than subcontracted through a chain of third parties. The argument is that a developer building its own product has fewer places to hide a cost cut. Treat it as a claim to test against the completed buildings, which you can walk through in Hartland today.

Within Sobha Hartland itself, the off-plan buildings are Sobha One (Q4 2026), Creek Vistas Heights (Q2 2026), Waves Opulence (Q3 2026) and The Highbury (Q4 2025). The completed stock — The Crest, Creek Vistas Grande, Creek Vistas Reserve, Waves Grande, Hartland Waves and Hartland Greens — is the closest thing you have to a reference for what a launch will look like when it is finished. Go and see one before you buy one that does not exist yet.

Two entries deserve a note. Sobha Central sits on the Sheikh Zayed Road corridor toward Jebel Ali rather than inside a masterplanned enclave, which is a different product and a different tenant. Sobha SeaHaven, in Dubai Marina and Harbour, is the premium end of the apartment range and prices from roughly double the Hartland II entry point.

Handover dates marked TBD are exactly that. Do not fill the gap with an assumption.

How the EOI and unit allocation actually work

The mechanics are consistent across most Dubai launches and worth understanding before you are in the room.

  1. Register an Expression of Interest. You place a deposit, normally refundable, ahead of the release. It is not a purchase. It buys you a position in the allocation queue.
  2. The queue is ordered. Priority typically reflects when you registered and the relationship the registering brokerage has with the developer. This is the part buyers underestimate.
  3. Allocation happens fast. On the launch day you are given a window to select from the available inventory. On a well-subscribed tower, the good positions are gone in the first tranche.
  4. The EOI converts into the booking deposit once your unit is allocated. On a standard Sobha 60/40 that booking payment is 20%.
  5. You sign the SPA and the sale is registered on Oqood, the Dubai Land Department's off-plan register.

Two things follow from this. First, if you register the week the project is being advertised broadly, you are late. Second, since the price list is fixed at launch, you are not competing on price — you are competing on which unit you get at that price. That is the whole game.

Why the specific unit matters more than the project

Within one tower, identical layouts on different floors and orientations sell at the same launch tier but resell at meaningfully different prices. Floor height, outlook, whether you face the lagoon or a neighbouring podium, and how much afternoon sun the glazing takes are all set on allocation day and cannot be changed afterwards.

On a Skyscape tower running to 86 storeys, that spread is large. The unit is the investment; the project is only the wrapper.

Ask for the floorplate and the stack plan, not just the brochure. Ask which buildings are planned adjacent to yours, because a clear view in 2026 can become a wall in 2029.

The 60/40 plan and the calendar it implies

Sobha's standard structure is 60/40: 20% on booking, 40% across construction, 40% at handover. Some projects are listed as flexible, which in practice means the terms are negotiated per unit and per phase.

Compare that with Emaar, whose current plans settle 100% by handover with no post-handover option at all. The practical difference over a three-year build is substantial. Under Sobha's structure you reach handover having paid 60%; under an Emaar 90/10 you have paid 90% before the final instalment.

The deferral is real, but be clear about what it does. It moves risk to the end rather than removing it. When 40% falls due at handover, the unit is finished, the developer wants settlement, and if a lender values the completed apartment below your contract price you fund the difference in cash. A buyer who cannot raise that 40% has bought a problem, not a bargain.

Separately, the 4% DLD registration fee lands early, at or shortly after registration rather than at handover. On a AED 1,200,000 apartment that is AED 48,000 payable years before you hold keys.

Handover horizon: the number to underwrite

Line up the pipeline by delivery date rather than by price and the picture changes.

  • Q4 2026 — Sobha One. Roughly a year out. Short carry, near-term rent.
  • Q1 2027 to April 2028 — Riverside Crescent, phased across a long window.
  • Q4 2028 — Skyscape.
  • ~March 2029 — Skyvue.
  • Q3 2029 — Sobha Sanctuary.

A 2029 handover means three years of paying into an asset that produces no income, and a resale market at completion that nobody can forecast. That is not an argument against buying. It is an argument for buying only what you can hold comfortably through a full cycle, and for treating any claim that a Dubai property will appreciate as marketing rather than analysis.

What a launch price should be measured against

The most useful sanity check on a launch price is the secondary market for comparable finished stock. In Sobha Hartland, resale ranges by bedroom count:

Unit

Resale range (AED)

1 bed

1,100,000 – 1,880,000

2 bed

1,650,000 – 2,900,000

3 bed

3,049,999 – 4,480,000

4 bed

4,700,000 – 5,170,000

Average transaction price across Hartland over the trailing twelve months is AED 2,312,068, and the trend is down 4% year on year.

Two implications. If a launch price for an unbuilt unit sits above the top of the resale range for the same bedroom count in a finished building nearby, ask what justifies the premium beyond newness. And a softening secondary market is the context for every launch decision this year, in both directions: it makes entry cheaper and it makes a quick exit harder.

The costs a launch price does not include

Cost

Amount

DLD registration

4% of declared value

Developer admin / Oqood processing

AED 1,000–6,000

Trustee / registration office

AED 2,100–4,200; often waived on initial off-plan sale

Title deed issuance

AED 250 plus AED 20 in knowledge and innovation fees

Mortgage registration (if financing)

0.25% of loan + ~AED 270

Lender valuation (if financing)

AED 2,500–3,500

Budget roughly 4.5% on top of the price for a cash purchase, closer to 5% if you are financing. If you later decide to exit before handover, assignment is possible but costly: total resale costs before completion typically run 7–11% of the sale price, including a developer NOC of AED 1,000–5,250 and an assignment fee of roughly 2–5% of the original purchase price.

The ongoing cost nobody quotes at a launch is the service charge, billed per square foot per year for as long as you own the unit. We have no verified Sobha service-charge figure and will not publish an estimate. Ask for the projected rate in writing before you sign.

Frequently asked questions

What Sobha apartment projects are launching in Dubai in 2026? As of August 2026 the apartment pipeline includes 310–360 Riverside Crescent, Skyvue and Skyscape in Hartland II, Sobha One at Ras Al Khor, Sobha Central on the Sheikh Zayed Road corridor, Sobha SeaHaven in Dubai Marina and Harbour, and apartment stock within Sobha Sanctuary in Dubailand. New phases are released through the year, so confirm what is currently open before assuming a project is still selling.

How much do I need to register for a Sobha launch? Registration is by Expression of Interest, normally a refundable deposit placed before the release date. It secures your position in the allocation queue rather than a specific unit. The first substantive payment is the booking deposit, which is 20% on a standard Sobha 60/40 plan.

Is buying at launch cheaper than buying a finished apartment? Usually yes on headline price, but the comparison is not like for like. You are paying today for something delivered in two or three years, with no rent in the interim and a resale market at handover that nobody can predict. Check the launch price against current resale ranges for the same bedroom count in nearby finished buildings before assuming a discount.

What is the difference between a Sobha and an Emaar payment plan? Sobha's standard 60/40 splits into 20% booking, 40% construction and 40% at handover. Emaar's current plans settle in full by handover with no post-handover option. Sobha therefore takes less cash during the build and much more at the end, which suits a buyer expecting a lump sum later and penalises one who would rather spread payments evenly.

What happens to my money if a project is delayed? Off-plan payments in Dubai go into a project escrow account regulated by the Dubai Land Department, which restricts how a developer can draw against them. Your remedy for delay comes from the SPA itself, so read the delay and termination clauses before signing. Delivery dates in Dubai off-plan slip regularly, and a brochure quarter is not a contractual commitment.

Getting ahead of the next release

The difference between a good launch purchase and an average one is usually timing. Registering early, knowing the stack plan before allocation day and having the booking funds ready is what separates buyers who get the unit they wanted from buyers who get what was left. SY Capital tracks the Sobha release calendar and can tell you what is genuinely open now.
