The Real Cash Schedule Behind a Sobha One-Bedroom Payment Plan
How Sobha payment plans work for 1-bedroom apartments in Dubai — deposit, construction milestones, post-handover terms and the true cash schedule. Updated.
A one-bedroom is the cheapest way into Sobha, which is exactly why the payment plan deserves more attention than it usually gets. When the total is under two million dirhams, buyers tend to check whether they can afford the price and stop there. The plan is what decides whether you can afford the timing, and on a Sobha 1 bedroom apartment payment plan in Dubai the timing is unusual: a large sum on day one, a comparatively light middle, then forty percent of the price landing on a single date that may be three years away.
This post converts the ratio into dirhams. What you pay to book, what lands alongside the booking that nobody mentions, how the construction portion behaves across a long build, and what happens at handover if your financing is not in place when the completion certificate arrives.
A note on figures. Everything below is current as of August 2026.Sobha prices, payment structures and handover dates change frequently, andterms differ between projects and sometimes between towers in the same project.Treat these as orientation rather than a quote, and confirm live figures withSY Capital before committing.
What a Sobha 1 bedroom apartment payment plan in Dubai actually looks like
Sobha's standard structure is 60/40, and the breakdown is:
- 20% on booking
- 40% across construction
- 40% on handover
The 60 is what you pay before you get keys. The 40 is what you pay to get them. Some Sobha projects are marketed on flexible terms rather than the published 60/40, which means the split is negotiated rather than fixed. Sobha Estates, at the top of the range, runs on 80/20 with 10% down, a different shape entirely.
The reason this matters is the comparison most buyers are actually making. Emaar settles 100% by handover with no post-handover option, so an Emaar buyer has paid the entire price by the time the door opens. A Sobha buyer on 60/40 has paid 60%. On a one-bedroom, that difference is several hundred thousand dirhams of cash you keep working elsewhere during the build. It is the single most useful structural fact when choosing between the two developers.
Note also what Sobha is selling alongside the plan: backward-integrated construction, meaning Sobha designs, builds and delivers in-house rather than subcontracting. Whether that justifies the price is a separate question. It is their central claim and it is worth pressure-testing on completed stock.
Which projects sell one-bedroom apartments, and on what terms
Verified Sobha projects with one-bedroom inventory, as of August 2026:
Project | Location | From (AED) | Plan | Handover |
|---|---|---|---|---|
Sobha Sanctuary | Dubailand | 999,241 | flexible | Q3 2029 |
310–360 Riverside Crescent | Sobha Hartland II | 1,140,000 | 60/40 | Q1 2027 – Apr 2028 |
Skyvue (Solair, Spectra, Stellar) | Sobha Hartland II | 1,280,000 | 60/40 | ~Mar 2029 |
Sobha Central | Jebel Ali / Sheikh Zayed Road | 1,520,000 – 1,590,000 | 60/40 | TBD |
Sobha One (Towers A–E) | Ras Al Khor | 1,690,000 | flexible | Q4 2026 |
Sobha SeaHaven | Dubai Marina / Harbour | 3,150,000 – 3,180,000 | flexible | TBD |
Read the handover column next to the plan column, because together they set the length of your exposure. Riverside Crescent on 60/40 with a 2027 to 2028 handover is a very different commitment from Skyvue on the same ratio with a 2029 date. Same percentages, roughly two extra years of holding the position.
Sobha One is the outlier worth flagging. A Q4 2026 handover means the whole plan compresses into months rather than years, and the 40% handover payment is close enough to be a live financing question today rather than a future one.
The Sobha 1 bedroom apartment booking amount, and what else lands with it
Twenty percent is a substantial opening payment by Dubai standards, and it is not the only thing due early.
Take Riverside Crescent at its verified entry price of AED 1,140,000:
Item | Amount (AED) | When |
|---|---|---|
Booking deposit, 20% | 228,000 | On booking |
DLD registration, 4% | 45,600 | At or shortly after SPA signing |
Developer admin / Oqood processing | 1,000 – 6,000 | Early |
Construction portion, 40% | 456,000 | Across the build |
Handover payment, 40% | 456,000 | On completion |
So the real first-phase cash requirement is not AED 228,000. It is closer to AED 275,000 to 280,000 once the Dubai Land Department fee and the developer's administration charge are counted. At Skyvue's AED 1,280,000 entry the booking alone is AED 256,000 and the DLD fee AED 51,200. At Sobha Central's AED 1,520,000 it is AED 304,000 and AED 60,800.
Two things to hold on to. The DLD fee is legally a 2% buyer and 2% seller split, but the buyer pays all four percent on effectively every Dubai transaction, so budget the full amount. And that fee is calculated on the declared value, which means it does not shrink because you are paying in instalments.
The construction 40%, spread across a long build
This is the part of the plan buyers understand least, largely because it varies.
The 40% construction portion is broken into a series of instalments across the build period. How many instalments, and what triggers each one, is project-specific. Some Dubai developers tie payments to verified construction milestones, some to fixed calendar dates. The two behave very differently for your cash flow: a milestone-linked schedule slips when the build slips, while a calendar schedule does not care what the site looks like. Get the actual schedule in writing before you sign, with the number of instalments, the amounts, and what triggers each. A ratio is not a schedule.
What you can plan around is the total. Forty percent of AED 1,140,000 is AED 456,000 spread across roughly two to three years at Riverside Crescent, or across a longer stretch at Skyvue given the 2029 handover. Divided across a handful of payments, the individual instalments on a one-bedroom are usually the easiest part of the plan to service. That is the intended effect of 60/40: it front-loads a chunk, keeps the middle light, and defers the weight.
The 40% at handover is where the whole plan concentrates
Everything the 60/40 structure gives you during construction, it takes back on one day.
On a AED 1,140,000 unit, that day requires AED 456,000. If you are paying cash, this is a planning exercise. If you intend to mortgage it, it is a risk, and the risk has three separate components:
The valuation. Your lender will advance against their valuation, not against your contract price. Sobha Hartland's average transaction price is down 4% year over year as of August 2026, and if a valuer comes in below what you agreed at launch, the gap is yours to cover in cash. That is the single most common way a 60/40 plan goes wrong.
The timing. Mortgage offers expire, typically well before a handover date that has been moving. Pre-approval obtained two years before completion is not finance in place at completion.
Your own circumstances. Income, residency and lending criteria all change across a three-year build. The bank that would have lent to you at booking is not committed to lending to you at handover.
The honest framing is this: 60/40 does not reduce what you owe. It relocates the pressure to a date you cannot fully control, and it assumes you will be a creditworthy borrower on that date. Most buyers are. Plan as though you might not be.
Is there a Sobha post handover payment plan?
This is asked constantly and usually answered carelessly, so here is the careful version.
We have verified 60/40 structures and flexible terms on the projects listed above, and 80/20 with 10% down at Sobha Estates. We do not have verified post-handover terms for one-bedroom apartments and will not state one exists on the strength of a marketing page.
What causes the confusion is that 40% at handover is not a post-handover plan. A genuine post-handover structure lets you take possession and pay part of the balance afterwards, often while the unit is already generating rent. Sobha's 40% falls at handover, before keys. The two are frequently conflated in listings, and the difference is worth hundreds of thousands of dirhams of timing. If a broker offers you a Sobha post handover payment plan, ask for the schedule in the SPA rather than the brochure.
What the plan costs you that the ratio does not show
Three things sit outside the percentages.
The price of flexibility is usually in the price. A developer holding 40% of the money until completion is carrying that cost somewhere, and it is generally reflected in the headline figure rather than waived. Compare the total outlay against a ready unit, not just the schedule.
The market moves while you wait. Sobha Hartland pricing is down 4% year on year. That is not a forecast of what happens next in either direction, but it does mean the assumption that an off-plan unit is worth more at handover than at booking is an assumption, not a mechanism. Nobody can promise appreciation, and you should treat anyone who does with suspicion.
Exit before handover is expensive. If you need out mid-plan, you are selling your contract, not a property. Total resale costs before handover typically run 7 to 11% of the sale price, including a developer NOC of AED 1,000 to 5,250 and an assignment fee of roughly 2 to 5% of the original purchase price. On a one-bedroom, those costs can exceed any gain you have made on paper.
Frequently asked questions
What is the Sobha 1 bedroom apartment booking amount? On the standard 60/40 structure it is 20% of the purchase price. At Riverside Crescent's verified entry price of AED 1,140,000 that is AED 228,000, and at Skyvue's AED 1,280,000 it is AED 256,000. Budget the 4% DLD fee alongside it, since that falls at or shortly after SPA signing rather than at handover.
How does Sobha's payment plan compare to Emaar's? Sobha's 60/40 holds 40% of the price back until handover. Emaar's current plans settle 100% by handover with no post-handover option, typically as 80/20, 90/10 or a 10/75/15 split with roughly 10% instalments on fixed calendar dates. Sobha asks for far less cash during construction and far more on one day. Emaar spreads it more evenly and finishes at the keys.
Does Sobha offer a post handover payment plan on one-bedroom apartments? We have no verified post-handover terms for these units and will not claim otherwise. The 40% due at handover is sometimes described as post-handover in listings, but it falls before you take possession. Ask to see the payment schedule in the SPA.
What happens if the handover date slips? Your remaining obligations generally move with the schedule, but the details depend on the contract, and a delay carries its own costs: rent you continue to pay elsewhere, financing that expires, and a longer period holding the position. Read the delay provisions in the SPA and check what compensation, if any, is specified.
Can I get a mortgage for the 40% handover payment? Usually, but it is not automatic. The lender values the property at completion rather than honouring your contract price, offers expire, and lending criteria change. Given that Sobha Hartland prices are down 4% year over year, model what happens if the valuation comes in below your purchase price and you have to fund the shortfall.
Get the actual schedule, not the ratio
"60/40" tells you almost nothing about when your money leaves your account. The useful document is the payment schedule attached to the SPA for the specific project and tower you are considering, with dates, amounts and triggers. SY Capital can pull the current plan for any Sobha project mentioned here and map it against your own cash position, including what the handover payment looks like if you intend to finance it.
