Sobha 4-Bedroom Apartments for Sale in Dubai: What You Are Actually Buying
Looking at Sobha 4-bedroom apartments for sale in Dubai? Compare communities, sizes, prices and the full buying process in this 2026 guide. Updated August 2026.
Four bedrooms is where the Dubai apartment market thins out. Developers build studios and one-beds by the hundred because they sell fast and finance easily. A four-bedroom apartment is a different proposition: fewer per tower, slower to move, and bought almost entirely by people who intend to live in it. If you are searching for a Sobha 4 bedroom apartment for sale in Dubai, you are shopping in a narrow segment where the number of genuinely comparable units in the whole city might be counted in the dozens rather than the hundreds.
That scarcity cuts both ways. It gives you leverage on a resale, because the pool of buyers behind you is small. It works against you at launch, because the handful of large units in a tower go first and rarely come back at the original price. This guide covers where these units exist, what they cost all-in, how Sobha's payment structure differs from the rest of the market, and the checks worth making before you sign anything.
A note on figures. Everything below is current as of August 2026.Dubai prices, payment terms and availability change quickly, and large-formatunits are frequently priced case by case. Treat these numbers as orientationrather than a quote, and confirm live figures with SY Capital before you commit.
What Sobha is actually selling you
Sobha Realty's central claim is backward integration. The company designs, engineers and builds in-house rather than tendering the work to a chain of subcontractors. Fit-out, joinery, MEP — kept inside the business.
This matters more at four bedrooms than at one. A studio is a standardised box. A four-bedroom apartment has more joinery, more bathrooms, more service runs, and far more surface area on which a poor subcontractor can leave you a snagging list running to two hundred items. If the build-quality argument is worth paying for anywhere, it is worth paying for on the larger layouts.
Take it as a proposition to test, not a guarantee. Ask to walk a delivered Sobha unit of comparable size before you commit — not a show apartment, a handed-over one. A developer confident in its own work will arrange that.
Many Sobha properties are also marketed as Golden Visa eligible. That is a statement about a property meeting an investment threshold, not a visa approval, and the rules have changed more than once. Verify the current position if residency is part of your reason for buying.
Where to find a Sobha 4 bedroom apartment for sale in Dubai
Sobha's portfolio is concentrated across a handful of master communities, and only some of them carry four-bedroom apartments at all.
Sobha Hartland (MBR City) is the established one — roughly 8 million square feet, around 30% open and green space, a 1.8 km boardwalk, and two schools inside the masterplan in Hartland International and North London Collegiate. For a four-bedroom buyer with children, the schools are not a lifestyle detail; they are a large part of the reason to be there. Hartland also has delivered stock you can inspect: The Crest, Creek Vistas Grande, Creek Vistas Reserve, Waves Grande, Hartland Waves and Hartland Greens.
Sobha Hartland II / Bukadra is the newer extension, built around a swimmable lagoon with a sandy beach. The current large-format apartment inventory sits here. 310–360 Riverside Crescent runs one- to five-bedroom apartments from AED 1,140,000 on a 60/40 plan, with handover staged from Q1 2027 through April 2028. Skyscape — the Aura, Altius and Avenue towers, 39 to 86 storeys — starts from AED 1,700,000 on 60/40 with handover around Q4 2028.
Sobha One (Ras Al Khor, MBR City) is the most relevant single project for this search. Towers A to E, one- to four-bedroom apartments plus duplexes, from AED 1,690,000, on a flexible payment structure, with handover targeted for Q4 2026. That is a near-term delivery date rather than a five-year wait, which changes the risk profile considerably.
Sobha Sanctuary (Dubailand) spans one- to six-bedroom villas, townhouses and apartments from AED 999,241, with handover out at Q3 2029. The long horizon is the trade-off for the entry price.
Two more are worth knowing about even though they do not answer this search directly. Sobha SeaHaven in Dubai Marina / Harbour runs one- to three-bedroom apartments from AED 3,150,000–3,180,000, the top of the Sobha price range, but stops at three bedrooms. Sobha Reserve in Wadi Al Safa 2 offers four- and five-bedroom villas from AED 7,700,000 — the villa answer to the same space requirement. Sobha Central and One Park Avenue complete the portfolio.
What a Sobha four-bedroom apartment costs
Here is what can be verified as of August 2026, and it is worth being precise about what each figure represents.
Reference point | Figure (AED) |
|---|---|
Sobha Hartland 4-bed, secondary market range | 4,700,000 – 5,170,000 |
Sobha Hartland 3-bed, secondary market range | 3,049,999 – 4,480,000 |
Sobha One, starting price (1–4 BR range) | from 1,690,000 |
310–360 Riverside Crescent, starting price (1–5 BR range) | from 1,140,000 |
Skyscape, starting price | from 1,700,000 |
Sobha Hartland average transaction, trailing 12 months | 2,312,068 |
The resale band of AED 4.7 million to AED 5.17 million is the most useful number there, because it reflects four-bedroom units that actually changed hands rather than a headline "from" price. Note how tight the range is — under 10% between top and bottom. That is what a thin market looks like.
The "from" prices on Sobha One and Riverside Crescent refer to the smallest unit in the building, which is a one-bedroom. A four-bedroom in either project sits far above the entry figure. Do not budget from a starting price on a project with a one-to-five bedroom spread; it tells you almost nothing about the unit you want.
Expect large-format pricing to be quoted per unit on request rather than published. That is normal at this size, and it means the number you are given has some negotiation in it, especially on a resale.
The 60/40 payment plan, and what it does to your cash position
This is the single biggest structural difference between Sobha and the rest of the market, and on a four-bedroom purchase the effect is large in absolute terms.
Sobha's standard off-plan structure is 60/40: roughly 20% on booking, 40% across construction, and 40% at handover. Compare that to Emaar, whose current plans settle 100% by handover with no post-handover option at all.
Work it through on a AED 5 million purchase. Under 60/40 you have paid AED 3 million by the time the building is finished, with AED 2 million falling at handover. Under a plan that settles fully by handover, the entire AED 5 million has gone out before you hold keys. The difference in cash tied up during the construction period is AED 2 million.
That is not free money. It is deferred, not discounted. The handover payment is the largest single instalment you will make, it lands on a date that can move, and if you are financing it you need a mortgage approved and drawn at exactly that moment. Valuations at handover are made against the market as it is then, not the price you agreed years earlier.
Not every Sobha project runs 60/40. Sobha One, Sobha Sanctuary, SeaHaven and Sobha Reserve are on flexible structures, and Sobha Estates has run an 80/20 with 10% down. Ask for the specific plan attached to the specific unit, in writing.
The fee stack on top of the price
The transfer costs are set by the Dubai Land Department and apply regardless of developer.
Cost | Amount |
|---|---|
DLD registration | 4% of declared value |
Trustee / registration office | AED 2,100 or 4,200 (often waived on initial off-plan sale) |
Title deed issuance | AED 250 + AED 20 knowledge and innovation fees |
Developer admin / Oqood processing | AED 1,000 – 6,000 |
Mortgage registration (if financing) | 0.25% of loan + ~AED 270 |
Lender valuation (if financing) | AED 2,500 – 3,500 |
On a AED 5,000,000 apartment, the DLD fee alone is AED 200,000. It is legally a 2% buyer / 2% seller split, but in practice the buyer pays all four points on virtually every Dubai transaction. Budget roughly 4.5% on top of the price for a cash purchase, closer to 5% if financing. On an off-plan purchase the DLD fee falls early, at or shortly after signing, not at handover.
Buying on the secondary market — a realistic route given how little new large-format stock exists — changes the arithmetic. Combined resale costs typically run 7–11% of the sale price, including a developer NOC of AED 1,000–5,250 and, where the unit is still pre-handover, an assignment fee of roughly 2–5% of the original purchase price.
The number nobody leads with
Sobha Hartland's average transaction price over the trailing twelve months is AED 2,312,068, and the price trend is down 4% year over year.
That deserves to be stated plainly rather than buried. If you bought in Hartland a year ago, you are, on average, down. Anyone presenting Dubai real estate as a one-way market is not describing this community as it currently trades.
There are two readings. A community absorbing a large volume of new delivery will see average prices soften without individual well-located units losing value — a shifting mix, not a falling market. Averages spanning everything from one-beds to villas are blunt instruments. There is also an unfavourable reading, which is that supply is running ahead of demand.
Both are live. What you should not do is ignore the figure. Ask what comparable four-bedroom units in the specific building have transacted at in the last six months, and treat the answer as more informative than any community-level statistic.
Ready stock versus off-plan at this size
Ready lets you inspect the actual unit, measure the rooms, see the view from the floor you are buying, and check the service charge on a real invoice rather than an estimate. At four bedrooms, where layout efficiency varies enormously between buildings, that is worth a great deal. You pay in full at transfer.
Off-plan gets you launch pricing, the staged 60/40 schedule and first pick of layouts. You accept construction risk and a market you cannot forecast at handover. Sobha One at Q4 2026 is a short-dated off-plan bet; Sobha Sanctuary at Q3 2029 is a long one, and those are genuinely different risks despite sharing a label.
The purchase process, step by step
- Establish financing first. UAE lenders typically fund up to 50% of an off-plan purchase for non-residents. On a AED 5 million unit that is a substantial cash requirement, better known before you view than after.
- Shortlist by building, not community. At four bedrooms the specific floor plan matters more than the address.
- Reserve and pay the booking deposit — around 20% on a standard Sobha plan.
- Sign the SPA. Read the delivery date, the defect liability period, the developer-delay clauses and the specification schedule. The specification schedule is where finish disputes are won or lost.
- Pay the 4% DLD fee and have the purchase registered on Oqood, the Land Department's off-plan register. Until it is on Oqood, your interest is not formally recorded.
- Pay construction instalments on the schedule in your plan.
- Snag and take handover. Inspect in daylight, with a professional, and log every defect in writing inside the defect liability period.
- Title deed issues and the unit is registered to you.
What to check before you sign
- The service charge for that specific building. There is no verified Sobha service-charge figure we can publish, and we would rather say so than invent one. Ask for the current rate per square foot on a delivered building in the same community, and remember you are multiplying it across a lot of square footage.
- Recent comparable transactions in the building, not the community average.
- The exact payment plan for your unit — 60/40 or flexible, with dates.
- Your position at handover. The 40% balloon is where most off-plan purchases go wrong. Model it against your income and your financing.
- Layout efficiency. Two four-bedroom apartments of identical size can differ by a full room in usable space once corridors and awkward geometry are counted.
Frequently asked questions
How much is a Sobha 4 bedroom apartment in Dubai? Verified secondary-market four-bedroom pricing at Sobha Hartland ran AED 4,700,000 to AED 5,170,000 as of August 2026. Off-plan four-bedroom units at projects such as Sobha One are priced on application and sit well above the project's headline starting price, which refers to the smallest unit in the building. Confirm current figures before relying on any of them.
Which Sobha projects actually have four-bedroom apartments? Sobha One at Ras Al Khor lists one- to four-bedroom apartments and duplexes, and 310–360 Riverside Crescent in Hartland II spans one to five bedrooms. Sobha Sanctuary includes apartments within a one- to six-bedroom mix. SeaHaven, Skyvue and Sobha Central stop at two or three bedrooms.
Can a foreigner buy a Sobha apartment in Dubai? Yes. Sobha's communities are freehold, so foreign nationals can own outright with a title deed and no UAE residency requirement to purchase.
Is a four-bedroom apartment a good rental investment? Generally, no — not on yield. Across Dubai, gross yields fall as unit size rises, and the tenant pool for a large apartment is small compared with the pool for a one-bed. Sobha quotes residential ROI of up to 5.92%, and any gross figure is roughly 1 to 1.5 percentage points lower once service charges, letting fees and void periods are deducted. Four bedrooms is an end-user purchase.
What does the 60/40 plan mean in practice? Around 20% on booking, 40% spread across construction instalments, and 40% due at handover. It leaves considerably more cash in your hands during the build than Emaar's structure, which settles in full by handover. The trade is a large final payment that must be funded on a date you do not fully control.
