Buying a Sobha Two-Bedroom Apartment in Dubai: What the Numbers Actually Say

12 min read

Looking at Sobha 2-bedroom apartments for sale in Dubai? Compare communities, sizes, prices and the full buying process in this 2026 guide. Updated August 2026.

Sobha sells on two things: the way its buildings are built, and the way its payment plans are structured. Both are real advantages worth paying for. What Sobha does not sell on, and what a good broker should raise before you sign, is recent price performance. Average transaction prices at Sobha Hartland are down 4% year over year as of August 2026. That does not make a Sobha two-bed a bad purchase. It makes it one you should enter on a horizon long enough that a single soft year does not decide the outcome.

This guide covers where Sobha two bedroom apartments for sale in Dubai exist, what they cost off-plan and on resale, how the 60/40 payment plan changes your cash position, and what to check before you commit.

A note on figures. Everything below is current as of August 2026.Dubai launch prices, payment terms and inventory move quickly, sometimeswithin a single quarter. Treat these numbers as orientation rather than aquote, and confirm live figures with SY Capital before you commit.

What you are actually buying when you buy Sobha

Sobha's central claim is backward integration. Where most Dubai developers act as project managers and subcontract design, engineering and construction to third parties, Sobha controls those functions in-house. Design, build and delivery sit under one roof.

The practical consequence for a buyer is consistency. When one company owns the whole chain, the finish quality of your unit depends less on which contractor won which package. It is also why Sobha prices at a premium to the mid-market and competes on specification rather than square footage per dirham.

This is a claim you can partly verify yourself. Sobha has ready, occupied buildings at Hartland — The Crest, Creek Vistas Grande, Creek Vistas Reserve, Waves Grande, Hartland Waves and Hartland Greens. If you are buying from a floor plan, go and stand in a finished Sobha lobby and a finished Sobha apartment first. It is the most useful hour you will spend, and it costs nothing.

Many Sobha properties are also marketed as Golden Visa eligible. Eligibility depends on the investment threshold and residency rules in force on the day you apply, and those have changed more than once. Verify rather than rely on a brochure.

Where Sobha sells two-bedroom apartments

Sobha's apartment inventory is concentrated in a handful of master communities, and they are not interchangeable.

Sobha Hartland sits in Mohammed Bin Rashid City across roughly 8 million square feet. It is the mature end of the portfolio: completed towers, occupied buildings, an actual secondary market. Around 30% of the masterplan is open or green space, there is a 1.8 km boardwalk, and both Hartland International School and North London Collegiate are inside the community. If you have school-age children, that last point is not a footnote.

Sobha Hartland II (Bukadra) is the newer phase, built around a swimmable lagoon with a sandy beach. This is where most current two-bedroom off-plan supply sits: 310–360 Riverside Crescent, the Skyvue towers (Solair, Spectra, Stellar) and Skyscape (Aura, Altius, Avenue).

Sobha One at Ras Al Khor in MBR City runs Towers A–E with one to four bedroom apartments and duplexes. Sobha Central sits on Sheikh Zayed Road toward Jebel Ali with one and two bedroom apartments. Sobha SeaHaven is the Dubai Marina and Harbour address, and the most expensive apartment product in the range.

Sobha Sanctuary on Al Ain Road in Dubailand and Sobha Reserve at Wadi Al Safa 2 are villa-led. Sanctuary includes apartments in its mix; Reserve does not. One Park Avenue rounds out the portfolio.

Two-bedroom buyers realistically choose between Hartland II, Sobha One, Sobha Central and SeaHaven, with Hartland resale as a fifth option most people overlook.

Three things this table tells you that a sales centre will not.

The spread between the cheapest apartment entry point and SeaHaven is roughly three times. You are not choosing between similar products at similar prices. You are choosing a market segment.

Handover dates range from Q4 2026 at Sobha One to Q3 2029 at Sanctuary. That is a three-year difference in when your money becomes an asset you can let or live in. For a buyer who needs a home rather than a construction contract, that is often the deciding factor regardless of price.

Skyscape runs to between 39 and 86 storeys. Floor level inside a tower that tall moves price substantially, and the quoted price is the bottom of it.

The Hartland resale market — the number most buyers skip

Sobha Hartland has completed buildings, which means it has a secondary market with observable prices. This is the most useful dataset in the whole Sobha range, and it is more honest than any launch price list.

Unit

Resale range (AED)

1 bed

1,100,000 – 1,880,000

2 bed

1,650,000 – 2,900,000

3 bed

3,049,999 – 4,480,000

4 bed

4,700,000 – 5,170,000

A Sobha two-bed on resale runs from roughly AED 1.65 million to AED 2.9 million. That is a 76% spread on the same nominal unit type, which tells you how much building, floor, view and finish matter inside one community.

The average transaction price at Hartland across the trailing twelve months is AED 2,312,068, and the price trend is down 4% year over year.

Read that second figure properly. It does not mean Sobha is a bad developer. It means a buyer entering now is entering a softer market than one who entered a year ago, and anyone who bought at the top and needs to exit today is probably taking a loss. Whether that is a risk or an opportunity depends on your holding period. If you cannot hold through a soft patch, off-plan is the wrong instrument.

The 60/40 payment plan and what it does to your cash

This is where Sobha differs most sharply from Emaar, and it is the reason a lot of buyers end up at Sobha even when they started elsewhere.

Sobha's standard structure is 60/40: 20% on booking, 40% across construction, and 40% at handover. Emaar, by contrast, settles 100% by handover and has offered no post-handover plan since around 2021.

The practical difference is large. Under Sobha's plan you reach handover having paid 60% of the price. Under Emaar's you reach the same point having paid everything. If you are funding instalments from income rather than a lump sum, or intend to mortgage the balance at completion, 60/40 lowers your cash burn during the build by a meaningful margin.

Not every Sobha project runs a fixed 60/40. Sobha One, SeaHaven, Sanctuary and Reserve are described as flexible, and Sobha Estates, the mansion product at Hartland II, runs 80/20 with 10% down. Ask for the exact schedule in writing before you assume anything about the split.

One caution. A lighter construction schedule is not free money. It defers cash, it does not reduce it. Forty per cent of a two-bed at AED 2.4 million is close to AED 1 million falling due in a single payment. If your plan for that payment is a mortgage, get a lender indication early, because the valuation supporting it will be done at completion, in whatever market exists then.

The fees on top of the purchase price

The price list is not the price. Dubai's transaction costs are transparent and predictable, but they are not small.

Fee

Amount

DLD registration

4% of declared value

DLD worked example

AED 1,200,000 property → AED 48,000

Developer admin / Oqood processing

AED 1,000–6,000

Trustee / registration office

AED 2,000 (under 500k) or AED 4,000 (500k+), plus 5% VAT → AED 2,100 / 4,200. Often waived on initial off-plan sale; applies on resale

Title deed issuance

AED 250, plus AED 10 knowledge and AED 10 innovation

Mortgage registration (if financing)

0.25% of loan plus around AED 270

Lender valuation (if financing)

AED 2,500–3,500

The DLD registration fee is legally a 2% buyer and 2% seller split. In practice the buyer pays the full 4% on virtually every Dubai transaction. Do not budget around the split.

On a two-bedroom at AED 2.3 million, the DLD fee alone is AED 92,000. Budget roughly 4.5% on top of the purchase price for a cash purchase and closer to 5% if you are financing.

Buying on off-plan resale, from an original purchaser who wants out before handover, is a different cost base. Total resale costs before handover typically run 7–11% of the sale price, including a developer NOC of AED 1,000–5,250 and an assignment fee of roughly 2–5% of the original purchase price. In a market down 4% year over year, those costs are why many off-plan resale listings sit unsold: the seller cannot cover them without crystallising a loss.

What we cannot tell you, and why we are saying so

Two figures matter enormously to a Sobha two-bedroom purchase, and we do not have verified numbers for either.

Service charges. There is no verified per-square-foot figure for Sobha Hartland that we are willing to publish. For context on the range, Dubai communities run from roughly AED 6–10 per square foot per year at International City to AED 25–40 in Downtown Dubai and around AED 68 for Burj Khalifa residences. Sobha's amenity load implies a charge well above the budget end of that range, but implying is not knowing. Ask for the figure for your specific building, in writing, before you sign. On a 1,200 square foot two-bed, the gap between AED 15 and AED 25 per square foot is AED 12,000 a year, every year.

Rental yield. There is no verified gross yield figure for Sobha Hartland. Sobha quotes residential ROI of up to 5.92%, and "up to" is doing real work in that sentence. Any quoted yield is gross, and a realistic net figure lands roughly 1 to 1.5 percentage points lower once service charges, letting fees, maintenance and voids are deducted. Treat 5.92% gross as nearer 4.5% net, and treat any broker quoting a net yield without showing you the service charge as someone guessing.

Buying process and what to check before signing

The sequence for an off-plan Sobha two-bed:

  1. Get a mortgage indication first if you are financing, given the 40% due at handover.
  2. Register interest and select a unit. Building, floor, orientation and view are chosen here, and they drive resale value more than any finish upgrade.
  3. Pay the booking deposit — 20% on a standard Sobha 60/40 plan.
  4. Sign the SPA. Read the handover date, the defect liability period and the penalty provisions for developer delay before you sign, not after.
  5. Pay the 4% DLD fee and register the purchase on Oqood, the Land Department's off-plan register. Until it is on Oqood, your interest is not formally recorded.
  6. Pay construction instalments on the agreed schedule.
  7. Snag and take handover. Log every defect in writing inside the liability period, then settle the handover balance.

Before signing, confirm the building's service charge, the exact payment schedule in writing rather than the marketing summary, what the SPA says if delivery slips, and that the project escrow account is registered with the DLD. Then ask the least comfortable question: could you hold this unit for five years if you had to?

Frequently asked questions

What is the cheapest way into a Sobha apartment in Dubai? Sobha Sanctuary in Dubailand has the lowest verified entry price at AED 999,241, though that covers a mix of villas, townhouses and apartments, and handover is Q3 2029. Among apartment-led projects, 310–360 Riverside Crescent starts at AED 1,140,000. Two-bedroom units sit above those entry points.

Can a foreign buyer own a Sobha apartment outright? Yes. Sobha's Dubai communities are freehold, so foreign nationals can hold a title deed in their own name without UAE residency. Ownership and residency are separate questions.

Is a Sobha two-bedroom apartment a good investment? It depends on your horizon. Hartland prices are down 4% year over year, so this is not a short-hold trade. Sobha quotes residential ROI up to 5.92% gross, which is nearer 4.5% net. If you need liquidity within two or three years, consider whether you can afford to be wrong about timing.

How does Sobha's payment plan compare to Emaar's? Sobha's standard 60/40 plan means 20% on booking, 40% during construction and 40% at handover. Emaar settles the full 100% by handover with no post-handover option. Sobha's structure leaves substantially more cash in your hands during the build, at the cost of a large single payment at completion.

When do Sobha's current two-bedroom projects hand over? Sobha One is the nearest at Q4 2026. Riverside Crescent runs Q1 2027 to April 2028, Skyscape is Q4 2028 and Skyvue is around March 2029. Sobha Central and SeaHaven have no confirmed handover date published as of August 2026.

Comparing specific buildings?

Community-level numbers only take you so far. The decision comes down to one tower, one floor and one service charge, and those are the hardest figures to get without asking. SY Capital works across the full Sobha portfolio and can pull live availability, the actual payment schedule and the building service charge for any project named here, including the Hartland resale market.
