How a Sobha 3-Bedroom Apartment Payment Plan in Dubai Works, Month by Month

11 min read

How Sobha payment plans work for 3-bedroom apartments in Dubai — deposit, construction milestones, post-handover terms and the true cash schedule. Updated.

Most explanations of a Sobha 3-bedroom apartment payment plan in Dubai stop at the ratio. Sixty forty, twenty on booking, done. That tells you almost nothing useful, because what matters to a buyer is not the ratio but the calendar: which months money leaves your account, how much, and whether you will have it then.

This is a cash-flow article. It takes that structure apart and lays it out as a schedule, including the fees that sit outside the plan and land earlier than people expect. It also covers the part of the structure that gets least attention and carries the most risk: the 40% that falls on the handover date, years from now, at a mortgage rate nobody can quote you today.

A note on figures. Everything below is current as of August 2026.Dubai prices, payment terms and project schedules move quickly, sometimeswithin weeks. Treat these as orientation rather than a quotation, and confirmlive terms with SY Capital before committing.

The Sobha 3-bedroom apartment payment plan in one paragraph

Sobha's standard payment plan is 60/40: 20% on booking, 40% spread across construction, and 40% on handover. Sixty percent of the price is paid before you get keys, forty percent on the day you do. Several Sobha projects are marketed on flexible terms rather than a fixed 60/40 split, and the exact instalment schedule varies by project and by release, so the plan attached to your specific unit is the only one that governs.

The comparison worth holding in your head: Emaar settles 100% by handover with no post-handover option, loading far more into construction instalments. Sobha leaves a much larger share until the end. During the build, Sobha is easier on your cash. At the finish line, it asks for a great deal at once.

What the 20% booking amount really costs you on day one

The booking amount is the deposit that reserves your unit and gets the sale and purchase agreement drawn up. Under the standard structure it is 20% of the purchase price.

Take AED 3,049,999, the bottom of the verified three-bedroom range at Sobha Hartland, purely as arithmetic rather than as a quote for any particular unit. Twenty percent is AED 609,999.80.

That is not the whole day-one number. The 4% DLD registration fee is due at or around the time the sale is registered, and on the same price it is AED 121,999.96. Add developer admin and Oqood processing of AED 1,000–6,000. Buyers routinely budget for the deposit and get caught by the DLD fee, because it is a six-figure sum that arrives at the front of the schedule rather than at handover.

So the realistic cash requirement in the opening weeks is closer to 24 to 25% of the price, not 20%.

The payment calendar, laid out

Here is the standard 60/40 structure written as a schedule rather than a ratio, using the same AED 3,049,999 figure as arithmetic:

The 40% construction tranche is not a single payment. It is broken into instalments across the build, and how many there are and when they fall depends on the project. Ask for the instalment dates in writing before you reserve, and insist on the actual schedule attached to your unit rather than a generic plan from a brochure.

Build the whole thing into one calendar. Every instalment, the DLD fee, the handover payment, plotted against the months you expect to have the money. If any row on that page makes you uncomfortable, that is the article doing its job.

Those "from" prices are the smallest unit in each building, not a three-bedroom. Treat them as the price shelf the project sits on rather than as your number.

The handover column matters more than it looks. A Q4 2026 completion at Sobha One compresses the entire construction tranche into a short window, so the instalments come fast and the 40% balloon arrives soon. A project handing over in Q3 2029 spreads the same 40% over years, which is far gentler on monthly cash but leaves you exposed to a longer stretch of market and interest-rate uncertainty. Neither is better. They suit different buyers, and the one that suits you depends on whether your constraint is monthly cash flow or long-term certainty.

Why the 40% at handover is the part to think hardest about

The attraction of 60/40 is obvious. You control a three-bedroom apartment while having paid only a fifth of its price, and the construction tranche is modest compared with a plan that front-loads instalments.

The risk is the mirror image. On the AED 3,049,999 example, roughly AED 1.22 million falls due on the handover date. That date is years out. Three things about it are worth being blunt on.

You cannot price your mortgage today. If you intend to finance that 40%, the rate, the lending appetite and the valuation that apply are the ones in force on the handover date, not the ones you were shown at the sales centre. Buyers who treat "I will get a mortgage" as a plan rather than an assumption are the ones who struggle at completion.

A valuation can come in below your purchase price. Sobha Hartland pricing is down roughly 4% year over year as of August 2026, with an average transaction price of AED 2,312,068 over the trailing twelve months. If a bank values your unit below what you agreed to pay, it lends against the valuation and you make up the difference in cash.

Selling before handover is expensive. Off-plan resale costs run roughly 7–11% of the sale price, including a developer NOC of AED 1,000–5,250 and an assignment fee of about 2–5% of the original purchase price. Exiting is not a cheap escape hatch from a handover payment you cannot make.

None of this makes 60/40 a bad structure. It makes it a structure that requires you to plan for a specific large payment on a specific future date, rather than hoping the market solves it for you.

How a mortgage interacts with an off-plan plan

Financing an off-plan purchase in Dubai works differently from financing a ready property, and the differences all affect your cash schedule.

UAE lenders commonly fund up to 50% of an off-plan purchase for non-residents, which means the cash requirement is far higher than most buyers assume. Approvals also have a shelf life, so a pre-approval obtained at booking will typically need renewing before handover.

Practically, the sequence looks like this. You fund the booking amount and the early construction instalments from your own resources. Somewhere before completion you arrange the mortgage that covers the handover payment, at which point the lender's own valuation of the finished unit comes into play. On drawdown you pay mortgage registration at 0.25% of the loan plus around AED 270, and a lender valuation fee of AED 2,500–3,500.

Get a lender's view early even if you will not draw for years. A rough sense of what you are likely to be able to borrow, and against what valuation, is worth more at booking than at handover.

About "post-handover" Sobha plans

This phrase comes up often, and it needs care.

What is verified is that Sobha's standard structure is 60/40, with 40% due at handover, and that several projects are marketed on flexible terms. What is also verified is that Emaar removed post-handover flexibility around 2021 and now settles 100% by handover, which is a genuine point of difference between the two developers.

What we will not do is quote you a Sobha post-handover percentage or duration, because we have no verified figure for one. If a broker describes a post-handover plan on a specific Sobha unit, the correct response is to ask for it in writing in the payment schedule attached to the SPA. A plan that exists in conversation but not in the contract does not exist.

What to check before you sign the payment schedule

  • The instalment dates, and whether they are calendar dates or tied to construction progress. This determines whether a delayed build pauses your payments or not.
  • Where the money goes. Off-plan payments should be paid into the project's escrow account, with releases tied to verified progress. Check the account details on your payment instructions.
  • Oqood registration. Your purchase should be recorded on the Land Department's off-plan register. Until it is, your interest is not formally recorded. Ask for confirmation once it is done.
  • The late-payment clauses. Penalties and termination provisions for missed instalments are usually specific and enforceable. Read them before you need them.
  • The service charge. There is no verified published Sobha service-charge rate we are willing to quote, and it varies by building and amenity load. Get the figure for your specific tower in writing, because it is your largest recurring cost after the plan finishes.
  • The handover date in the SPA, not the brochure, and what the developer owes you if it slips.

Frequently asked questions

What is the booking amount for a Sobha 3-bedroom apartment? Under Sobha's standard 60/40 structure the booking amount is 20% of the purchase price. On a three-bedroom unit that is a substantial sum, and it is not the only day-one cost: the 4% DLD registration fee and AED 1,000–6,000 in developer admin and Oqood processing land at the front of the schedule too. Budget roughly 24 to 25% of the price for the opening weeks.

When is the 4% DLD fee paid on a Sobha off-plan purchase? At or shortly after registration, near the beginning of the plan rather than at handover. On a three-bedroom apartment this is a six-figure amount, and it is the single most commonly overlooked line in an off-plan budget. Note that the fee is legally a 2% buyer, 2% seller split, but in practice the buyer pays the full 4% on effectively every Dubai transaction.

Does Sobha offer post-handover payment plans? Sobha's verified standard structure is 60/40, with 40% due at handover, and several projects are marketed on flexible terms that vary by release. We have no verified post-handover schedule to quote. If one is offered on a specific unit, ask to see it written into the payment schedule attached to the SPA before you pay anything.

Can I get a mortgage to cover the 40% handover payment? Usually yes, but on terms you cannot know today. UAE lenders commonly fund up to 50% of an off-plan purchase for non-residents, and the rate, appetite and valuation that apply are those in force on the handover date. Speak to a lender at booking rather than at completion, and treat financing as something to arrange rather than assume.

How does Sobha's plan compare with Emaar's on cash flow? Sobha's 60/40 keeps far more of your money in your pocket during construction and concentrates 40% on the handover date. Emaar's plans settle 100% by handover with no post-handover option, typically 10% on booking, around 10% per construction instalment on fixed calendar dates, and the balance at completion under an 80/20, 90/10 or 10/75/15 shape. If monthly cash during the build is your constraint, Sobha is the easier structure. If a large single payment at the end worries you, Emaar's is.
