New Emaar Two-Bedroom Apartment Launches in Dubai and How to Get One

11 min read

Every new Emaar 2-bedroom apartments launch in Dubai for 2026: projects, launch prices, payment terms, handover dates and how to register early. Updated.

Emaar does not publish a launch calendar. Projects are announced with a few weeks' notice, sometimes less, and the good units in a well-received tower are allocated within hours of the sales window opening. By the time a launch appears on a property portal, the two-bedroom inventory people actually want is frequently gone.

That is the practical problem with chasing a new launch Emaar 2-bedroom apartment in Dubai. It is not finding out what exists. It is being registered, funded and decided before the window opens. This guide covers what Emaar has brought to market recently, the verified launch prices we can stand behind, how the Expression of Interest and allocation process works, and how to judge whether a given launch is worth your deposit or just well-marketed.

A note on figures. Prices, payment terms and availability below arecurrent as of August 2026 and change frequently, sometimes within weeks ofa launch. Confirm live figures with SY Capital before committing.

What "new launch" actually means at Emaar

A launch is the first sales release of an off-plan project. It is not a pre-order for a finished apartment. You are buying a unit on a floor plan, in a building that does not exist yet, on a delivery date written into the SPA.

Three things typically distinguish launch pricing from what comes later:

Unit selection. At launch the entire stack is available. Corner units, the best orientations, the floors with an unobstructed view. Every subsequent release is picking through what was left.

The payment schedule. Launch buyers get the full construction-period schedule spread ahead of them. Buy the same unit from a reseller eighteen months later and you inherit a compressed remainder of the same plan, plus the assignment costs.

The price at that moment. Emaar prices launches to sell the release. Whether that price proves cheap depends entirely on what the market does over the build period, which nobody can promise you.

The recent Emaar launch map, community by community

These are the projects Emaar has brought to market recently. Only these exist as named launches; treat anything else you are shown as unverified until Emaar confirms it.

Dubai Creek Harbour — the most active community for apartment launches. Recent and current names: Valia, Aeon, Creek Palace, Creek Bay, Cedar Creek Beach and Dubai Creek Residences. This is where the two-bedroom launch inventory is deepest, and where the verified pricing below comes from. Apartments across the community average AED 1.7–1.8 million, with the newer towers well above that.

Emaar South — Golf Trails, Golf Fields, Golf Vale and Golf Meadow. This is the cheapest entry into the Emaar portfolio; studios and one-bedrooms start around AED 600,000–800,000, with two-bedrooms above that. The community sits near Al Maktoum International Airport, so the investment case rests on that expansion arriving broadly on schedule. That is a real assumption, not a certainty.

Dubai Hills Estate — Greencrest. A 2,700-acre masterplan built around an 18-hole championship golf course, with community rental yields quoted at 5.5–6.8%.

Expo Living — Terra Woods.

Elsewhere in the portfolio — Selvara, Altan, Greenway 2 and Fairway Villas 3 are named recent launches, useful here mainly because their published payment structures tell you what Emaar is currently offering.

Verified launch prices for two-bedroom units

These are the Emaar starting prices we can verify as of August 2026, all at Dubai Creek Harbour.

Read the word "from" carefully. A starting price describes the least desirable unit in the tier: lowest floor, worst orientation, smallest layout. The two-bedroom you would actually choose typically prices meaningfully above the advertised entry point. If a launch is quoted to you at the "from" figure for a mid-floor unit with a view, ask which specific unit number that price attaches to.

We do not have verified two-bedroom launch prices for Emaar South, Dubai Hills Estate, Expo Living or Emaar Beachfront, so none are listed. A missing number here means we do not have one, not that the product does not exist.

How EOI and unit allocation actually work

This is the part that decides whether you get a unit, and most buyers learn it too late.

Step one: the EOI deposit. Before a launch opens, Emaar takes a refundable Expression of Interest deposit. It is refundable if you do not proceed, and it converts into your down payment once a unit is allocated to you. Its real function is queue position.

Step two: allocation. When the sales window opens, units are allocated in priority order. Registered EOI holders are served before walk-ins. On a well-received launch, the popular two-bedroom layouts can clear before the general release is meaningfully open.

Step three: the booking deposit. Once allocated, you pay the booking deposit to hold the unit. On most Emaar launches this is 10%; a minority of premium projects ask 20%.

Step four: SPA and DLD. You sign the sale and purchase agreement, and the 4% DLD registration fee falls at or shortly after signing. Emaar does not routinely waive it on off-plan. The purchase is then registered on Oqood, the Land Department's off-plan register. Until it is on Oqood, your interest is not formally recorded.

The practical implication: decide your community, your budget ceiling and your acceptable floor range before the launch. On launch day you will be asked to choose from a shrinking list under time pressure. That is not the moment to start weighing Creek Harbour against Emaar South.

The payment plan attached to a new Emaar launch

Emaar's current plans are more conservative than much of the Dubai market, and this is the single fact that should shape your budget.

  • 10% on booking, or 20% on a minority of premium projects.
  • Construction instalments of roughly 10% each, falling on calendar dates aligned to construction benchmarks rather than being triggered by milestones. In practice, a payment roughly every five to eight months, with the dates known in advance.
  • The balance at handover, in one of three shapes: 80/20 (10% booking, ~70% construction, 20% handover), 90/10 (10% booking, ~80% construction, 10% handover), or a 10/75/15 mid-split. Selvara, Grand Polo Club and Altan have run on 80/20. Greenway 2 and Fairway Villas 3 on 90/10.
  • The 4% DLD fee near the start, at or shortly after SPA signing.

There is no post-handover plan. Emaar's current structures settle 100% by handover and have done since around 2021. If you are being offered a post-handover Emaar plan on a new launch, the offer is not what it appears to be.

Model this honestly. On a two-bedroom at AED 3.2 million on a 90/10 plan, you will have paid roughly 90% of the purchase price plus AED 128,000 in DLD fees before you have a set of keys or a tenant. Emaar's delivery record is a defensible reason to accept that trade. It should still be a conscious one.

How to evaluate a launch before you put money down

Six questions, in the order they matter:

  1. What is the delivery date in the SPA, and what are the penalty terms if Emaar misses it? A marketing brochure's "expected completion" is not the contractual date.
  2. What is the actual unit? Floor, orientation, view, exact layout and square footage. On identical floor plans, these move resale value more than any finish upgrade.
  3. What is the service charge estimate for this building? Downtown Dubai runs AED 25–40 per square foot per year and Burj Khalifa residences around AED 68; Dubai Marina runs AED 18–25. We do not have verified figures for Dubai Creek Harbour, Dubai Hills Estate or Emaar Beachfront, so ask for the building-specific estimate in writing.
  4. Can you carry the full cash schedule through to handover without relying on a resale or a rental income that does not exist yet?
  5. What is the escrow arrangement? Off-plan payments in Dubai go into a project escrow account. Confirm the account details on the SPA rather than paying to any other destination.
  6. What happens if you need out? Selling before handover typically costs 7–11% of the sale price all in, including a developer NOC of AED 1,000–5,250 and an assignment fee of roughly 2–5% of the original purchase price. Assume that exit is expensive and slow.

The costs on top of the launch price

The launch price is not the cost of ownership. Budget for the stack.

Cost

Amount

DLD registration

4% of declared value

DLD on an AED 1,200,000 property

AED 48,000

Developer admin / Oqood processing

AED 1,000–6,000

Trustee / registration office

AED 2,100–4,200 (often waived on initial off-plan sale)

Title deed issuance

AED 250 + AED 10 knowledge + AED 10 innovation

Mortgage registration (if financing)

0.25% of loan + ~AED 270

Lender valuation (if financing)

AED 2,500–3,500

Roughly 4.5% on top of the purchase price for a cash off-plan buy, and closer to 5% with financing. The DLD fee is legally a 2% buyer / 2% seller split; in practice the buyer pays all 4% on virtually every Dubai transaction. Do not plan around the split.

What launch pricing does and does not do for you

A launch gives you first choice of units and a staged payment schedule. Those are real, measurable advantages and they are the honest case for buying at launch.

What a launch does not give you is a guarantee. Nobody can promise an off-plan unit will be worth more at handover than it was at launch, and any agent who frames it that way is selling rather than advising. Dubai communities have moved in both directions within a single build cycle. Buy on the assumption you can hold through completion and rent the unit if the resale market is unhelpful when you get keys.

On yield, be equally clear-eyed. Verified 2026 gross yields for Emaar apartment communities show two-bedrooms at 6.0% in Dubai Creek Harbour, 5.5% in Downtown Dubai, 5.5% in Dubai Marina and 5.4% in Dubai Hills Estate. Those are gross. Net is roughly 1 to 1.5 percentage points lower after service charges, letting fees, maintenance and voids. And in every one of those communities, studios out-yield one-beds and one-beds out-yield two-beds. The two-bedroom case rests on end-user demand and resale depth, not on rental income.

Frequently asked questions

How do I get access to an Emaar launch before public release? Register an Expression of Interest deposit through a broker with Emaar access before the launch window opens. The deposit is refundable and converts into your down payment if you proceed. Priority is essentially queue-based, so registering late on a popular launch usually means choosing from what is left.

What is the minimum deposit on a new Emaar launch? The booking deposit is 10% on most Emaar launches, with a minority of premium projects asking 20%. The 4% DLD registration fee then falls at or shortly after SPA signing, so plan for roughly 14% of the purchase price in the opening weeks.

Which Emaar community has the cheapest new two-bedroom launches? Emaar South is the most affordable community in the portfolio, with studios and one-bedrooms starting around AED 600,000–800,000 and two-bedrooms above that. The Golf Trails, Golf Fields, Golf Vale and Golf Meadow launches sit there. The trade-off is a longer time horizon tied to the growth of the Al Maktoum area.

Can I sell an Emaar off-plan unit before handover? Yes, but it is expensive. Combined resale costs before handover typically run 7–11% of the sale price, including a developer NOC of AED 1,000–5,250 and an assignment fee of roughly 2–5% of the original purchase price. Many sellers cannot cover those costs near their entry price, which is why off-plan resale listings often sit unsold.

Does Emaar offer post-handover payment plans on new launches? No. Emaar's current plans settle 100% by handover, and post-handover flexibility ended around 2021. If you need to spread payments beyond completion, you are looking at a different developer.
