New Emaar 1-Bedroom Apartment Launches in Dubai: What Is Coming in 2026
Every new Emaar 1-bedroom apartments launch in Dubai for 2026: projects, launch prices, payment terms, handover dates and how to register early. Updated.
Buying at launch is a different transaction to buying anything else in Dubai. You are not negotiating a price. You are competing for the right to be handed one, and the whole outcome turns on where you sit in a queue that forms weeks before the units go on sale. Most buyers discover this on launch day, by which point the good stock is allocated.
A new launch Emaar 1 bedroom apartment in Dubai is the most contested unit type in that process. One-beds are the entry ticket for investors, the smallest cheque, and typically the largest share of any tower's unit mix. They go first.
This post covers what Emaar has launched recently, how the Expression of Interest and allocation process actually works, what the payment terms look like, and how to judge whether a given launch is worth your deposit.
A note on figures. Everything below is current as of August 2026.Launch prices, allocation rules and release dates move quickly, sometimeswithin days of a release. Treat this as orientation, not a quote, and confirmlive figures with SY Capital before committing.
The named Emaar launches you should know about
Emaar releases in waves, and inventory from a given project can be split across several releases over months. The named recent launches as of August 2026:
Launch | Master community |
|---|---|
Valia | Dubai Creek Harbour |
Creek Bay | Dubai Creek Harbour |
Aeon | Dubai Creek Harbour |
Creek Palace | Dubai Creek Harbour |
Cedar Creek Beach | Dubai Creek Harbour |
Dubai Creek Residences | Dubai Creek Harbour |
Greencrest | Dubai Hills Estate |
Terra Woods | Expo Living |
Golf Trails, Golf Fields, Golf Vale, Golf Meadow | Emaar South |
Selvara | Emaar master community portfolio |
Altan | Emaar master community portfolio |
Greenway 2 | Emaar master community portfolio |
Fairway Villas 3 | Emaar master community portfolio |
A caution that matters more than the list itself: unit mix varies by project and by release, and not every launch above includes one-bedroom apartments. Some are villa and townhouse products. Before you pay an EOI on the strength of a project name, confirm that the release you are registering for actually contains one-bed inventory and in what quantity. That single question saves people a lot of wasted deposits.
The verified price anchors we have as of August 2026 are these. Emaar South is the cheapest entry point in the entire Emaar portfolio, with studios and one-bedrooms from approximately AED 600,000 to 800,000. At Dubai Creek Harbour, the average apartment price across the community sits at AED 1.7 to 1.8 million, with verified two-bedroom starting prices of AED 3,197,888 at Aeon and AED 4,034,888 at Creek Palace. We do not publish a verified one-bedroom launch price for the Creek Harbour towers, and we are not going to estimate one. Ask for the current price list.
How the EOI and allocation process actually works
This is the part that decides whether you get a unit, and it is poorly explained almost everywhere.
Step one: the Expression of Interest. Before a launch, Emaar takes a refundable EOI deposit. It is not a purchase. It is a place in a queue. When your unit is allocated, that deposit converts into part of the down payment.
Step two: allocation. Registered buyers are called in order to select from whatever inventory is released in that tranche. Position in the queue is everything, because the desirable stock — good floors, the better orientations, the efficient layouts — is gone in the first pass.
Step three: booking. You confirm the unit and pay the booking deposit, which is 10% on most Emaar launches. A minority of premium projects ask for 20%.
Step four: the SPA and the DLD fee. You sign the sale and purchase agreement, and the 4% DLD registration fee falls at or shortly after SPA signing. Not at handover. Emaar does not routinely waive it on off-plan. On a one-bedroom priced at AED 1.5 million, that is AED 60,000 due near the start.
Two things follow from this. First, launch-day access is not a marketing courtesy; it is the mechanism by which stock gets distributed, and brokerages with allocation relationships genuinely do get earlier calls. Second, the EOI is refundable, which means registering for a launch you may not proceed with costs you time rather than money. Register early and decide later.
The payment plan on a new Emaar launch
Emaar's structures are more conservative than much of the Dubai market, and this is the single most important thing to model before you commit.
Element | How it works |
|---|---|
Booking | 10% on most launches; 20% on some premium projects |
Construction | Instalments of roughly 10% each, on calendar dates aligned to construction benchmarks, not milestone-triggered |
Frequency | Roughly every five to eight months |
Handover payment | 10–20% depending on structure |
Post-handover | None |
The common shapes are 80/20 (10% booking, around 70% across construction, 20% at handover), 90/10 (10% booking, around 80% construction, 10% at handover), and a 10/75/15 mid-split. Selvara, Grand Polo Club and Altan have run on 80/20. Greenway 2 and Fairway Villas 3 have run on 90/10.
Two features deserve emphasis. The calendar-date structure means your payment schedule is knowable from day one, which is genuinely useful for planning. It also means the instalment arrives whether or not construction has reached the benchmark it was nominally aligned to.
And there are no post-handover plans. Emaar's current terms settle 100% by handover, and have since around 2021. Developers offering 40/60 post-handover terms let you take keys having paid 40% of the price. Emaar wants all of it. You are trading payment flexibility for Emaar's delivery record. That can be a sensible trade, but it should be a deliberate one, because it changes what you can actually afford to buy.
Why a one-bedroom is the unit most people should look at first
The arithmetic is unsentimental. Across every Emaar community with verified data, yield falls as the unit gets larger.
Community | Studio | 1-bed | 2-bed |
|---|---|---|---|
Dubai Creek Harbour | 6.9% | 6.3% | 6.0% |
Downtown Dubai | 6.3% | 5.7% | 5.5% |
Dubai Marina | 6.3% | 5.8% | 5.5% |
Dubai Hills Estate | 6.1% | 5.6% | 5.4% |
A one-bedroom sits at the point where the yield is still strong and the tenant pool is still deep. Studios yield more but rent to a narrower and more transient market. Two-beds attract families and end users, which supports capital value but drags the income return down.
These are gross yields. Service charges, letting agency fees, maintenance and void periods come out before you see anything, and a realistic net figure is roughly 1 to 1.5 percentage points lower. A 6.3% gross one-bed at Creek Harbour is nearer 5% net. In Downtown, where service charges run AED 25 to 40 per square foot per year and reach around AED 68 for Burj Khalifa residences, a 5.7% gross can land closer to 4%.
We do not have a verified service-charge figure for Dubai Creek Harbour or Dubai Hills Estate. Ask for the building-specific rate in writing before you commit, because it is the largest cost you will carry for as long as you own.
How to evaluate a launch before you pay the EOI
Five questions, in order.
Does this release actually contain one-bedroom units? Ask for the unit mix of the specific tranche, not the project overall.
What is the price per square foot, not the headline? Launch prices are quoted as "from", meaning the worst floor and orientation in the tier. The unit you would actually want typically sits 15% to 30% above the advertised entry point. Comparing per-square-foot rates across projects is the only honest comparison.
What is the handover date in the SPA, and what happens if it moves? Read the delay provisions rather than the brochure timeline.
Can you carry the full payment schedule to handover? With no post-handover option, model every instalment plus the 4% DLD fee against your own income. Buyers who are forced to sell at completion are the ones who lose money.
What is the exit cost if you need one? Selling off-plan before handover runs 7% to 11% of the sale price all in: a developer NOC at AED 1,000 to 5,250, an assignment fee of roughly 2% to 5% of the original purchase price, and the trustee office fee. If your plan is to flip before completion, that spread is what you have to beat.
The communities behind the launches
Where a launch sits determines nearly everything about how it performs.
Dubai Creek Harbour carries the highest verified apartment yields in the Emaar range and the largest concentration of recent launches. Waterfront, a marina, and a skyline view back toward Downtown.
Dubai Hills Estate is a 2,700-acre masterplan built around an 18-hole championship golf course, with community rental yields quoted at 5.5% to 6.8%. Family-led, with Greencrest among the current launches.
Emaar South is the affordability play, near Al Maktoum International Airport, and the only Emaar community where a one-bedroom starts in the AED 600,000 to 800,000 band. It is a longer-horizon bet, and the thesis depends on Al Maktoum's expansion arriving roughly on schedule.
Expo Living, The Valley, Rashid Yachts & Marina, Grand Polo Club & Resort and The Oasis are newer masterplans, mostly earlier in their build cycles, with Terra Woods at Expo Living among the recent launches.
Downtown Dubai, Dubai Marina, Emaar Beachfront and Arabian Ranches are the established addresses. New apartment launches there are rarer, because there is less land left to build on.
What buying at launch does and does not get you
It gets you the launch price, the staged payment schedule, and first pick of inventory. Those are real advantages, particularly the third one.
It does not get you a guaranteed gain. No property is guaranteed to appreciate, and the market at your handover date is not knowable from here. It also does not get you rental income during construction, which is several years of holding cost with nothing coming back. And it exposes you to delivery risk: dates move, and the SPA date is the one that counts.
The buyers who do well at launch tend to be the ones who could comfortably hold the unit for years if they had to. The ones who struggle are those who bought on the assumption of a resale before handover and then met the 7% to 11% exit cost.
Frequently asked questions
How do I register for a new Emaar launch? Through a registered broker, by paying a refundable Expression of Interest deposit before the release date. The EOI secures your position in the allocation queue and converts into part of your down payment once a unit is assigned. Since it is refundable, registering early for a launch you may not proceed with costs you nothing but time.
What is the cheapest new Emaar 1-bedroom apartment in Dubai? Emaar South is the most affordable community in the portfolio, with studios and one-bedrooms from approximately AED 600,000 to 800,000 as of August 2026. Prices elsewhere in the portfolio sit substantially higher. Availability changes constantly, so confirm current inventory before relying on any figure.
What deposit do I need for a new Emaar launch? 10% on most launches, with a minority of premium projects asking 20%. Budget separately for the 4% DLD registration fee, which falls at or shortly after SPA signing rather than at handover, plus AED 1,000 to 6,000 in developer admin and Oqood processing.
Does Emaar offer post-handover payment plans on new launches? No. Emaar's current plans settle in full by handover and have done since around
- If you are offered a post-handover Emaar plan, something is wrong with the offer.
Are one-bedroom apartments a better investment than two-beds? For rental income, yes on the verified figures: one-beds out-yield two-beds in every Emaar community we have data for. For capital growth, resale depth and the option of living there, a two-bed has the stronger case. Decide which you are buying before you choose a unit type.
