What an Emaar Penthouse Costs in Dubai, and Why Nobody Publishes a Price List

11 min read

What Emaar penthouses really cost in Dubai in 2026: price ranges by community, per-square-foot figures and the fees buyers forget. Updated August 2026.

Anyone searching for an Emaar penthouse price in Dubai runs into the same wall quickly: there is no published range, and the figures floating around online are usually someone's guess dressed up as data. That is not evasion on Emaar's part. It is what happens when a product exists in ones and twos per building, with floor plates that differ from unit to unit and buyers who negotiate individually.

What can be done honestly is set out the mechanism. This article covers the price shelf a penthouse sits on in each Emaar community, what actually moves the number between two units in the same tower, why per-square-foot is the only comparison that survives contact with reality, and the fee stack that lands on top of whatever price you agree. Where we do not have a verified figure, we say so rather than fill the gap.

A note on figures. Everything below is current as of August 2026.Dubai prices, payment terms and availability move quickly, sometimes withinweeks. Treat these as orientation rather than a quotation, and confirm livenumbers with SY Capital before committing to anything.

Why there is no Emaar penthouse price list

Standard apartments are sold from a price list because they are a repeating product. A two-bedroom on the twelfth floor is broadly the same as the one on the fourteenth, so the developer publishes a starting price and adjusts for level and view.

Penthouses do not work that way. There may be two or four in an entire tower. Layouts are frequently bespoke, sometimes combining floor plates or adding terrace, and specification is negotiated rather than fixed. Pricing at that level is quoted on application, which means the number depends on the unit, the release, and how much inventory the developer is holding at the time.

The practical consequence for a buyer: a confident Emaar penthouse price in Dubai that is not attached to a named building and a named unit is not information. Ask what it is based on, and be sceptical of anyone who cannot answer.

The price shelf a penthouse sits on

What we can verify is where the apartments below the penthouse are priced, which tells you the shelf the top floor sits on. Emaar starting prices at Dubai Creek Harbour, as of August 2026:

Project

Unit

From (AED)

Aeon

2-bed

3,197,888

Creek Palace

2-bed

4,034,888

Dubai Creek Residences

2–3 bed

4,356,888

Across the whole of Dubai Creek Harbour, apartments average AED 1.7–1.8 million, a figure dominated by smaller stock in older buildings. At the other end of the portfolio, Emaar South starts at roughly AED 600,000–800,000 for studios and one-beds, the cheapest entry point Emaar offers.

Read the table for what it is. Those are starting prices: the lowest floor, the weakest orientation, the smallest layout in the tier. A penthouse in the same building is a multiple of the entry price rather than a small premium over it, and we have no verified figure to put on that multiple.

Emaar penthouse price by community

Emaar is a dozen master communities with genuinely different price points: Downtown Dubai, Dubai Creek Harbour, Dubai Hills Estate, Dubai Marina, Emaar Beachfront at Dubai Harbour, Emaar South, Expo Living, The Valley, Arabian Ranches I to III, Rashid Yachts & Marina, Grand Polo Club & Resort and The Oasis. For penthouses, only a handful are relevant, and the ordering between them is reasonably stable even without published numbers.

Downtown Dubai carries the highest brand equity in the portfolio, with the Burj Khalifa, Dubai Mall and Dubai Opera. It also carries the highest service charges, which is a good proxy for where the top of the price range lives.

Emaar Beachfront, at Dubai Harbour, is the scarcity play: sea views on a peninsula with a finite number of towers. We have no verified price or yield figure for it and will not publish one, but the constraint on supply is real and it prices accordingly.

Dubai Creek Harbour is the most active apartment community in the pipeline, with Valia, Creek Bay, Aeon, Creek Palace, Cedar Creek Beach and Dubai Creek Residences among recent and current projects. Verified starting prices above give you the shelf.

Dubai Marina is mature and liquid. The buildings are established rather than under construction, and the resale market is deep, which matters more at the top of a building than at the bottom.

Dubai Hills Estate is a 2,700-acre family masterplan around an 18-hole championship golf course, with Greencrest among current launches. Top-floor units here trade on golf and skyline views rather than water.

What moves the price inside a single building

This is where the real variance lives, and it is the part of an Emaar penthouse price in Dubai you can actually interrogate.

Floor. Height is priced. In a tall tower the difference between the top floor and three floors down is measurable, and it compounds with view.

View and orientation. A protected view is worth more than an unprotected one, and the distinction is not about what you see today but about what can be built in front of you. Check the masterplan for plots between your unit and the view you are paying for. Orientation also drives cooling load, which shows up later in running costs.

Terrace and outdoor area. Penthouses frequently include large terraces, and how that area is treated in the price varies. Ask whether terrace square footage is priced at the same rate as internal area, at a discount, or excluded from the quoted rate entirely. This single question can change a per-square-foot comparison substantially.

Ceiling height and layout efficiency. Two units of identical stated area can feel and function very differently. Circulation space you cannot use is space you are paying for.

Specification and any bespoke work. At this level finishes are often negotiated. Establish what is included before comparing prices, because an apparently cheaper unit may simply have less in it.

Release timing and remaining inventory. A first release behaves differently from the last unsold unit in a completed tower. Neither is automatically the better buy.

Why per-square-foot is the only honest comparison

Comparing total prices between penthouses tells you very little, because you are comparing units of different sizes, different terrace allowances and different specifications. Emaar apartment price per sqft in Dubai is the metric that lets you line them up.

Three rules for using it properly.

Establish the area basis first. Ask whether the quoted area is internal only, or includes terrace and balcony, and whether the developer's stated area matches the one that will appear on the title deed. Compare like with like or the numbers mislead.

Compare within a community, not across the city. A per-square-foot figure at Downtown and one at Emaar South describe different products in different markets. The comparison that means something is between two units you would genuinely choose between.

Track the rate against the building's standard stock. Knowing what the two and three-bedroom units in the same tower are transacting at, per square foot, gives you a base rate. The penthouse premium over that base is the number to negotiate, and it is far more informative than the headline price.

The fees that land on top of the price

Whatever the agreed price, budget for the following:

Fee

Amount

DLD registration

4% of declared value

Developer admin / Oqood processing

AED 1,000–6,000

Trustee / registration office

AED 2,000 (<500k) or AED 4,000 (500k+), plus 5% VAT, so AED 2,100 / 4,200. Often waived on initial off-plan sale, applies on resale

Title deed issuance

AED 250, plus AED 10 knowledge and AED 10 innovation

Mortgage registration (if financing)

0.25% of loan + ~AED 270

Lender valuation (if financing)

AED 2,500–3,500

The DLD fee scales with price, and at penthouse level it is a serious sum. On an AED 4,356,888 purchase it is AED 174,275. On a purchase twice that size it is twice as much. Budget roughly 4.5% on top of the price for a cash purchase and closer to 5% with financing.

Note the legal detail: the DLD fee is a 2% buyer, 2% seller split in law. In practice the buyer pays all 4% on effectively every Dubai transaction. Do not plan around the split.

If you buy on the secondary market before handover, add a developer NOC of AED 1,000–5,250 and an assignment fee of roughly 2–5% of the original purchase price. Total resale costs before handover run 7–11% of the sale price, which is a substantial hurdle on a large unit.

Service charges, the number that keeps arriving

Service charges are billed per square foot per year, which means a penthouse pays them on every one of its considerable square feet. Verified 2026 rates:

Community

AED per sq ft per year

Downtown Dubai

25–40

Burj Khalifa residences

~68

Dubai Marina

18–25

Business Bay

15–22

JLT

12–18

There is no verified published rate for Dubai Creek Harbour, Dubai Hills Estate or Emaar Beachfront, and we are not going to invent one. Ask for the actual figure on the specific building, in writing.

Run the arithmetic before you sign, because the difference between AED 25 and AED 68 per square foot is not a detail on a large unit. It is a recurring annual cost that continues for as long as you own, and it directly reduces any rental return.

Penthouses and rental yield

Briefly, because it needs saying. Verified 2026 gross yields fall consistently as unit size rises. At Dubai Creek Harbour a studio returns 6.9%, a one-bed 6.3% and a two-bed 6.0%. Downtown Dubai runs 6.3%, 5.7% and 5.5% on the same ladder, with Dubai Marina and Dubai Hills showing the same slope.

There is no verified penthouse yield figure, but the direction of the curve is not ambiguous, and a penthouse sits at the far end of it. All of those figures are gross: after service charges, letting fees, maintenance and void periods, a realistic net return is roughly 1 to 1.5 percentage points lower.

A penthouse is bought for the unit, for the view and for a scarce position in a scarce building. It is not an income product, and nobody can guarantee it will appreciate.

Frequently asked questions

How much does an Emaar penthouse cost in Dubai? There is no published price range, because penthouses are sold in ones and twos per tower with bespoke layouts and negotiated specification. What is verified as of August 2026 is the shelf below them: two-bedroom starting prices at Dubai Creek Harbour run from AED 3,197,888 at Aeon to AED 4,356,888 at Dubai Creek Residences. A penthouse in the same building is a multiple of those figures rather than a small premium, and the actual number comes on application against a specific unit.

Which Emaar community is most expensive for a penthouse? Downtown Dubai and Emaar Beachfront sit at the top of the portfolio, Downtown on brand and central position, Beachfront on genuinely constrained beachfront supply. Service charges are a useful proxy: Downtown runs AED 25–40 per sq ft per year and Burj Khalifa residences around AED 68, the highest verified rates in the Emaar range.

What should I compare when looking at two penthouses? Price per square foot, once you have confirmed the two areas are measured the same way. Ask whether terrace and balcony are included in the stated area, what specification is included in each price, and what the standard apartments in the same tower transact at per square foot. The premium over that base rate is the number worth negotiating.

What are the total fees on top of an Emaar penthouse purchase? The largest is the 4% DLD registration fee, which on an AED 4,356,888 purchase is AED 174,275. Add developer admin and Oqood processing of AED 1,000–6,000, title deed issuance of AED 250 plus AED 20 in knowledge and innovation fees, and, if financing, mortgage registration at 0.25% of the loan plus around AED 270 and a valuation of AED 2,500–3,500. Roughly 4.5% on top for a cash purchase, closer to 5% with a mortgage.

Does Emaar offer payment plans on penthouses? Off-plan Emaar purchases generally follow the same structure as the rest of the portfolio: 10% on booking, though a minority of premium projects ask 20%, construction instalments of roughly 10% each on calendar dates, and the balance at handover under an 80/20, 90/10 or 10/75/15 shape. There is no post-handover option, as Emaar settles 100% by handover. The 4% DLD fee falls at or shortly after SPA signing rather than at completion.

Want a real number on a specific unit?

Penthouse pricing is negotiated, which means the useful conversation is about a named building, a named floor and what comparable units have actually transacted at. SY Capital works across the Emaar portfolio and can pull live availability, per-square-foot pricing, the current payment schedule and the real service charge on any project mentioned here.
