What a Four-Bedroom Emaar Apartment Actually Costs in Dubai

What Emaar 4-bedroom apartments really cost in Dubai in 2026: price ranges by community, per-square-foot figures and the fees buyers forget. Updated August.

There is a reason no honest article gives you a single Emaar 4 bedroom apartment price in Dubai. Four-bedroom apartments are not a standard line item on an Emaar floor plate. Towers are built out overwhelmingly in studios, one-beds, two-beds and three-beds, with four-bed layouts appearing sporadically — a corner unit, a combined plate, a lower-tier penthouse in everything but name. Where there is no volume, there is no reliable average.

What we can do is show you the verified price ladder that exists, explain precisely where a four-bed sits relative to it, break down the fee stack that lands on top of whatever number you agree, and set out what actually moves the price between two identical-looking units in the same building. That last part is where most of the money is, and it is the part sales centres discuss least.

Why there is no list Emaar 4-bedroom apartment price in Dubai

Scarcity is the whole explanation. A tower holding several hundred apartments may contain only a handful of four-bedroom layouts, and they are frequently not identical to each other. That produces three consequences for a buyer.

Pricing is quoted rather than published. You will not find a four-bed on a public price list the way you find a one-bed. The number arrives when you are a qualified buyer in a real conversation about a specific unit.

Averages are meaningless. Any published "average four-bed price" is computed from a small number of transactions across wildly different products. It will not predict what your unit costs.

Negotiation matters more. With a one-bedroom, the developer has fifty more like it and no reason to move. With a four-bed, there is one of you and one of it. That cuts both ways, but it means the price is genuinely a conversation.

We have no verified Emaar four-bedroom price, and we will not publish an estimate dressed up as a figure. What follows is the anchoring data that does exist.

The verified price ladder at Dubai Creek Harbour

Dubai Creek Harbour is the Emaar community with the most published pricing, and it shows the shape of the ladder clearly:

Community-wide, Dubai Creek Harbour apartments average AED 1.7–1.8 million — a figure dominated by studios and one-beds, and one that tells you almost nothing about larger stock. Note the gap between that average and the entry price of a two-bedroom at Creek Palace. It is more than double.

Read those "from" figures correctly. They describe the cheapest available unit in the tier: lowest floor, least desirable orientation, smallest layout. The unit you would actually want is typically well above the advertised entry point.

The direction of travel is the useful part. Within one community, a two-bed at Aeon starts at AED 3.2 million and a two-to-three-bed at Dubai Creek Residences starts at AED 4.36 million. A four-bedroom sits above that band, in a tier where pricing stops being published at all. That is as precise as the verified data allows, and it is more useful than a fabricated figure.

The only verified four-bedroom apartment pricing available

There is one verified four-bedroom apartment price range in our dataset, and it is not Emaar. It is Sobha, and it is worth showing precisely because it is a real transacted range rather than a launch aspiration.

Sobha Hartland secondary-market pricing, August 2026:

Two things to take from this, both with the obvious caveat that Sobha Hartland is a different developer in a different location and Emaar pricing is not derived from it.

The step up to four bedrooms is smaller than the step up to three. The gap between the two-bed and three-bed ceilings is over AED 1.5 million. The gap between the three-bed and four-bed ceilings is under AED 700,000. Larger apartments get cheaper per bedroom as they get bigger, because the market for them is thinner.

The four-bed range is narrow. AED 4.7m to AED 5.17m is a spread of about 10%, against nearly 50% on the three-bed range. Fewer units, less variation, less room to find a bargain. Expect the same dynamic in the Emaar four-bed market.

Emaar 4-bedroom apartment prices in Dubai, community by community

Emaar is not one price point. It is a dozen master communities: Downtown Dubai, Dubai Creek Harbour, Dubai Hills Estate, Dubai Marina, Emaar Beachfront at Dubai Harbour, Emaar South, Expo Living, The Valley, Arabian Ranches I–III, Rashid Yachts & Marina, Grand Polo Club & Resort and The Oasis.

For large apartments, the relevant ones are Downtown, Dubai Creek Harbour, Dubai Hills Estate, Dubai Marina and Emaar Beachfront. Each carries a different premium and a different ongoing cost.

Downtown Dubai commands the highest brand premium in the portfolio and the highest service charges to match. Emaar Beachfront is a scarcity product — a finite waterfront plot at Dubai Harbour — and scarce products do not price predictably. Dubai Creek Harbour is where the published pricing lives, and where the largest volume of new apartment stock is being delivered. Dubai Hills Estate is a 2,700-acre golf-course masterplan that prices as a family community rather than a trophy one. Dubai Marina is mature and liquid, which usually means less upside and less downside than a new launch.

At the opposite end, Emaar South is the cheapest entry to the Emaar name, with studios and one-beds from around AED 600,000–800,000. It is unlikely to be where you find a four-bedroom apartment, but it is the reference point that shows how wide the portfolio actually spans — the same developer, roughly an order of magnitude apart.

Price per square foot, and why we will not quote one

The per-square-foot figure is the number buyers ask for most and the one we are least willing to invent. We have no verified Emaar price-per-square-foot data, so there is no figure here.

Understand the mechanism instead, because it protects you better than a number would.

Price per square foot is simply the price divided by the area — but "the area" is where the ambiguity lives. Dubai quotes typically use gross or sellable area, which can include balcony space at full or partial weighting, and sometimes a share of common area. Two quotes computed on different area definitions are not comparable, and nobody flags the difference.

Beyond that, psf systematically flatters large units. Bigger apartments carry more circulation space, more corridor, more area that generates no additional utility. A four-bedroom often shows a lower psf than a one-bedroom in the same tower while costing four times as much and earning a lower rental yield. A low psf on a large apartment is a description of the floor plan, not a bargain.

Use psf for one job only: comparing similar units in the same building, on the same area basis. Ask the seller in writing which area definition their figure uses. If they will not put it in writing, the figure is not worth using.

What moves price inside one building

Two apartments with the same layout in the same tower can differ substantially in price. The drivers, roughly in order of impact:

Floor. Height is priced almost linearly in Dubai towers, and it is the single most consistent premium. The same unit thirty floors up is a materially different product.

View and outlook. A protected view — water, skyline, golf course — carries a real premium. An unprotected one is a risk, because the plot opposite may not stay empty. Ask what is zoned for the adjacent plot. This is the question buyers most often fail to ask and most often regret.

Orientation. In Dubai this is a comfort and running-cost issue as much as an aesthetic one. A west-facing living room with full glazing is a different cooling bill from a north-facing one.

Layout efficiency. Two four-bedrooms of identical stated area can deliver very different usable space depending on corridor length, balcony weighting and how the service areas are arranged.

Handover status. A ready unit prices differently from an off-plan one in the same building, in either direction depending on the market.

Finish upgrades, by contrast, move resale value far less than buyers expect. Floor, view and orientation are structural and permanent. A kitchen is neither.

The DLD fee is the line that catches people. On a AED 4,356,888 purchase — the verified entry price for a two-to-three bedroom at Dubai Creek Residences — the 4% fee alone is roughly AED 174,276. On a four-bedroom priced above that, it is higher again. Budget approximately 4.5% above the purchase price for a cash off-plan purchase, and closer to 5% if you are financing.

Two footnotes. The DLD fee is nominally a 2% buyer / 2% seller split, but the buyer pays all 4% on virtually every Dubai transaction — do not budget around the split. And if you are buying an off-plan unit from another buyer rather than the developer, total resale costs run 7–11% of the sale price once NOC, assignment and registration are counted.

Service charges are the recurring cost, they are levied per square foot per year, and on a four-bedroom that multiplier is doing serious work.

There is no verified service-charge figure for Dubai Creek Harbour, Dubai Hills Estate or Emaar Beachfront, and we will not estimate one. What the table shows is the spread you are working within, and how much of a range a single community can cover — Downtown alone runs from AED 25 to roughly AED 68 depending on the tower.

Get the figure for the specific building in writing before you commit. On a large apartment it is the difference between a manageable annual cost and a genuinely uncomfortable one, and unlike the purchase price it is not something you negotiate once and finish with.

What should I budget on top of the purchase price? Roughly 4.5% for a cash off-plan purchase and closer to 5% if you are financing, with the 4% DLD registration fee accounting for most of it. On a resale, budget 7–11% of the sale price once NOC, assignment and trustee fees are included.
