Emaar Five-Bedroom Apartment Prices in Dubai: What the Numbers Actually Show

12 min read

What Emaar 5-bedroom apartments really cost in Dubai in 2026: price ranges by community, per-square-foot figures and the fees buyers forget. Updated August.

Anyone quoting you a single Emaar 5 bedroom apartment price in Dubai is guessing. Emaar publishes starting prices for studios through three-bedroom units. Above that, the inventory thins out fast. Five-bedroom apartments exist as full-floor plates, penthouses and combined units, they come to market a handful at a time, and the number is negotiated per unit rather than printed on a tier sheet.

That does not leave you working blind. There is a verified price ladder underneath these units. There is a fee stack that behaves predictably no matter what the headline figure turns out to be. And there is a short list of variables that put two apparently identical apartments hundreds of thousands of dirhams apart. This is the numbers post: what is verifiable as of August 2026, what is not, and how to read a quote once one lands in front of you.

A note on figures. Everything below is current as of August 2026.Dubai pricing, launch terms and availability move quickly, and at this end ofthe market a single transaction can reset a building's benchmark. Treat thesefigures as orientation rather than a quote, and confirm live numbers with SYCapital before committing to anything.

Why there is no published price at five bedrooms

Emaar builds towers around the units that sell in volume. A typical floor plate in a Creek Harbour or Dubai Hills tower is filled with one, two and three-bedroom apartments, because that is where the demand is and where financing is easiest. Five-bedroom apartments are what is left over at the top: the penthouse level, the odd full-floor layout, occasionally two large units combined by a buyer who wanted more space than the floor plan offered.

Where there is no volume, there is no average. A community-wide "average price" built from four transactions in eighteen months is arithmetic, not information. We would rather tell you that plainly than publish a per-bedroom figure that would fall apart the moment you checked it against live inventory.

The practical consequence is that the Emaar 5 bedroom apartment cost in Dubai is discovered rather than looked up. You ask what exists, you ask what the seller or the developer will actually accept, and you benchmark it against the price ladder below.

The verified price ladder Emaar publishes

These are the confirmed Emaar starting prices as of August 2026. They are all for smaller unit types, and that is the point: they are the rungs a five-bedroom sits above.

Project / community

Unit type

Starting price (AED)

Emaar South

Studios and 1-bed

600,000 – 800,000

Dubai Creek Harbour (community average)

Apartments

1,700,000 – 1,800,000

Aeon, Dubai Creek Harbour

2-bed

3,197,888

Creek Palace, Dubai Creek Harbour

2-bed

4,034,888

Dubai Creek Residences, Dubai Creek Harbour

2–3 bed

4,356,888

Read that ladder carefully. At Dubai Creek Harbour, Emaar's most transparently priced apartment community, a two-bedroom unit in a premium tower already starts above AED 4 million. A five-bedroom apartment is not a modest step up from a three-bed. It is usually a different product class entirely, often occupying a whole floor or a penthouse level, with private lift access and terrace area that does not exist lower down the tower.

We are not going to convert that into a five-bedroom number for you. The step between a published three-bed price and a negotiated full-floor price is not a fixed multiple, and pretending otherwise would be the exact thing this post exists to argue against.

Emaar 5 bedroom apartment price in Dubai, community by community

What we can tell you is what the community itself contributes to the price, and which addresses are even plausible for a unit this size.

Downtown Dubai carries the highest brand premium in the Emaar portfolio. Burj Khalifa, Dubai Mall, Dubai Opera. It also carries the highest running costs, which we come to below. Large-format apartments here command an address premium that has very little to do with square footage.

Emaar Beachfront, at Dubai Harbour, is where sea-facing large units are most concentrated. We have no verified yield or service-charge figure for it, and will not invent one. What we can say is that scarcity of genuine sea frontage is the main pricing force here, and it is a stronger one than floor area.

Dubai Creek Harbour is the community with the most verified pricing, listed above. Recent and current projects include Aeon, Creek Palace, Creek Bay, Cedar Creek Beach, Dubai Creek Residences and Valia. Larger formats appear in the upper tiers of these towers rather than as a standard offering.

Dubai Marina is the most liquid Emaar apartment market simply because it is the best known. Large units exist in the older stock. You are buying an established building, with everything that implies about condition and about the absence of construction risk.

Dubai Hills Estate is a 2,700-acre masterplan built around an 18-hole championship golf course, and it is a family community first. At five bedrooms, this is the community where a villa becomes the honest alternative, and it is worth pricing both before you commit to an apartment.

Emaar South is the cheapest entry point in the portfolio, near Al Maktoum International, with studios and one-beds from roughly AED 600,000 to 800,000. Large-format apartments are not what this community is built around. The current Golf Trails, Golf Fields, Golf Vale and Golf Meadow launches sit here.

On the Emaar apartment price per sqft in Dubai

This is the figure buyers ask for most and the one we are least willing to publish for this unit type.

A per-square-foot number is only useful when it is drawn from a decent sample of comparable sales. At five bedrooms, the sample does not exist, and the units are not comparable to each other in the first place. A full-floor apartment with 1,200 square feet of wrapped terrace and a private lift lobby does not price on the same basis as an interior unit three floors down, even if the internal areas match.

There is a second problem specific to large formats. Terrace area, service corridors and lift lobbies are treated inconsistently in advertised areas. Two sellers quoting the same rate per square foot can be describing quite different things, and the buyer who compares the rates without comparing the area definitions ends up paying more for less. Ask what is included in the quoted area before you compare anything.

Use per-square-foot rates the way a valuer does: as a sanity check within one building, against units you have actually seen, never as a cross-community benchmark.

What moves the price between two units in the same tower

Once you are looking at real inventory, the spread inside a single building is usually wider than the spread between buildings. The drivers, roughly in order of how much they matter:

  • Floor level. The premium per floor is not linear. It steps up sharply at whatever height clears the surrounding towers and again at the penthouse level.
  • View and orientation. A protected view is worth paying for; a view that a future plot can build out is not. Ask what is approved on the adjacent land, not what is there now.
  • Terrace and outdoor area. At five bedrooms this is often the single largest differentiator, and it is where the widest pricing inconsistency sits.
  • Layout efficiency. Combined units frequently carry duplicated kitchens, awkward circulation, or a corridor that eats floor area. They can be excellent value or quietly compromised, and the floor plan tells you which.
  • Whether it is a developer unit or a resale. A resale seller has a position and a cost base. A developer does not negotiate the same way.
  • Aspect on service charges. A larger unit pays proportionally more every year. That is a price consideration, not just a running cost.

The fee stack on top of whatever you agree

The purchase price is not the cost. Budget for roughly 4.5% on top for a cash purchase, and closer to 5% if you are financing.

Cost

Amount

DLD registration fee

4% of declared value

Trustee / registration office

AED 2,100 or 4,200 (often waived on initial off-plan sale, applies on resale)

Developer admin / Oqood processing

AED 1,000 – 6,000

Title deed issuance

AED 250, plus AED 10 knowledge and AED 10 innovation

Mortgage registration (if financing)

0.25% of loan + approximately AED 270

Lender valuation (if financing)

AED 2,500 – 3,500

The DLD fee is the line that scales with price and therefore the one that hurts at this size. On a AED 4 million purchase it is AED 160,000. On AED 10 million it is AED 400,000. It is legally a 2% buyer and 2% seller split, but in practice the buyer pays all four percent on virtually every Dubai transaction. Do not budget on the split.

If you are buying an off-plan unit from an existing buyer rather than from Emaar, the arithmetic changes materially. Total resale costs before handover typically run 7 to 11% of the sale price, including a developer NOC of AED 1,000 to 5,250 and an assignment fee of roughly 2 to 5% of the original purchase price.

The price you keep paying every year

Service charges are the largest ongoing cost of ownership and they are charged per square foot. On a five-bedroom apartment, that multiplier is unforgiving.

Community

Service charge (AED per sqft per year)

Burj Khalifa residences

~68

Downtown Dubai (general)

25 – 40

Dubai Marina

18 – 25

Business Bay

15 – 22

JLT

12 – 18

JVC

10 – 15

We have no verified figure for Dubai Creek Harbour, Dubai Hills Estate or Emaar Beachfront, and will not print one. Ask for the specific building's current rate in writing before you sign, not the community average.

Run the arithmetic before you fall in love with a floor plan. A large apartment in a Downtown tower at AED 40 per square foot generates a five-figure annual bill before a single light bulb is replaced, and at Burj Khalifa rates it is substantially more. That cost persists whether or not the unit is occupied.

How the payment plan shapes what you can afford

Emaar's off-plan terms are more conservative than much of the Dubai market, and they change the affordability calculation more than most buyers expect.

The structure is a 10% booking deposit on most launches, with a minority of premium projects asking 20%. The process typically starts with a refundable Expression of Interest deposit that converts to the down payment once a unit is allocated. Construction instalments of roughly 10% each then fall on calendar dates aligned to construction benchmarks rather than being triggered by milestones, which works out at a payment every five to eight months. The balance falls at handover under one of three shapes: 80/20, 90/10, or a 10/75/15 mid-split. Selvara, Grand Polo Club and Altan have run on 80/20; Greenway 2 and Fairway Villas 3 on 90/10.

Two details matter for the price question. First, the 4% DLD fee is paid at or shortly after SPA signing, near the start of the plan rather than at the end, and Emaar does not routinely waive it on off-plan. Second, there is no post-handover payment plan. Emaar settles 100% by handover and has done since around 2021. The full price is due by the time you get keys, which means the number you can afford is set by your cash position across the build period, not by what a lender might advance later.

Frequently asked questions

How much does an Emaar 5-bedroom apartment cost in Dubai? There is no published figure, and we are not going to estimate one. Emaar's verified starting prices as of August 2026 top out at AED 4,356,888 for the two to three-bedroom range at Dubai Creek Residences, and five-bedroom apartments sit above that ladder as negotiated, largely bespoke units. The only reliable number is the one quoted against a specific apartment.

What is the Emaar apartment price per sqft in Dubai? We do not publish one for this unit type. There are too few comparable five-bedroom transactions to produce a meaningful rate, and advertised areas treat terraces and lobbies inconsistently, which makes cross-building comparison misleading. Use per-square-foot rates only within a single building against units you have inspected.

What is the cheapest Emaar apartment in Dubai? Emaar South is the most affordable community in the portfolio, with studios and one-bedroom apartments starting around AED 600,000 to 800,000. It sits near Al Maktoum International Airport. Five-bedroom apartments are not what that community is built around.

How much are the fees on top of the purchase price? Roughly 4.5% for a cash purchase and closer to 5% with financing, dominated by the 4% DLD registration fee. Buying an off-plan unit from another buyer rather than from Emaar is considerably more expensive, at 7 to 11% of the sale price once the NOC and assignment fee are counted.

Will a five-bedroom Emaar apartment hold its value? Nobody can tell you that, and be wary of anyone who does. Scarce large-format units in strong locations have historically had a narrow buyer pool, which cuts both ways: fewer competing sellers, but also fewer buyers when you want to exit. Price your holding period accordingly.
