Buying an Emaar Apartment in Dubai: What the Brochure Leaves Out

12 min read

Looking at Emaar apartments for sale in Dubai? Compare communities, sizes, prices and the full buying process in this 2026 guide. Updated August 2026.

Most people searching for an Emaar apartment for sale in Dubai are really asking two questions at once, and the answers pull in opposite directions. Which community should I buy in? And how much of my money will actually be tied up, and when? Emaar is not a single product with a single price. It is roughly a dozen master communities spanning an entry point near AED 600,000 in Emaar South and verified two-bedroom launch prices above AED 4.3 million at Dubai Creek Harbour, all sold under payment terms that are noticeably stricter than much of the Dubai market.

This guide covers where Emaar apartments exist, what they cost once every fee is counted, how the payment schedule lands against your cash flow, and the specific things worth checking before you sign an SPA. Where we do not have a verified figure, we say so rather than filling the gap.

A note on figures. Everything here is current as of August 2026. Dubailaunch prices, payment terms and availability change quickly, sometimes withina single quarter. Treat these numbers as orientation rather than a quote, andconfirm live figures with SY Capital before you commit to anything.

Emaar is a portfolio, not a brand promise

The name buys you a delivery record and a resale market that people recognise. It does not buy you a consistent price, a consistent tenant profile or a consistent yield. A studio in Emaar South and a two-bedroom at Creek Palace are sold by the same developer and share almost nothing else.

So the first useful move is to stop shopping "Emaar" and start shopping a community. Each one has its own build stage, its own buyer pool, and its own running costs. The differences between them are far larger than the differences between Emaar and its closest competitors within any one price band.

Where Emaar apartments are actually sold

The confirmed master communities are Downtown Dubai, Dubai Creek Harbour, Dubai Hills Estate, Dubai Marina, Emaar Beachfront at Dubai Harbour, Emaar South, Expo Living, The Valley, Arabian Ranches I to III, Rashid Yachts & Marina, Grand Polo Club & Resort, and The Oasis. Several of those are villa-led. For apartments, these are the ones that matter.

Downtown Dubai. The flagship address, and the most expensive to run. Service charges sit at AED 25 to 40 per square foot per year across most Downtown buildings and around AED 68 for Burj Khalifa residences. Short-let demand is the strongest in the portfolio. Gross yields are the weakest: 6.3% on a studio, 5.7% on a one-bed, 5.5% on a two-bed.

Dubai Creek Harbour. The best-yielding Emaar apartment community we have verified numbers for, at 6.9% studio, 6.3% one-bed, 6.0% two-bed gross. Average apartment prices across the community run AED 1.7 to 1.8 million, though the newer towers price well above that. Current and recent projects include Aeon, Creek Palace, Creek Bay, Cedar Creek Beach, Dubai Creek Residences and Valia.

Dubai Hills Estate. A 2,700-acre masterplan built around an 18-hole championship golf course, and a family community before it is an investor one. Yields across the community are quoted at 5.5% to 6.8%, with apartment figures of 6.1% studio, 5.6% one-bed, 5.4% two-bed. Greencrest is among the current launches.

Dubai Marina. Mature, liquid and easy to let or resell precisely because everyone already knows it. Gross yields of 6.3% studio, 5.8% one-bed, 5.5% two-bed. Service charges AED 18 to 25 per square foot, materially below Downtown. You are usually buying an existing building rather than a hole in the ground.

Emaar Beachfront. Dubai Harbour, sea views, genuinely limited supply. We do not hold verified yield or service-charge figures for it and will not publish one. Given the amenity load, expect running costs toward the upper end of the Dubai range.

Emaar South. The cheapest way into the portfolio. Studios and one-bedrooms start at approximately AED 600,000 to 800,000, near Al Maktoum International. Golf Trails, Golf Fields, Golf Vale and Golf Meadow sit here. It is a long-horizon bet, and the thesis depends on the airport expansion arriving roughly on schedule. That is a real risk, not a footnote.

Expo Living, The Valley, Rashid Yachts & Marina, Grand Polo Club & Resort and The Oasis are newer masterplans earlier in their build cycles, with Terra Woods at Expo Living among the recent apartment launches.

What an Emaar apartment for sale in Dubai actually costs

Verified Emaar starting prices at Dubai Creek Harbour, as of August 2026:

Project

Unit

From

Aeon

2-bed

AED 3,197,888

Creek Palace

2-bed

AED 4,034,888

Dubai Creek Residences

2–3 bed

AED 4,356,888

Read the word "from" carefully. A starting price describes the least desirable unit in the tier: lowest floor, worst orientation, smallest layout in its bedroom count. The unit a buyer actually wants after seeing the floor plates is routinely well above the advertised entry point. Budget accordingly rather than anchoring on the launch headline.

At the other end, Emaar South studios and one-beds at AED 600,000 to 800,000 put the same developer's name on a purchase costing a fifth of a Creek Harbour two-bed. The community average at Dubai Creek Harbour, AED 1.7 to 1.8 million, is a more honest midpoint for the portfolio than any single launch price.

The fee stack

The purchase price is not the cost. This is the rest of it.

Cost

Amount

DLD registration

4% of declared value

Developer admin / Oqood processing

AED 1,000–6,000

Trustee / registration office

AED 2,000 (<500k) or AED 4,000 (500k+), +5% VAT → AED 2,100 / 4,200. Often waived on initial off-plan sale

Title deed issuance

AED 250, plus AED 10 knowledge and AED 10 innovation

Mortgage registration (if financing)

0.25% of loan + ~AED 270

Lender valuation (if financing)

AED 2,500–3,500

The DLD fee dominates. On a AED 1,200,000 property it is AED 48,000. On a AED 3,197,888 two-bed at Aeon it is over AED 127,000. It is legally a 2% buyer and 2% seller split, and in practice the buyer pays all 4% on virtually every Dubai transaction. Do not build your budget around the split.

A reasonable rule: add about 4.5% to the purchase price for a cash off-plan purchase, and closer to 5% if you are taking a mortgage.

How Emaar's payment plans work

This is where Emaar differs most from its competitors, and it is the part buyers underestimate.

The shape of a current plan:

  • 10% on booking. A minority of premium projects ask 20%. The process starts with a refundable EOI deposit, which converts into the down payment once a unit is allocated to you.
  • Construction instalments of roughly 10% each, charged on calendar dates aligned to construction benchmarks rather than triggered by milestones. In practice that means a payment roughly every five to eight months, on dates you know in advance.
  • The balance at handover, under one of three shapes. 80/20 is 10% booking, around 70% across construction, 20% at handover, and has been used on Selvara, Grand Polo Club and Altan. 90/10 is 10% booking, around 80% construction, 10% at handover, used on Greenway 2 and Fairway Villas 3. There is also a 10/75/15 mid-split variant.
  • The 4% DLD fee falls at or shortly after SPA signing. Near the beginning, not at the end. Emaar does not routinely waive it on off-plan.

There are no post-handover payment plans. Emaar's current plans settle 100% by handover, and have done since around 2021. If someone offers you a post-handover Emaar plan, something about the offer is wrong.

That is a genuine commercial difference. Sobha, for example, runs 60/40 plans with 40% falling due at handover. A buyer choosing between the two is trading payment flexibility for Emaar's delivery record. That can be a sound trade. It should be a deliberate one, because it changes what you can afford to buy.

Off-plan, ready, or resale

Off-plan gets you launch pricing, a staged schedule and first pick of units. You accept construction risk and a handover date that can move, and you cannot know what the market looks like when the keys arrive.

Ready gets you a unit you can inspect, let from month one, and mortgage conventionally. You pay in full at transfer, at today's price rather than a launch price.

Off-plan resale, or assignment, means buying from someone who bought at launch and now wants out. It happens constantly. It is also expensive: total resale costs before handover typically run 7% to 11% of the sale price, and that includes a developer NOC at AED 1,000 to 5,250 and an assignment fee of roughly 2% to 5% of the original purchase price, set by the developer. Those costs are why some off-plan resale listings sit for months. A seller trying to exit near their entry price often cannot cover them.

What the rent actually returns

Gross rental yields on Dubai apartments, 2026:

Area

Studio

1-bed

2-bed

Dubai Creek Harbour

6.9%

6.3%

6.0%

Downtown Dubai

6.3%

5.7%

5.5%

Dubai Marina

6.3%

5.8%

5.5%

Dubai Hills Estate

6.1%

5.6%

5.4%

Two things need saying about that table.

These are gross. Service charges, letting agency fees, maintenance and void periods all come out first. A realistic net figure is 1 to 1.5 percentage points lower. So a 6.9% studio at Creek Harbour is more like 5.4% to 5.9% net, and a Downtown apartment carrying AED 40 per square foot in service charges can land under 4.5%.

Yield falls as the unit gets bigger. That holds in every community with verified data. If pure rental income is the objective, the smaller unit wins. Larger apartments earn their place on capital growth potential, end-user demand and a wider resale pool, not on yield. No property is guaranteed to appreciate, and anyone framing a larger unit as the superior yield play is selling you something.

The buying process, step by step

  1. Get financing pre-approved if you need it. UAE lenders typically fund up to 50% of an off-plan purchase for non-residents, so the cash requirement is larger than most first-time buyers assume.
  2. Register interest and pay the EOI. Refundable, and it determines your position in the unit-selection queue. On a popular Emaar launch this step decides whether you get a unit at all.
  3. Select the unit and pay the booking deposit, typically 10%.
  4. Sign the SPA. Read the delivery date, the defect liability period and the developer-delay clauses properly. This is not a document to skim.
  5. Pay the 4% DLD fee and register the purchase on Oqood, the DLD's off-plan register. Until it is on Oqood, your interest is not formally recorded against the unit.
  6. Pay construction instalments on the calendar schedule in your plan.
  7. Snag and take handover. Inspect before you accept, and log every defect in writing inside the defect liability period.
  8. Title deed issues and the apartment is legally yours.

What to check before you sign

  • The service charge for that exact building, not the community average. Downtown alone spans AED 25 to AED 68 per square foot depending on the tower. It is your largest recurring cost.
  • The delivery date written into the SPA, and the remedy if it slips.
  • Floor, orientation and view. On identical layouts these move resale value more than any finish upgrade.
  • Your full cash calendar with the DLD fee included, mapped against your own income. With no post-handover option, everything is due by keys.
  • Whether you could hold the unit if the market softens at completion. Forced sellers at handover are the buyers who lose money.

Frequently asked questions

What is the cheapest Emaar apartment for sale in Dubai? Emaar South is the most affordable community in the portfolio, with studios and one-bedrooms from approximately AED 600,000 to 800,000 as of August 2026. It sits near Al Maktoum International, so it is a longer-horizon purchase than a Downtown or Marina unit. Availability at the entry price moves quickly, so check live inventory rather than relying on the published starting figure.

Can a foreigner buy an Emaar apartment in Dubai? Yes. The Emaar communities covered here are freehold, which means foreign nationals can own outright with a title deed in their own name. UAE residency is not required in order to purchase.

Does Emaar offer post-handover payment plans? No. Emaar's current plans settle in full by handover and have done since around

  1. Competing developers do offer post-handover terms, so if flexible cash flow during and after construction is your priority, that comparison is worth making explicitly before you choose.

Which Emaar community has the best rental yield? Of the communities with verified 2026 figures, Dubai Creek Harbour leads at 6.9% gross on a studio and 6.0% on a two-bed. Remember those are gross numbers, so subtract roughly 1 to 1.5 percentage points for service charges, letting fees and voids to get to something you would actually bank.

Is off-plan or ready the better buy? Neither is universally better. Off-plan gives you launch pricing and a staged payment schedule in exchange for construction and market risk; ready gives you immediate rental income and a unit you can physically inspect, at today's price. The right answer depends on your time horizon and how much of your capital you want committed before you see a return.

Narrowing it down to one building

Community averages are a starting point, not a decision. The purchase comes down to a specific tower, a specific floor, a specific service charge and a payment schedule that has to fit your year. SY Capital works across the full Emaar portfolio and can pull live availability, real per-square-foot pricing and the current payment plan for any project named here.
