Start with the thing most listings will not tell you: there are very few of these. A four-bedroom apartment is not a standard line item on an Emaar floor plate. Most towers are built out in studios through three-bedrooms, with four-bed layouts appearing only on upper floors, in corner positions, as combined units, or in the penthouse tier at the top of a building. Emaar's four-bedroom volume overwhelmingly sits in villas and townhouses, not apartments.

That scarcity is the whole story. If you are searching for an Emaar 4-bedroom apartment for sale in Dubai, you are not shopping a market with dozens of comparable units and a clear price per square foot. You are shopping a handful of units, where price is negotiated rather than published.

This guide covers where these units exist, what drives their pricing, how the purchase works, and where a four-bed apartment is the wrong answer to the question you are asking.

A note on figures. Everything below is current as of August 2026. Why four-bedroom apartments are structurally rare

Developers build to the demand curve, and that curve falls off a cliff after three bedrooms. A family needing four bedrooms in Dubai usually wants a garden, a maid's room, parking for two cars and schools inside the community. That family buys a villa or a townhouse. Emaar sells them plenty — Arabian Ranches, Dubai Hills Estate, The Valley, The Oasis, Emaar South and Grand Polo Club & Resort all carry substantial villa and townhouse inventory.

The buyers who want four bedrooms in a tower are a narrower group: households who want a view and a concierge more than a garden, multi-generational families who want everyone under one roof, and buyers who want a Dubai base large enough to host without running a household. Emaar builds for that group in small numbers, usually at the top of a building where the floor plate carries the layout and the price supports the square footage.

The practical effect is that supply arrives in bursts. A tower launches, a handful of four-bed units are released within it, and they are gone.

Where Emaar four-bedroom apartments exist

Emaar is not a single product. It is a dozen master communities with genuinely different price points, tenant profiles and build timelines. For large-format apartments, these are the ones that matter:

Downtown Dubai — the highest brand equity in the portfolio, and the highest running costs. Service charges run AED 25–40 per square foot per year across Downtown buildings, and around AED 68 for Burj Khalifa residences. On a large apartment that arithmetic bites hard. Large units here are upper-floor and view-led.

Dubai Creek Harbour — waterfront, a marina, and a skyline view back toward Downtown. Verified Emaar starting prices here as of August 2026 include Dubai Creek Residences from AED 4,356,888 for its two-to-three bedroom range, Creek Palace from AED 4,034,888 and Aeon from AED 3,197,888 for two-bedrooms. Community-wide the average apartment price sits around AED 1.7–1.8 million, which tells you how far above the average a large unit lands. Other projects here include Creek Bay, Cedar Creek Beach and Valia.

Emaar Beachfront — Dubai Harbour, sea views, genuinely scarce product across every unit size. We do not have verified yield or service-charge figures for it, and we would rather say so than publish a number we cannot stand behind. Expect service charges toward the upper end of the Dubai range given the amenity load.

Dubai Marina — mature and liquid. Large apartments exist in the older towers, and the community is the easiest in the Emaar range to resell because every buyer already understands it. Service charges run AED 18–25 per square foot.

Dubai Hills Estate — a 2,700-acre masterplan built around an 18-hole championship golf course, and a family community first. Most four-bedroom demand here is met by villas rather than apartments. Greencrest is among the current launches.

Emaar South, Expo Living, The Valley, Rashid Yachts & Marina, Grand Polo Club & Resort, The Oasis — newer or lower-priced masterplans. Emaar South is the cheapest entry point in the portfolio, with studios and one-beds from roughly AED 600,000–800,000, but four-bedroom apartment inventory is not where these communities compete.

What a four-bedroom Emaar apartment costs

Here is where we have to be straight with you. We do not have a verified Emaar starting price for a four-bedroom apartment as of August 2026, and we are not going to publish an estimate dressed up as one.

What we can tell you is the floor. Emaar's verified two-and-three-bedroom starting price at Dubai Creek Residences is AED 4,356,888. A four-bedroom in a comparable building sits above that, usually well above, because the units that carry four bedrooms also carry the best floors and orientations. Pricing at this size is frequently on application rather than on a public price list. That is how the segment works: you are negotiating a specific unit, not picking from a tier.

The fee stack on top

Whatever the headline price, these are the costs of getting the keys:

The DLD fee is the line that surprises people, because it scales with price and nothing else does. On a AED 4.5 million purchase it is AED 180,000. Budget roughly 4.5% on top for a cash purchase, closer to 5% if you are financing.

One legal detail: the DLD fee is legally a 2% buyer / 2% seller split. In practice the buyer pays all 4% on virtually every Dubai transaction. Do not plan around the split.

The cost nobody models properly: service charges

Service charges are quoted per square foot per year, which means they scale directly with the thing that makes a four-bedroom a four-bedroom. This is the single most under-modelled cost in large-format Dubai apartments.

Run the arithmetic before you fall in love with a floor plan. A large Downtown apartment at AED 40 per square foot carries a materially different annual bill to the same footprint in Dubai Marina at AED 20. Over a ten-year hold that gap is a meaningful fraction of the purchase price, and you cannot renegotiate it.

We have no verified service-charge figure for Dubai Creek Harbour, Dubai Hills Estate or Emaar Beachfront, so we will not quote one. Ask for the actual building budget before you sign — not the community average, the building.

How Emaar's payment plans work

Emaar's current plans are more conservative than much of the Dubai market, and this is the most important structural fact to understand before comparing an Emaar unit to a competitor's.

  • 10% on booking. A minority of premium projects ask 20% — and premium projects are disproportionately where large-format units live, so budget for the higher number until you see the term sheet.
  • The process starts with a refundable Expression of Interest deposit, which converts into the down payment once your unit is allocated. For a scarce unit type, the EOI is not a formality. It is the queue.
  • Construction instalments of roughly 10% each, on calendar dates aligned to construction benchmarks rather than triggered by milestones. Practically, a payment every five to eight months, with the dates known in advance.
  • The balance at handover, under one of three shapes: 80/20 (10% booking, ~70% construction, 20% at handover), 90/10 (10% booking, ~80% construction, 10% at handover), or a 10/75/15 mid-split. Selvara, Grand Polo Club and Altan have run 80/20; Greenway 2 and Fairway Villas 3 have run 90/10.
  • The 4% DLD fee falls at or shortly after SPA signing — near the start of the schedule, not at the end. Emaar does not routinely waive it on off-plan.

There is no post-handover payment plan. Emaar's plans settle 100% by handover and have done since around 2021. If someone offers you a post-handover Emaar plan, something is wrong with the offer. On a seven-figure four-bedroom, that means the entire amount is due by the time you get keys — which is a bigger constraint at this price point than at any other.

Ready, off-plan, or off-plan resale

Off-plan gets you the launch price and first pick of layouts, which for a scarce unit type is the real prize. You accept construction risk and a moveable handover date.

Ready gets you a unit you can walk through, measure and let from month one, at today's price paid in full at transfer. For four-bedroom apartments this is where most available inventory sits — the units were absorbed at launch years ago and now trade on the secondary market.

Off-plan resale — buying from someone who bought at launch and wants out — is common and expensive. Combined resale costs typically run 7–11% of the sale price, including a developer NOC of AED 1,000–5,250 (normally the seller's cost) and an assignment fee of roughly 2–5% of the original purchase price. A seller trying to exit near their entry price often cannot cover those costs. On a large unit those percentages become very large absolute numbers.

What a four-bed earns, and why that is the wrong question

We do not have a verified four-bedroom yield figure, so we will not print one. But the pattern in that table is unambiguous and it runs in one direction: yield falls as the unit gets bigger, in every single community. Studios beat one-beds, one-beds beat two-beds. There is no reason to expect the trend to reverse at four bedrooms, and every reason to expect it to continue.

Two further caveats. First, those figures are gross. Service charges, agency letting fees, maintenance and void periods come out before you see anything. A realistic net figure is roughly 1 to 1.5 percentage points lower, and on a large unit the drag sits at the upper end of that range.

Second, the tenant pool for a four-bedroom apartment is small. Fewer tenants means longer voids between leases, and a void on a high-value unit costs real money. Nobody should buy a four-bedroom Emaar apartment for rental yield. The case rests on use, on scarcity and on capital growth, and no one can promise you the last.

What to check before you sign

  • The service charge for that specific building, in AED per square foot, multiplied by your actual area. Do this before you view, not after.
  • The delivery date written into the SPA, and the penalty clauses if Emaar misses it. Read the defect liability period too.
  • Whether the layout is a genuine four-bed or a combined unit. Combined units can have odd circulation and two kitchens, and resell to a narrower pool.
  • Maid's room, storage and parking allocation. Two parking bays is a resale feature at this size, not a luxury.
  • Your full cash schedule including the DLD fee. With no post-handover option, the whole amount lands by handover.
  • Whether you could hold if the market softened at handover. Forced sellers at completion lose money, and the resale pool for a four-bed is thin.

A villa gives you space, private outdoor area and usually a lower service charge per square foot, at the cost of a longer commute and more upkeep. If you want a large family home in a school catchment, the villa stock is deeper and the pricing more transparent.

Can I get a Golden Visa by buying one? Property investment can qualify you for a UAE Golden Visa, subject to the investment threshold and eligibility rules in force at the time. Those rules have changed more than once. Confirm current thresholds before buying with a visa as your primary objective.
