There is a gap between the Emaar 3 bedroom apartment price in Dubai that appears in a brochure and the number that leaves your account. The brochure figure is a starting price: the lowest floor, the least desirable orientation, the smallest layout in the tier. The number that leaves your account includes a 4% registration fee, developer admin costs, and — if the unit you actually want has a view — a premium the price list does not mention.
This guide breaks the cost of an Emaar three-bedroom into its parts. Emaar South is the entry tier. Studios and one-beds start around AED 600,000–800,000, the cheapest way into the Emaar name anywhere in the portfolio. Three-bedroom apartments sit well above that, but the community sets a baseline. It is near Al Maktoum International, and the investment thesis depends on that airport's expansion happening broadly on schedule. Dubai Creek Harbour is the tier where verified three-bedroom pricing exists, running from roughly AED 4.36 million at Dubai Creek Residences. Current and recent projects include Aeon, Creek Palace, Creek Bay, Cedar Creek Beach and Valia.
Dubai Hills Estate is a family community built around a 2,700-acre masterplan and an 18-hole championship golf course, which makes it a natural three-bedroom market. We do not have a verified three-bedroom price for it. Greencrest is among the current launches.
Downtown Dubai carries the highest brand equity in the portfolio and the highest ongoing costs. We do not have a verified three-bedroom starting price to publish.

What we can tell you is how to derive it and why it matters. Take the actual quoted price for a specific unit, divide by the SPA area, and you have a figure you can compare against other units in the same tower and against resale listings in the same building. That comparison is meaningful. A community-wide average per square foot is not, because it blends a ground-floor studio with a top-floor three-bed.
One structural point that does hold across Dubai. Price per square foot generally falls as apartments get larger, while total price rises. A three-bedroom usually costs less per square foot than a one-bedroom in the same tower, and considerably more in absolute terms. If you are comparing a three-bed against two one-beds at a similar total price, the three-bed buys you more space and the one-beds buy you more rent. That is the trade, and it is not close.
What actually moves price within one building
Two apartments with the same layout in the same tower can differ by a large margin. The drivers, roughly in order of impact:
Floor level. The most reliable premium in Dubai. Higher floors command more, and in tall towers the gradient is steep and continuous rather than banded.
View and sightline. A protected view is worth substantially more than an unprotected one, and the difference is not always visible from a floor plan. Check the masterplan for what can be built between you and the view you are paying for. This is the most common expensive mistake in Dubai off-plan.
Orientation. Sun exposure affects both livability and cooling costs. North and north-east facing units are generally preferred in Dubai's climate, and the market prices that in.
Position within the floor plate. Corner units with dual aspect carry a premium over units in the middle of a corridor with a single outlook.
Layout efficiency. Two units of identical stated area can differ in how much of that area is usable. Long corridors and awkward geometry cost you real space you are paying for.
Terrace or balcony area. Counted differently in different buildings. Ask what the SPA area figure includes.
None of these appear on a starting price. All of them appear in the price you are quoted, and all of them affect what you can resell for.
The fee stack
Here is what sits on top of the purchase price. These are Dubai-wide and predictable, which is one of the market's genuine strengths.

Buying on off-plan resale is a different cost base entirely. Total resale costs before handover run 7–11% of the sale price, including a developer NOC of AED 1,000–5,250, normally paid by the seller, and an assignment or transfer fee of roughly 2–5% of the original purchase price.
The ongoing cost that changes the maths
Service charges are the number most three-bedroom buyers underweight, and on a large apartment they compound into serious money.

That figure repeats every year you own the property, and it is the reason a service charge quote should be in your hands before you sign, not after.
Where the three-bedroom sits as an asset
A note on yield, since price and return are usually asked about together. Gross yields on Emaar apartments in 2026 run 6.0% on two-beds at Dubai Creek Harbour down to 5.4% at Dubai Hills Estate, and the pattern is consistent: yield falls as unit size rises. All quoted yields are gross. A realistic net figure is roughly 1 to 1.5 percentage points lower once service charges, letting fees, maintenance and void periods are deducted — and on a three-bed, the service charge component of that deduction is larger than on a smaller unit.
