What an Emaar One-Bedroom Apartment Costs in Dubai, Community by Community
What Emaar 1-bedroom apartments really cost in Dubai in 2026: price ranges by community, per-square-foot figures and the fees buyers forget. Updated August.
The spread is the point. An Emaar 1-bedroom apartment price in Dubai starts around AED 600,000 in Emaar South and runs to multiples of that in Downtown and on the waterfront — for a unit with roughly the same number of rooms. You are not paying for bedrooms. You are paying for postcode, tower, floor and outlook, in that order.
This post is the numbers post. What the verified figures actually are as of August 2026, why the same product costs so differently across the portfolio, how per-square-foot pricing works and why it is the only fair way to compare two units, the fee stack that sits on top of every advertised price, and the variables inside a single building that move the number by six figures. Where we do not have a verified figure, we say so rather than filling the gap.
A note on figures. Everything below is current as of August 2026.Dubai prices, launch terms and availability move quickly — sometimes withinweeks. Treat these as orientation, not a quote, and confirm live figures withSY Capital before committing to anything.
The verified numbers
Start with what can actually be stood behind.
Emaar South — studios and one-bedroom apartments from approximately AED 600,000–800,000. This is the cheapest entry point in the entire Emaar portfolio. The community sits near Al Maktoum International, and the current Golf Trails, Golf Fields, Golf Vale and Golf Meadow launches are here.
Dubai Creek Harbour — average apartment prices across the community sit around AED 1.7–1.8 million. That average blends unit sizes and building ages. New towers price well above it: verified Emaar starting prices include Aeon two-bed from AED 3,197,888, Creek Palace two-bed from AED 4,034,888, and Dubai Creek Residences two-to-three bed from AED 4,356,888. One-beds in those towers sit below those figures but well above the community average — which tells you the community's new stock is priced considerably ahead of its existing stock, a fact worth reading in both directions.
For Downtown Dubai, Dubai Marina, Dubai Hills Estate and Emaar Beachfront we do not hold verified 2026 one-bedroom starting prices, and we are not going to publish estimates dressed as data. What we can give you for those communities is the cost structure around the price, which is below, plus the yields, which are a decent proxy for how the market prices them relative to rent.
Community | Studio yield | 1-bed yield | 2-bed yield |
|---|---|---|---|
Dubai Creek Harbour | 6.9% | 6.3% | 6.0% |
Downtown Dubai | 6.3% | 5.7% | 5.5% |
Dubai Marina | 6.3% | 5.8% | 5.5% |
Dubai Hills Estate | 6.1% | 5.6% | 5.4% |
Read that table as pricing information. A lower yield on a similar rent means a higher price. Downtown's 5.7% on a one-bed against Creek Harbour's 6.3% is the market telling you Downtown is the more expensive address relative to what it rents for. These are gross figures; net lands roughly 1 to 1.5 percentage points lower once service charges, letting fees and voids come out. Dubai Hills Estate is quoted across the community at 5.5–6.8% depending on product type.
Why the same unit costs so differently
Five factors explain almost all of the spread between AED 600,000 and several million for a one-bedroom.
Location within the emirate. Downtown and Emaar Beachfront carry the strongest brand recognition and the highest land cost. Emaar South is at the edge of the built-up area near a not-yet-fully-realised airport. That is the bulk of the difference right there.
Age and completion status. An off-plan launch price and a ready-unit price are two different markets. Off-plan gets you the launch price and staged payments; ready gets you a unit you can inspect and rent immediately, at today's price.
Amenity load. Pools, gyms, concierge, landscaped podiums and a lobby with staff in it all cost money to build and more to run. That shows up twice — once in the price, once every year in the service charge.
Size. A "one-bedroom" is not a standard quantity. Layouts vary widely across communities, and a large one-bed in a lower-priced community can carry a higher absolute price than a compact one in a premium one.
Which is why the honest comparison is per square foot, not per bedroom.
Per-square-foot pricing, and how to calculate it yourself
Per-square-foot is the only way to compare two units fairly, and Emaar does not publish it in its marketing. You derive it.
Take the quoted price for the specific unit — not the "from" price for the tier — and divide by the internal area on the floor plan. Then do it for the unit you are comparing against. That comparison strips out the fact that one apartment is 780 sq ft and the other is 1,020 sq ft, and shows you which one is actually more expensive.
Two cautions when you do this.
Establish what area figure you have been given. Suite area, gross area and saleable area are different numbers, and balcony or terrace space may or may not be included. Compare like with like or the exercise is worthless.
A higher per-square-foot figure is not automatically bad value. It reflects floor, view, orientation and finish. The point of the calculation is to see the premium clearly and decide whether you want to pay it — not to always pick the cheaper number.
We do not hold verified per-square-foot price figures for the Emaar communities in this guide and will not invent one. Ask for the price and the area on a named unit; the arithmetic is yours to do in thirty seconds.
What moves the price inside a single building
Two identical one-bedroom floor plans in the same tower can differ by a substantial margin. Here is what drives it.
Floor level. The most reliable premium in the building. Higher floors price higher and, when you eventually sell, tend to resell faster.
View, and what the view will be later. Dubai builds. A clear outlook today can become a wall in four years when the adjacent plot is developed. Ask what is zoned around you before paying for an outlook, particularly in communities that are still filling in.
Orientation. In this climate, a north-facing balcony is usable for more of the year than a west-facing one, and a west-facing living room costs more to cool. This affects both liveability and your electricity bill.
Position on the plate. Corner units get more glazing and better light. Units next to lift cores, refuse chutes or plant rooms are quieter to negotiate on for a reason.
Balcony size and usability. A deep balcony you can put a table on is worth more than a token ledge, and buyers consistently undervalue this at purchase and notice it immediately after moving in.
Layout efficiency. Two apartments of identical square footage can feel entirely different depending on corridor space and how the bedroom is arranged relative to the living area.
On identical layouts, these factors move resale value more than any finish upgrade you can specify.
The fee stack on top of the price
Every advertised price is missing roughly 4.5% to 5%.
Cost | Amount |
|---|---|
DLD registration fee | 4% of declared value |
DLD worked example | AED 1,200,000 property → AED 48,000 |
Developer admin / Oqood processing | AED 1,000–6,000 |
Trustee / registration office | AED 2,000 (under 500k) or AED 4,000 (500k+), +5% VAT → AED 2,100 / 4,200. Often waived on initial off-plan sale, applies on resale |
Title deed issuance | AED 250 + AED 10 knowledge + AED 10 innovation |
Mortgage registration (if financing) | 0.25% of loan + ~AED 270 |
Lender valuation (if financing) | AED 2,500–3,500 |
The DLD registration fee is the number that surprises people. It is 4% of declared value, and although it is legally a 2% buyer / 2% seller split, in practice the buyer pays all four points on virtually every Dubai transaction. Do not budget around the split.
Note the trustee fee threshold, which is directly relevant at the bottom of the one-bedroom range: the fee is AED 2,100 including VAT under AED 500,000 and AED 4,200 above it. An Emaar South unit at AED 600,000 sits in the higher band.
Budget roughly 4.5% on top of the purchase price for a cash off-plan purchase, closer to 5% if you are financing.
The annual cost nobody quotes at the sales centre
Service charges are the recurring price of ownership, quoted per square foot per year and payable whether you occupy the unit, let it, or leave it empty.
Community | Service charge (AED/sqft/yr) |
|---|---|
Downtown Dubai | 25–40 |
Burj Khalifa residences | ~68 |
Dubai Marina | 18–25 |
Business Bay | 15–22 |
JLT | 12–18 |
Arjan | 12–16 |
JVC | 10–15 |
DSO / DLRC | 8–12 |
International City | 6–10 |
Downtown runs from AED 25 to AED 40 per square foot depending on the tower, and Burj Khalifa residences around AED 68 — nearly three times the Marina's lower bound. On a one-bedroom, that difference compounds into a meaningful annual number over a holding period, and it comes directly out of any rental return.
We do not have verified service-charge figures for Dubai Creek Harbour, Dubai Hills Estate or Emaar Beachfront. Get the specific building's rate in writing before you sign, and ask what it was three years ago — the trend matters as much as the current figure.
Buying off-plan, and what the payment plan does to the price
Off-plan pricing is not just a number, it is a number plus a schedule. Emaar's current structure:
- 10% on booking, occasionally 20% on premium projects, usually preceded by a refundable EOI deposit that converts to the down payment on allocation.
- Construction instalments of roughly 10% each on calendar dates aligned to construction benchmarks — a payment roughly every five to eight months, with dates known in advance rather than triggered by milestones.
- The balance at handover: 80/20, 90/10, or a 10/75/15 mid-split. Selvara, Grand Polo Club and Altan have run on 80/20; Greenway 2 and Fairway Villas 3 on 90/10.
- The 4% DLD fee at or shortly after SPA signing — near the front of the schedule, not at handover.
There is no post-handover payment plan. Emaar settles 100% by handover and has done since around 2021. Sobha, by contrast, runs 60/40 plans with 40% due at handover. That difference does not change the price, but it changes what you need in the bank and when.
If you buy a unit at launch and want out before completion, expect combined resale costs of 7–11% of the sale price, including a developer NOC (AED 1,000–5,250, normally seller-paid) and an assignment fee of roughly 2–5% of the original purchase price.
Frequently asked questions
What is the cheapest Emaar one-bedroom apartment in Dubai? Emaar South is the most affordable community in the portfolio, with studios and one-bedroom apartments from approximately AED 600,000–800,000 as of August 2026. It sits near Al Maktoum International, so the case for it is partly a bet on that airport's expansion happening on schedule. Availability changes constantly, so confirm current inventory before relying on any figure.
How much is an Emaar one-bedroom at Dubai Creek Harbour? Average apartment prices across the community sit around AED 1.7–1.8 million, blending unit sizes and building ages. New towers price above that — verified two-bedroom starting prices run from AED 3,197,888 at Aeon to AED 4,356,888 at Dubai Creek Residences. One-beds sit below those, but above the community average. Ask for a live quote on a named tower.
What is the price per square foot for an Emaar apartment? There is no single figure, and any number quoted without naming a building should be treated as marketing rather than data. Derive it yourself: take the quoted price for the specific unit, divide by the area on the floor plan, and check whether that area includes the balcony. Then repeat for whatever you are comparing it against.
What fees do I pay on top of the purchase price? Roughly 4.5% for a cash off-plan purchase, closer to 5% if financing. The 4% DLD registration fee dominates — AED 48,000 on an AED 1,200,000 property. The remainder is developer admin and Oqood processing (AED 1,000–6,000), trustee fees (AED 2,100–4,200, often waived on initial off-plan sale), title deed issuance, and mortgage costs if applicable.
Do one-bedroom apartments hold their value better than larger units? They behave differently rather than better. One-beds yield more — 5.6% to 6.3% gross across the communities in our data, against 5.4% to 6.0% for two-beds — so investor demand supports them. Larger units draw both families and investors, so the resale pool is broader. No property is guaranteed to appreciate, and pricing in Dubai moves in both directions.
Want the price on a specific unit?
A community range is a starting point, not a quote. The number you will actually pay depends on the tower, the floor, the orientation and the service charge attached to it.
