How Dubai Golden Visa Property Investment Actually Works in 2026

12 min read

How property investment qualifies you for a UAE Golden Visa in 2026 — investment thresholds, eligible properties, off-plan rules and the process. Updated.

Most Dubai Golden Visa property investment enquiries start with the residency rather than the real estate. The buyer wants the visa, the property is the instrument, and the questions about yield and community come later. That is a legitimate way to approach it, but it inverts the usual risk: you end up owning a seven-figure asset chosen for a residency outcome rather than for its own merits.

This guide explains the mechanism of Dubai Golden Visa property investment: what the residency gives you, what kind of property qualifies, how off-plan purchases and mortgages are treated, what the transaction costs on top of the purchase price, and how the application runs. It also explains, plainly, why you will not find a threshold figure printed here, and what to do instead. If you are choosing a property primarily to secure residency, the section on that is the one that will save you money.

A note on figures. Everything below is current as of August 2026. Dubai propertyprices, fees and residency rules change frequently, and the eligibility rules forlong-term residency are set federally and have been revised more than once. Treat this asorientation, not advice on your case, and confirm current requirements with SY Capitaland the relevant authority before you commit to anything.

What Dubai Golden Visa property investment actually gives you

The UAE Golden Visa is a long-term, renewable residency permit. The property-investment route is one of several qualifying categories, sitting alongside routes for skilled professionals, entrepreneurs and others.

What makes it attractive to property buyers is the structure rather than the duration. Golden Visa holders are self-sponsored, meaning residency is not tied to an employer, and holders can typically sponsor immediate family members. That is a different arrangement to a standard employment visa, where your residency and your job stand or fall together.

Validity periods differ by category and are set at federal level. We are not going to state a term here for the same reason we are not going to state a threshold: it is a rule that has changed, and a stale number in a blog post is worse than no number. Confirm the current term for the property route before you plan around it.

The number we are not going to print, and why

The most-searched question about this route is the size of the qualifying investment. It is also the question where you will find the most confidently stated, least reliable answers online.

Here is our position. The qualifying threshold, the treatment of off-plan property, the treatment of mortgaged property and the rules on combining multiple properties are all set by federal authorities and have been revised more than once since the scheme began. We hold verified August 2026 figures for Dubai transaction costs, service charges, yields and developer pricing, and you will find all of those below. We do not hold a verified 2026 threshold figure, so we are not going to publish one.

That is not evasion. It is the same rule we apply to prices and handover dates: if we cannot source it, we describe the mechanism instead of guessing. A buyer who structures a purchase around a number they read on a portal, only to find the requirement was different by the time they applied, has an expensive problem.

What to do instead. Get the current requirement confirmed in writing before you commit, from the Dubai Land Department or the federal residency authority handling your application, or through a broker who will put the confirmation in front of you rather than quoting it from memory. Any competent agent can obtain this in a day. If your agent quotes a figure without a source, ask for the source.

Which properties qualify for the Golden Visa

The underlying logic is consistent even when the numbers move.

The property must be freehold, owned in your name. Foreign nationals can own freehold property outright in designated areas of Dubai, with a title deed in their own name and no UAE residency required to purchase. All the major Emaar master communities are freehold: Downtown Dubai, Dubai Creek Harbour, Dubai Hills Estate, Dubai Marina, Emaar Beachfront, Emaar South, Expo Living, The Valley, Arabian Ranches, Rashid Yachts & Marina, Grand Polo Club & Resort and The Oasis. Sobha's communities, including Sobha Hartland and Hartland II, Sobha Central, SeaHaven, Sanctuary, Reserve and Sobha One, are also freehold, and many Sobha properties are actively marketed as Golden Visa eligible.

The valuation matters more than the price you paid. Eligibility is assessed against the property's registered or assessed value, which is not always the number on your contract. Where a valuation certificate is required, obtain it before you rely on the purchase price.

Residential and commercial property may be treated differently, as may plots of land. If your intended purchase is not a straightforward residential unit, confirm its treatment specifically.

Multiple properties may or may not be combinable. This rule has changed in the past. If your plan depends on aggregating two smaller units to reach a threshold, verify it before you buy either one.

Off-plan, mortgages and how value is assessed

Two structures cause most of the confusion.

Off-plan purchases. When you buy off-plan in Dubai, your interest is recorded on Oqood, the Dubai Land Department's off-plan register, and you receive a title deed on completion. Developer admin and Oqood processing costs AED 1,000–6,000. Because a residency application generally rests on documented ownership, the question of which document satisfies the requirement — and whether an off-plan unit qualifies before handover — is exactly the sort of detail that has changed over time. Confirm it for your specific case before you sign, particularly if the handover date is years out. Sobha's current pipeline, for example, includes projects handing over as late as 2029.

Mortgaged property. Buying with finance introduces a second question: whether eligibility is assessed on the property's value or on the equity you actually hold. These are very different tests, and the difference can be the entire application. Mortgage registration itself costs 0.25% of the loan plus around AED 270, with a lender valuation of AED 2,500–3,500. Non-residents should also note that UAE lenders typically fund up to 50% of an off-plan purchase, so the cash requirement is higher than many buyers expect.

What the purchase costs on top of the price

Whatever the threshold, these costs are real, verified as of August 2026, and paid by the buyer.

Cost

Amount

DLD registration fee

4% of declared value

DLD fee example

AED 1,200,000 property → AED 48,000

Developer admin / Oqood processing

AED 1,000–6,000

Trustee / registration office

AED 2,000 (under 500k) or AED 4,000 (500k+), plus 5% VAT → AED 2,100 / 4,200

Title deed issuance

AED 250, plus AED 10 knowledge and AED 10 innovation fees

Mortgage registration (if financing)

0.25% of loan + ~AED 270

Lender valuation (if financing)

AED 2,500–3,500

Budget roughly 4.5% of the purchase price in transaction costs for a cash purchase and closer to 5% if you are financing. The DLD fee is legally a 2% buyer / 2% seller split; in practice the buyer pays all 4% on virtually every Dubai transaction, so do not plan around the split.

One more figure worth knowing before you buy for residency: if you need to exit an off-plan purchase before handover, combined resale costs typically run 7–11% of the sale price, including a developer NOC of AED 1,000–5,250 and an assignment fee of roughly 2–5% of the original purchase price. A property bought to secure a visa is not a liquid asset, and reversing the decision is expensive.

The application process, step by step

  1. Confirm the current requirement in writing before you shortlist anything. This is the step people skip, and it is the only one that determines whether the rest works.
  2. Buy the property and complete registration. Pay the 4% DLD fee, register on Oqood if off-plan, and obtain your title deed on a completed purchase.
  3. Obtain a property valuation certificate from the Dubai Land Department if the application requires one, along with the ownership documents specified for your case.
  4. Submit the residency application through the relevant federal residency channel, with your ownership evidence, passport, photographs and any supporting documents requested.
  5. Complete the medical screening and Emirates ID biometrics, both standard steps for any UAE residency.
  6. Receive the visa and have it stamped or issued electronically, then apply for dependants' visas if you are sponsoring family.

Timelines vary with the completeness of your documents. The delays we see are almost always missing paperwork rather than a substantive problem with the application.

Choosing the property when the visa is the objective

This is where visa-motivated buyers most often go wrong.

If residency is the goal, there is a strong pull toward the cheapest property that clears the requirement. Understand what that usually means: the lowest floor, the weakest orientation, the least desirable position in the building. Those are also the hardest units to let and the slowest to resell. You may satisfy the residency requirement and own an asset that underperforms for a decade.

Some context on entry pricing as of August 2026. Emaar South is the cheapest entry point in the Emaar portfolio, with studios and one-beds from around AED 600,000–800,000, near Al Maktoum International. On the Sobha side, Sobha Sanctuary in Dubailand carries the lowest verified project entry price at AED 999,241, with handover in Q3 2029, and 310–360 Riverside Crescent at Hartland II starts from AED 1,140,000.

Two things follow. First, the entry-level end of both portfolios sits below the level at which the property route is usually discussed, which is why visa-motivated buyers generally end up looking at larger units or at the mid-range of a community rather than at the bottom. Second, once you are choosing a larger unit anyway, you may as well choose it properly: on identical layouts, floor, orientation and view move resale value more than any finish upgrade.

A note on returns while you hold it. Gross yields on Dubai apartments in 2026 run from 5.4% to 6.9% depending on community and unit size, with studios out-yielding one-beds and one-beds out-yielding two-beds in every community we have verified data for. Those are gross figures. After service charges, letting fees, maintenance and voids, a realistic net figure is roughly 1 to 1.5 percentage points lower. Service charges vary widely, from AED 6–10 per square foot in International City to AED 25–40 in Downtown Dubai and around AED 68 for Burj Khalifa residences, and they are the largest ongoing cost you will carry.

And nobody can promise you capital appreciation. Average transaction prices at Sobha Hartland are currently down 4% year over year, on a trailing twelve-month average of AED 2,312,068. Dubai prices move in both directions. Buy something you would be content to own if the visa rules changed tomorrow.

What the Golden Visa does not do

  • It is not citizenship. It is renewable residency, not a passport.
  • It is not tax advice. Residency and tax residency are separate concepts with separate tests. Take advice specific to your own jurisdiction before assuming any tax outcome.
  • It is generally tied to continued ownership. If you sell the qualifying asset, your eligibility is likely to be affected. Confirm the current rule before disposing of the property.
  • It does not make the property a good investment. The residency and the asset are two separate decisions that happen to share a transaction.

Frequently asked questions

How much do I need to invest in Dubai property for a Golden Visa? The qualifying threshold is set federally and has been revised more than once, and we do not hold a verified figure for 2026 that we are willing to publish. Get the current requirement confirmed in writing by the Dubai Land Department, the federal residency authority or a broker who will show you the source. Do not structure a purchase around a figure quoted from memory or found on a portal.

Can I get a Golden Visa with an off-plan property? The treatment of off-plan property has changed over time, and it depends on the documents your application must show. Off-plan purchases are recorded on Oqood, the DLD's off-plan register, with a title deed issued at completion. Confirm which document satisfies the current requirement before you buy, especially where handover is several years away.

Does a mortgaged property qualify? Sometimes, but the test may be applied to your equity rather than the property's value, which is a materially different requirement. Confirm this specifically if you intend to finance the purchase, because it can change the size of property you need to buy.

Do I have to live in Dubai to keep the visa? Golden Visa holders are self-sponsored and the residency is not tied to employment. Presence requirements for long-term residency have differed from those for standard residency visas, so confirm the current rule for your category rather than assuming.

Which developers offer Golden Visa eligible properties? Eligibility is a function of the property and its value, not of the developer's marketing. Many Sobha properties are marketed as Golden Visa eligible, and Emaar's master communities are freehold and owned outright by foreign nationals. In both cases, the qualifying question is whether your specific purchase meets the current requirement.
