How a New Emaar Penthouse Launch in Dubai Actually Works

11 min read

Every new Emaar penthouses launch in Dubai for 2026: projects, launch prices, payment terms, handover dates and how to register early. Updated August 2026.

Penthouses are not launched the way apartments are launched. There is no price list with forty units on it, no floor plan PDF circulating three weeks early, and frequently no published price at all. A tower might contain two of them. Occasionally one. They are allocated rather than sold, and the allocation happens before most buyers know the project exists.

That changes what this article can honestly be. If you came looking for a table of new launch Emaar penthouse prices in Dubai, we do not have verified penthouse pricing to give you, and we are not going to invent it. What we can give you is the machinery: which Emaar projects are live in 2026, how the EOI and allocation process decides who gets the top-floor unit, what the payment terms look like, and how to judge a launch before you have committed seven or eight figures to a building that does not exist yet.

A note on figures. Everything below is current as of August 2026.Launch prices, payment terms and release dates in Dubai change quickly, andpenthouse pricing in particular is quoted on application rather than published.Confirm live figures with SY Capital before committing to anything.

What "launch" means at Emaar, and why it is not a sale date

A Dubai launch is a sequence, not an event. Roughly:

  1. Emaar announces a project, usually with a name, a community and renders.
  2. Brokers open registration and collect Expressions of Interest with a refundable EOI deposit.
  3. Emaar sets a release date and issues an inventory list — often only days before, sometimes hours.
  4. Units are allocated in a priority order that reflects EOI timing, broker relationship and volume.
  5. Allocated buyers pay the booking deposit, then sign the SPA.

By stage four the good units are spoken for. For a standard two-bedroom that still leaves choice. For a penthouse, where a tower might have one or two, it often does not. The buyer who registered interest four months earlier through a brokerage with genuine allocation is the buyer who gets the call.

This is why "new launch" access is a real thing rather than marketing language. It is not that some buyers see a better price. It is that some buyers see the unit at all.

The honest position on Emaar penthouse pricing

We publish verified figures or we say we do not have them. On Emaar penthouses specifically, we do not have them.

What we can verify are starting prices for standard apartment units at Dubai Creek Harbour as of August 2026:

Project

Community

Verified from

Aeon

Dubai Creek Harbour

2-bed from AED 3,197,888

Creek Palace

Dubai Creek Harbour

2-bed from AED 4,034,888

Dubai Creek Residences

Dubai Creek Harbour

2–3 bed from AED 4,356,888

Those are entry prices for conventional units. A penthouse in the same tower is a different product on a different basis: larger, higher, usually with private terrace area, sometimes with a bespoke layout agreed with the buyer. Its price is negotiated, not listed.

Treat any published "penthouse from AED X" figure with suspicion unless the source is Emaar itself and the date is recent. Inventory this thin does not have a stable market price, and a number quoted in a blog post six months ago tells you nothing about what is available this week.

The practical route is the unglamorous one: register interest early, ask a broker with actual allocation to bring you the specific unit when it releases, and get the price in writing from the developer.

Emaar's active communities in 2026

New launches happen inside master communities, and the community usually matters more to a penthouse than the tower does, because you are buying a view and a setting as much as a floor plan. Emaar's confirmed communities:

Downtown Dubai · Dubai Creek Harbour · Dubai Hills Estate · Dubai Marina · Emaar Beachfront (Dubai Harbour) · Emaar South · Expo Living · The Valley · Arabian Ranches I–III · Rashid Yachts & Marina · Grand Polo Club & Resort · The Oasis

For a top-floor unit, the ones where the view is structurally scarce are the ones worth watching. Dubai Creek Harbour offers waterfront and a skyline back toward Downtown. Emaar Beachfront at Dubai Harbour is a genuinely constrained peninsula with sea frontage. Downtown Dubai carries the Burj Khalifa outlook, and the highest running costs in the portfolio at AED 25–40 per square foot per year, rising to around AED 68 for Burj Khalifa residences themselves.

Dubai Marina is the liquidity option — mature, known, and the easiest place to resell because no buyer needs the community explained to them.

Whether any individual project releases penthouse inventory, and on what terms, is a project-by-project question that changes with each phase. Ask before you assume. A tower can release its lower floors in one phase and hold its top floors back for a later one, at a materially different price.

The payment plan on a new launch

Emaar's structures are consistent across recent launches, and they are more conservative than much of the Dubai market. This is the single most important thing to understand before comparing an Emaar unit to a competitor's.

  • Booking deposit: 10% on most launches. A minority of premium projects ask 20%, and a penthouse is exactly the sort of unit that sits in that minority.
  • The process begins with a refundable EOI deposit, which converts into the down payment once a unit is allocated to you.
  • Construction instalments of roughly 10% each, falling on calendar dates aligned to construction benchmarks rather than being triggered by milestones. In practice that means a payment roughly every five to eight months, and you know the dates when you sign.
  • The balance at handover, under one of three shapes:

There are no post-handover payment plans. Emaar's current plans settle 100% by handover, and have done since around 2021. If someone offers you a post-handover Emaar plan, something is wrong with the offer.

On a large-ticket unit this constraint bites harder than on an apartment. The full purchase price is due by the time you get keys, on dates fixed years in advance. Model that cash schedule against your own liquidity before you place an EOI, not after.

What a launch price does not include

The 4% DLD registration fee is payable at or shortly after SPA signing — near the beginning of the schedule, not at handover. Emaar does not routinely waive it on off-plan. On a high-value unit that is a substantial payment falling very early.

The rest of the stack:

Cost

Amount

DLD registration

4% of declared value

Developer admin / Oqood processing

AED 1,000–6,000

Trustee / registration office

AED 2,100 or AED 4,200 (often waived on initial off-plan sale)

Title deed issuance

AED 250 + AED 20 knowledge and innovation fees

Mortgage registration, if financing

0.25% of loan + ~AED 270

Lender valuation, if financing

AED 2,500–3,500

Budget roughly 4.5% on top of the purchase price for a cash off-plan purchase, closer to 5% if you are financing. Note the legal detail on DLD: it is structured as a 2% buyer / 2% seller split, but in practice the buyer pays all 4% on effectively every Dubai transaction.

Service charges are the ongoing cost, and they are size-driven. A penthouse is by definition among the largest units in its building, so it carries the largest annual charge in that building. At Downtown rates of AED 25–40 per square foot, and around AED 68 for Burj Khalifa residences, that is a serious recurring number. We have no verified service charge figure for Dubai Creek Harbour, Dubai Hills Estate or Emaar Beachfront — which is precisely why you should demand the building's current figure in writing before signing.

How to evaluate a new launch before you commit

The questions that separate a good launch purchase from an expensive one:

What is the actual delivery date in the SPA, and what are the penalty provisions if Emaar misses it? Renders do not have dates. Contracts do.

What is this specific unit's premium over the floor below? On a penthouse, you are paying for scarcity. Ask what the same layout two floors down costs, and decide whether the gap is worth it to you. It is a real question, not a rhetorical one — sometimes the answer is yes.

Is the view protected? A skyline or sea view that a future plot can build out is not the same asset as one that cannot. Ask what is zoned on the plots between you and the water.

What completes around you, and when? A community with three more towers due after yours will have construction noise and a supply wave hitting the resale market at roughly the same time as your handover.

Can you exit if you need to? Resale before handover costs 7–11% of the sale price all in, including a developer NOC of AED 1,000–5,250 and an assignment fee of roughly 2–5% of the original purchase price. On a penthouse, the buyer pool for an early exit is small. Assume you are holding to handover.

What can go wrong

Three things, honestly stated.

Timing slips. Off-plan delivery dates move. Escrow rules and DLD registration protect your money and your recorded interest, but they do not compensate you for time. Read the delay provisions in the SPA rather than the marketing timeline.

The market at handover is not the market at launch. You are paying today's launch price for an asset that prices at completion. Prices in Dubai communities do fall — average transaction prices at Sobha Hartland, a comparable premium community, are down 4% year on year as of August 2026. No one can guarantee a Dubai property will appreciate, and anyone who does is selling.

The unit is not what you pictured. Ceiling height, terrace usability, lift lobby arrangement and how the layout handles western sun all matter more at the top of a tower than lower down, and none of them read accurately off a render. Ask for full architectural drawings, not just the marketing plan.

Frequently asked questions

How much does a new launch Emaar penthouse in Dubai cost? There is no reliable published figure, because penthouse inventory is too thin to have a stable list price and Emaar prices these units on application. Verified starting prices for standard units at Dubai Creek Harbour run from AED 3,197,888 for a two-bed at Aeon to AED 4,356,888 at Dubai Creek Residences, and penthouse pricing sits meaningfully above the conventional units in the same tower. Get the number in writing from the developer for the specific unit.

How do I get access to an Emaar launch before it sells out? Register an Expression of Interest early, through a brokerage that holds genuine allocation with Emaar. The EOI deposit is refundable and it determines your place in the unit-selection queue. For scarce inventory, this step decides whether you are offered a unit at all rather than merely which one.

Is the EOI deposit refundable? Yes. The EOI is a refundable deposit that converts into your down payment once a unit is allocated to you. If you do not proceed, it comes back. Confirm the specific terms for the project you are registering for, since these are set per launch.

Do Emaar payment plans include post-handover instalments? No. Emaar's current plans settle 100% by handover and have done since around

  1. Structures are typically 80/20, 90/10 or a 10/75/15 mid-split, with construction instalments of roughly 10% each falling on fixed calendar dates.

When is the 4% DLD fee due on an off-plan Emaar purchase? At or shortly after SPA signing, near the start of the payment schedule rather than at handover. Emaar does not routinely waive it on off-plan purchases. On a high-value unit this is a significant early outlay, so include it in your first-year cash planning.

Registering for a 2026 launch?

Penthouse inventory does not reach public listing sites. It is allocated, quietly and quickly, to buyers who registered before the release date through brokers who hold real allocation with the developer.
