New Emaar 5-Bedroom Apartment Launches in Dubai: What 2026 Actually Offers

12 min read

Every new Emaar 5-bedroom apartments launch in Dubai for 2026: projects, launch prices, payment terms, handover dates and how to register early. Updated.

Start with the honest part. A new launch Emaar 5 bedroom apartment in Dubai is not a standard product line you can browse. Emaar's launch inventory is built around studios through four-bedroom units, plus villas and townhouses in the horizontal communities. Five-bedroom apartments exist mostly as penthouses, sky villas and combined-floor units at the top of a tower — a handful per building, sometimes fewer, frequently held back from the public price list entirely.

That changes how you buy one. You are not choosing from a brochure of five-bed floorplans. You are getting into the right launch early enough that a top-floor unit is still allocable, and then negotiating. This guide covers which Emaar projects are live in 2026, how the EOI and allocation process really works, what the payment terms look like, and how to judge a launch before you commit.

A note on figures. Everything below is current as of August 2026. Emaarlaunch prices, payment structures and release dates change quickly, andlarge-format units are frequently priced on application rather than published.Treat this as orientation and confirm live figures with SY Capital beforecommitting.

Why five-bedroom apartments barely exist as a launch category

Developers build the mix the market absorbs fastest. In Dubai's apartment market that is studios, one-beds and two-beds, with three- and four-beds filling out the family end of a tower. A five-bedroom apartment consumes an enormous amount of floor plate for one sale, so it lives where floor plate is expensive-per-unit anyway: the top three or four floors.

The practical consequences for you are three.

Inventory is tiny. A tower might release two or three units at that size. In several buildings the number is one.

Pricing is negotiated, not listed. Published starting prices generally cover the volume tiers. Large-format units are commonly quoted on application, and the number you are given depends on the specific floor, the aspect and how far through the sales cycle the building is.

Timing beats searching. By the time a five-bedroom unit appears on a portal, it is usually a resale at a premium. The route to buying at launch price is being registered before the launch, not searching after it.

If you want a five-bedroom home in Dubai and are flexible on format, look seriously at Emaar's villa and townhouse communities as well. The horizontal product at that size is far deeper, and the price per square foot is normally lower than a top-floor apartment of equivalent area.

Which Emaar projects are launching in Dubai in 2026

These are the master communities where Emaar is currently active:

Downtown Dubai · Dubai Creek Harbour · Dubai Hills Estate · Dubai Marina · Emaar Beachfront at Dubai Harbour · Emaar South · Expo Living · The Valley · Arabian Ranches I–III · Rashid Yachts & Marina · Grand Polo Club & Resort · The Oasis

And these are the named recent launches to track:

For large-format apartments, the towers at Dubai Creek Harbour are the sensible place to focus attention. It is the community where Emaar is releasing the most apartment stock, it is waterfront with a skyline view back toward Downtown, and it has the highest verified apartment yields in the Emaar range. Community-wide, apartments average AED 1.7–1.8 million, though the newer towers price well above that.

Those are entry prices for the volume tiers, on the worst floor and the least desirable orientation. A top-floor large-format unit in the same building sits well above them. We do not have a verified five-bedroom figure for any of these projects, and will not publish one we cannot stand behind.

Dubai Hills Estate is the other community worth a look at family scale: 2,700 acres around an 18-hole championship golf course, with community rental yields quoted at 5.5–6.8% and Greencrest among the current launches.

Emaar South is the affordable end of the portfolio, near Al Maktoum International, with studios and one-beds from approximately AED 600,000–800,000 and the four Golf-branded launches. It is not where large-format apartments live, but it is worth knowing as the price floor of the Emaar name.

How EOI and unit allocation actually work

This is the mechanism that decides whether you get a rare unit, so it is worth understanding properly.

1. Expression of Interest. Before a launch opens, Emaar takes a refundable EOI deposit. It is not a purchase and it does not name a unit. What it does is place you in the queue. When allocation happens, that deposit converts into your down payment.

2. Allocation. On launch day, units are released in queue order. Buyers ahead of you choose first. For a project with two or three five-bedroom units, the difference between position 6 and position 60 is the difference between choosing and not being offered the option at all.

3. Booking. Once your unit is allocated, you pay the booking deposit — typically 10% on Emaar launches, with a minority of premium projects asking 20%. Large-format and penthouse units sit at the premium end of that range more often than not.

4. SPA and DLD. You sign the sale and purchase agreement, and the 4% DLD registration fee falls at or shortly after signing. Emaar does not routinely waive it on off-plan. Then the purchase is registered on Oqood, the DLD's off-plan register.

The part brokers skate over: your queue position is not only about how early you register. Developers weight allocation toward buyers with a track record, and toward brokers who reliably close. That is why launch-day access is a real thing rather than marketing language, and it is one of the few areas where who represents you materially changes the outcome.

Payment terms on a new launch Emaar apartment

Emaar's plans are more conservative than much of the Dubai market, and this is the number one thing to internalise before comparing an Emaar unit to anything else.

  • 10% on booking, or 20% on some premium projects.
  • Construction instalments of roughly 10% each, scheduled on calendar dates aligned to construction benchmarks rather than triggered by milestones. In practice, a payment every five to eight months, with the dates known before you sign.
  • The balance at handover, in one of three shapes:

  • The 4% DLD fee at or shortly after SPA signing — near the start of the plan, not the end.

There are no post-handover payment plans. Emaar's current plans settle 100% by handover, and have done since around 2021. If a broker offers you post-handover Emaar terms, the offer is wrong somewhere.

Scale that against a large-format unit. On a purchase in the eight-figure range — which is where five-bedroom apartments in prime Emaar towers sit — you are committing to a fixed calendar of roughly 10% payments and settling in full before you hold keys. That is a serious liquidity commitment across a three- or four-year build, and it should be planned against your actual income, not against an assumption you will sell or refinance before completion.

The full cost of a new launch purchase

Beyond the price on the reservation form:

Cost

Amount

DLD registration

4% of declared value

Developer admin / Oqood processing

AED 1,000–6,000

Trustee / registration office

AED 2,100–4,200 (often waived on initial off-plan sale)

Title deed issuance

AED 250 + AED 20 in knowledge and innovation fees

Mortgage registration, if financing

0.25% of loan + ~AED 270

Lender valuation, if financing

AED 2,500–3,500

The DLD fee is legally a 2% buyer / 2% seller split, but the buyer pays all 4% on effectively every Dubai transaction. Do not plan around the split. On an AED 1.2 million property it is AED 48,000; scale that linearly and the number on a large-format purchase is substantial and due early.

Budget roughly 4.5% on top of the purchase price for a cash off-plan purchase, and closer to 5% if you are financing.

Ongoing costs at large-format scale

Service charges are billed per square foot per year, which means a five-bedroom apartment carries them at a multiple of a two-bed in the same building. This is the cost that catches large-unit buyers.

We do not have verified service-charge figures for Dubai Creek Harbour, Dubai Hills Estate or Emaar Beachfront, so we are not going to publish one. What we can say is that amenity-heavy waterfront towers sit toward the upper end of the Dubai range, and that on a large unit the annual bill is a five-figure sum you will pay every year you own it. Ask for the specific building's figure in writing before you sign anything.

How to evaluate a launch before you commit

A launch is a sales event, and sales events are designed to compress your thinking. Slow down on these:

  • The delivery date in the SPA, and what happens if Emaar misses it. Read the delay provisions rather than the marketing timeline.
  • The actual per-square-foot price for your specific unit, against recent transactions in the same community. Headline "from" prices tell you nothing about the unit you are being offered.
  • Floor, orientation and view. On identical layouts these move resale value more than any finish upgrade, and at the top of a tower they are most of the premium you are paying.
  • The cash calendar, plotted against your income. With no post-handover plan, the full amount is due by keys.
  • Whether you can hold if the market is soft at handover. Off-plan buyers forced to sell at completion are the ones who lose money.
  • Your exit cost. Selling before handover typically costs 7–11% of the sale price all in, including a developer NOC of AED 1,000–5,250 and an assignment fee of roughly 2–5% of the original purchase price. On a rare large unit the buyer pool is small, which makes that exit slower as well as expensive.

One more thing worth saying plainly. Nobody can promise a Dubai apartment will appreciate. Launch pricing is often attractive relative to completed stock, and the largest units in a good tower are genuinely scarce, but scarcity is not the same as a guaranteed gain. Buy something you would be content to own for a decade.

Frequently asked questions

Does Emaar have new 5-bedroom apartment launches in 2026? Emaar's active launches cover Dubai Creek Harbour, Dubai Hills Estate, Emaar South, Expo Living and several other communities, but five-bedroom apartments are not a standard tier within them. Where they exist they are top-floor, large-format units in very small numbers, usually priced on application. The way to reach one is to register interest in the tower before launch.

How much does a new launch Emaar apartment cost? Verified starting prices at Dubai Creek Harbour run from AED 3,197,888 for a two-bed at Aeon to AED 4,356,888 at Dubai Creek Residences, with the community averaging AED 1.7–1.8 million overall. Emaar South starts at approximately AED 600,000–800,000 for studios and one-beds. Large-format units sit well above the published entry prices for their building.

What is an EOI and is it refundable? An Expression of Interest is a refundable deposit paid before a launch opens that places you in the unit-allocation queue. It does not commit you to a specific unit. If you go ahead, it converts into your down payment; if you do not, it is returned.

Do Emaar launches offer post-handover payment plans? No. Emaar's current plans settle 100% by handover and have done since around

  1. The standard structures are 80/20, 90/10 and a 10/75/15 mid-split, with construction instalments of about 10% on fixed calendar dates.

Can a foreign buyer purchase an Emaar apartment? Yes. The Emaar communities discussed here are freehold, so foreign nationals can own outright with a title deed and no UAE residency is required in order to buy.

Want to be in the queue rather than reading about it

Large-format units are allocated, not advertised. If a five-bedroom or penthouse-scale apartment in an Emaar tower is what you are after, the useful step is registering interest ahead of the next release rather than waiting for a listing.

SY Capital tracks Emaar's launch pipeline across the portfolio and can tell you which towers have large-format inventory and what the current terms look like. Get in touch with the community and the size you need.
