Emaar 5-Bedroom Apartments for Sale in Dubai: What This Market Actually Looks Like
Looking at Emaar 5-bedroom apartments for sale in Dubai? Compare communities, sizes, prices and the full buying process in this 2026 guide. Updated August 2026.
Start with the honest part. There is no price list for this. Searching for an Emaar 5 bedroom apartment for sale in Dubai puts you in a market of perhaps a few dozen live units across the entire portfolio at any given moment, most of them full-floor or half-floor layouts, penthouses, or combined units created by merging two apartments. Emaar publishes starting prices for studios through three-bedroom units. Above that, pricing is negotiated per unit and rarely appears on a public page at all.
That changes how you buy. You are not comparing advertised prices across four towers. You are asking a broker to find out what exists, what the seller or the developer will actually accept, and whether the layout is worth the premium over two smaller units. This guide covers where these apartments sit inside Emaar's communities, what the cost stack looks like, how payment terms work at this size, and the specific things worth checking before you sign.
A note on figures. Everything below is current as of August 2026.Dubai launch prices, payment terms and availability move quickly, and at thetop of the market they move per unit rather than per project. Treat these asorientation, not a quote, and confirm live figures with SY Capital before youcommit to anything.
Why five bedrooms is a different transaction
At one, two and three bedrooms you are buying a commodity. There are hundreds of comparable units, a visible per-square-foot rate, and a rental comparable down the corridor. The price is discovered by the market and you are mostly choosing between floors.
At five bedrooms none of that holds. Supply is thin enough that any given unit is close to unique within its building. Rental comparables are scarce, which means valuation is a matter of argument rather than arithmetic. The buyer pool is small and international. Time on market is long, in both directions: it takes a while to find the right unit, and it takes a while to sell one.
The consequence is that negotiation matters more here than anywhere else in the Dubai market. On a two-bed in a live launch you take the price on the sheet. On a large-format apartment, particularly a resale, the gap between asking and transacted can be meaningful, because the seller knows how few buyers exist.
Where Emaar five-bedroom apartments exist
Emaar is not a single product. It is a set of master communities with different price points, different buyer profiles and different completion timelines. The confirmed portfolio as of August 2026 covers Downtown Dubai, Dubai Creek Harbour, Dubai Hills Estate, Dubai Marina, Emaar Beachfront at Dubai Harbour, Emaar South, Expo Living, The Valley, Arabian Ranches I to III, Rashid Yachts & Marina, Grand Polo Club & Resort and The Oasis.
Large-format apartments do not appear evenly across those. They concentrate where the land is expensive and the towers are tall enough to justify a full-floor layout — the flagship Downtown addresses, the waterfront towers, and the top tiers of new launches. In the newer, lower-density communities the equivalent product is a villa rather than an apartment.
We are not going to publish a per-building count of five-bedroom units, because we do not have verified inventory data at bedroom level and inventing it would be worse than useless to you. What we can say with confidence is that the highest bedroom count Emaar currently publishes a starting price for is the two-to-three bedroom range at Dubai Creek Residences, from AED 4,356,888 as of August 2026. Everything above that tier is priced on application.
Named recent Emaar launches worth asking about if you want the top of a new building: Valia, Creek Bay, Aeon, Creek Palace, Cedar Creek Beach and Dubai Creek Residences at Dubai Creek Harbour; Greencrest at Dubai Hills Estate; Terra Woods at Expo Living; Golf Trails, Golf Fields, Golf Vale and Golf Meadow at Emaar South; plus Selvara, Altan, Greenway 2 and Fairway Villas 3.
What we can verify on price, and what we cannot
Here is the verified Emaar pricing we hold as of August 2026, all of it at Dubai Creek Harbour:
Project | Configuration | Starting price (AED) |
|---|---|---|
Aeon | 2-bed | 3,197,888 |
Creek Palace | 2-bed | 4,034,888 |
Dubai Creek Residences | 2–3 bed | 4,356,888 |
Dubai Creek Harbour | community apartment average | 1.7–1.8 million |
Emaar South remains the cheapest entry into the portfolio, with studios and one-beds from approximately AED 600,000–800,000, near Al Maktoum International Airport.
None of those are five-bedroom figures, and we are not going to extrapolate one. A per-square-foot rate taken from a two-bed does not transfer cleanly upward: large-format units carry a premium for the layout itself, for the floor they sit on, and for the view they command, and that premium is negotiated rather than tabulated. Anyone quoting you a firm "Emaar 5 bedroom apartment price" without naming the specific unit is guessing.
If you want a documented reference point for what a five-bedroom apartment can cost in Dubai generally, the comparison worth knowing is that 310–360 Riverside Crescent at Sobha Hartland II sells one-to-five bedroom apartments from AED 1,140,000 on a 60/40 plan, with handover between Q1 2027 and April 2028. That entry price is for the smallest unit, not the five-bed, but it establishes that the product exists in the market at published terms — just not, currently, inside Emaar's public price list.
The cost of getting the keys
The fee stack does not scale down at the top of the market. It scales up, because almost all of it is a percentage.
Cost | Amount |
|---|---|
DLD registration fee | 4% of declared value |
Developer admin / Oqood processing | AED 1,000–6,000 |
Trustee / registration office | AED 2,100–4,200 (often waived on initial off-plan sale, applies on resale) |
Title deed issuance | AED 250, plus AED 10 knowledge and AED 10 innovation |
Mortgage registration, if financing | 0.25% of the loan, plus around AED 270 |
Lender valuation, if financing | AED 2,500–3,500 |
Developer NOC, on resale | AED 1,000–5,250, seller normally pays |
Assignment fee, off-plan resale | roughly 2–5% of the original purchase price |
The DLD fee is the line that hurts. It is 4% of declared value, and on a large-format apartment that is a seven-figure sum in its own right on anything above AED 25 million. Note the legal detail too: the fee is legally a 2% buyer and 2% seller split, but in practice the buyer pays all 4% on virtually every Dubai transaction. Do not build a budget around the split.
Budget roughly 4.5% on top of the purchase price for a cash off-plan purchase and closer to 5% if you are financing. If you are buying an off-plan unit from another buyer rather than from Emaar, the combined resale cost typically runs 7–11% of the sale price once the NOC and assignment fee are included.
How payment plans work at this size
Emaar's payment structure is the same mechanism whether you are buying a one-bedroom or a full floor. What changes is the size of each instalment.
- 10% on booking on most launches. A minority of premium projects ask 20%, and large-format units are exactly where that 20% is most likely to apply.
- The process usually opens with a refundable Expression of Interest deposit, which converts into the down payment once your unit is allocated.
- Construction instalments of roughly 10% each, falling on calendar dates aligned to construction benchmarks rather than being triggered by milestones. In practice that means a payment every five to eight months on dates you know in advance.
- The balance falls at handover under one of three shapes: 80/20, 90/10, or a 10/75/15 mid-split. Selvara, Grand Polo Club and Altan have run on 80/20. Greenway 2 and Fairway Villas 3 on 90/10.
- The 4% DLD fee falls at or shortly after SPA signing — near the beginning, not at handover. Emaar does not routinely waive it on off-plan.
There is no post-handover payment plan. Emaar's current plans settle 100% by handover and have done since around 2021. If someone offers you a post-handover Emaar plan, something is wrong with the offer. This is a genuine difference from Sobha, which runs 60/40 plans with 40% falling at handover, and it materially changes how much cash you need during the construction period.
Apartment or villa at this size?
Worth asking honestly. At five bedrooms you are in the price band where Emaar's villa communities become direct competition — Arabian Ranches, The Valley, The Oasis, Grand Polo Club & Resort. The trade is straightforward.
The apartment gives you a view, a serviced building, security, lock-up-and-leave convenience and a central address. It costs you a service charge on every square foot you own, and at five bedrooms that is a lot of square feet paying an annual rate.
The villa gives you land, a private garden, direct access and typically a lower per-square-foot running cost. It costs you the view and the address, and it puts maintenance on your side of the line.
Most buyers looking at five-bedroom apartments have already made this decision for lifestyle reasons. If you have not, make it before you start viewing, because the two searches run on completely different logic.
What a large-format apartment earns, and why that is the wrong question
The verified gross yield data we hold runs to two bedrooms:
Area | Studio | 1-bed | 2-bed |
|---|---|---|---|
Dubai Creek Harbour | 6.9% | 6.3% | 6.0% |
Downtown Dubai | 6.3% | 5.7% | 5.5% |
Dubai Marina | 6.3% | 5.8% | 5.5% |
Dubai Hills Estate | 6.1% | 5.6% | 5.4% |
The pattern is consistent and it does not reverse: yield falls as the unit gets bigger. Studios beat one-beds, one-beds beat two-beds, in every community for which we have data. There is no reason to expect a five-bedroom apartment to break that trend, and we have no verified five-bed yield figure to quote.
Two further caveats. These are gross figures. Service charges, letting fees, maintenance and void periods all come out before you see anything, and a realistic net number is roughly 1 to 1.5 percentage points lower. And void risk is worse at this size: the tenant pool for a five-bedroom apartment is small, so a vacancy lasts longer and costs more.
Buy a five-bedroom apartment because you want to live in it, or because you want a large-format asset in a scarce category. Do not buy it for yield. And do not let anyone tell you it is guaranteed to appreciate — no Dubai property is.
What to check before you sign
- The service charge for that specific building, not the community average. It is your largest recurring cost and it scales with floor area. Downtown buildings run AED 25–40 per square foot per year, and Burj Khalifa residences around AED 68. Dubai Marina runs AED 18–25. We do not have a verified figure for Dubai Creek Harbour, Dubai Hills Estate or Emaar Beachfront, so ask for the building's own budget in writing.
- The exact layout. Full-floor, half-floor and combined units differ hugely in how the space works. Floor plans at this size reward a slow read.
- The delivery date in the SPA, and the remedy if the developer misses it.
- Your total cash schedule including the DLD fee, plotted against your income. With no post-handover plan, everything is due by the time you get keys.
- Who else is selling in the building. On a scarce unit type, one competing seller can hold your resale price down for a year.
Frequently asked questions
How much does an Emaar 5-bedroom apartment cost in Dubai? There is no published figure, and we will not invent one. Emaar's verified public pricing tops out at the two-to-three bedroom range at Dubai Creek Residences, from AED 4,356,888 as of August 2026. Five-bedroom apartments are priced per unit and negotiated, which is why a broker with live inventory access is worth more here than on a standard two-bed.
Which Emaar community has five-bedroom apartments? Large-format apartments concentrate in the flagship and waterfront towers rather than being spread across the portfolio. Availability changes constantly and is often not advertised, so the practical answer is to have someone check live inventory across Downtown, Dubai Creek Harbour, Dubai Marina and Emaar Beachfront rather than assuming a specific building has stock.
Can a foreigner buy a five-bedroom Emaar apartment? Yes. Emaar's communities discussed here are freehold, so foreign nationals can own outright with a title deed and no UAE residency is required to purchase.
Is a five-bedroom apartment a good investment? Not on yield. The data shows yield falling as unit size rises across every community we have figures for, and the tenant pool at five bedrooms is small enough that voids are a real risk. The case for buying one is scarcity, use and capital position, not rental income.
Does Emaar offer a post-handover payment plan on large units? No. Emaar settles 100% by handover across the current range, regardless of unit size. Sobha's 60/40 structure, with 40% at handover, is the closer alternative if construction-period cash flow is your constraint.

Inventory at this size is not on a website. It moves through brokers, and the difference between a good outcome and a bad one is usually knowing which units exist before they are listed.
