How the Cash Schedule Really Works on a Large Emaar Apartment
How Emaar payment plans work for 5-bedroom apartments in Dubai — deposit, construction milestones, post-handover terms and the true cash schedule. Updated.
An Emaar 5 bedroom apartment payment plan in Dubai runs on the same skeleton as every other Emaar off-plan plan: a booking deposit, a run of roughly 10% instalments on fixed calendar dates, and full settlement by handover. What changes at this size is not the shape of the plan but the size of each step, and the fact that you are usually negotiating a specific unit rather than buying off a published tier.
That matters because there is no post-handover parachute. Emaar's current terms settle 100% by the time you get keys, and have done since around 2021. Every instalment lands whether or not the market has moved, whether or not your other assets have performed, and whether or not a lender agrees with the contract price at completion.
This post treats the plan as what it actually is: a calendar of obligations. What falls due, roughly when, what the fees add on top, and where the schedule tends to catch buyers out.
A note on figures. Everything below is current as of August 2026. Dubaipayment terms, launch prices and availability move quickly, and terms on largeunits are frequently negotiated case by case. Treat this as orientation ratherthan a quote, and confirm your actual schedule with SY Capital before signing.
The scarcity problem, and why your plan may be bespoke
Emaar publishes starting prices for units that repeat. Studios, one-beds, two-beds and three-beds exist in quantity across a tower, so they get a tier and a price list. Five-bedroom apartments do not repeat. They exist as full-floor and half-floor layouts, penthouses, and units created by combining two apartments before completion.
The consequence for payment terms is direct. On a standard two-bed the plan comes printed on the reservation form. On a five-bedroom unit the structure still comes from Emaar's standard menu, but which structure you are offered, and whether anything around the edges flexes, is a conversation. Get the schedule in writing early, before you are emotionally committed to a specific floorplate.
Do not assume the terms quoted for a smaller unit in the same tower apply to yours. Ask specifically.
The skeleton every Emaar plan is built on
Four components, consistent across the portfolio.
The EOI deposit. Most launches begin with a refundable Expression of Interest deposit placed before release. It is not a purchase and it does not reserve a specific unit. It buys you a position in the allocation queue, and it converts into the down payment once a unit is allocated to you.
The booking deposit — 10% on most launches. A minority of premium projects ask 20%. Large units frequently sit in the premium bracket, so establish which applies to yours rather than budgeting for 10% by default.
Construction instalments of roughly 10% each, on calendar dates. This is the detail that most buyers get wrong. Emaar's instalments are aligned to construction benchmarks but they fall on fixed dates, not on milestone certification. You are not waiting for a structural engineer to sign off before your money is due. The dates are in your contract from day one, roughly every five to eight months.
That cuts both ways. You cannot withhold a payment because the site looks behind schedule. You can, however, plan around a schedule you know years in advance, which is worth more than most buyers realise.
The handover payment. Whatever is left, due on completion.
The three structures Emaar actually uses
Structure | Booking | During construction | At handover |
|---|---|---|---|
80/20 | 10% | ~70% | 20% |
90/10 | 10% | ~80% | 10% |
10/75/15 | 10% | 75% | 15% |
Named examples as of August 2026: Selvara, Grand Polo Club and Altan have run on 80/20. Greenway 2 and Fairway Villas 3 have run on 90/10.
The difference between them is entirely about when your cash leaves. An 80/20 keeps 20% back until keys, which is easier during the build and heavier at the end. A 90/10 front-loads the same total into the construction period. Neither is cheaper. They are the same number arranged differently, and the right one depends on what your income and liquidity look like across the next three years, not on which sounds better in a sales centre.
The calendar, in percentages
Because pricing on a five-bedroom apartment is negotiated rather than published, the honest way to show the schedule is as a percentage timeline you apply to your own contract value. Here is a typical 80/20 laid out as a calendar, assuming instalments at roughly six-month intervals.
When | Event | % of price | Running total |
|---|---|---|---|
Pre-launch | EOI deposit (refundable, converts) | — | — |
Day 0 | Booking deposit | 10% | 10% |
Day 0 – 60 | DLD registration fee (4%, on top) | +4% | 14% incl. fee |
~Month 6 | Construction instalment 1 | 10% | 20% |
~Month 12 | Construction instalment 2 | 10% | 30% |
~Month 18 | Construction instalment 3 | 10% | 40% |
~Month 24 | Construction instalment 4 | 10% | 50% |
~Month 30 | Construction instalment 5 | 10% | 60% |
~Month 36 | Construction instalment 6 | 10% | 70% |
~Month 42 | Construction instalment 7 | 10% | 80% |
Handover | Final payment | 20% | 100% |
Two warnings about that table. The intervals are indicative — your contract will specify actual dates, and the gap can be anywhere from five to eight months, which changes the total build window considerably. And the percentages are of the purchase price only. The fees sit on top.
Multiply each row by your own contract value and you have your real obligation calendar. Do that on paper before you sign, not after.
Where the DLD fee falls, and what else lands early
The single most common budgeting error on an Emaar off-plan purchase is assuming the 4% Dubai Land Department registration fee is a completion cost. It is not. It falls at or shortly after SPA signing, and Emaar does not routinely waive it on off-plan.
The fee is 4% of declared value regardless of unit size. On a AED 1,200,000 property that is AED 48,000; at five-bedroom values it scales in direct proportion, which makes it one of the largest single cheques you write in year one.
Cost | Amount | When |
|---|---|---|
DLD registration | 4% of declared value | At or shortly after SPA signing |
Developer admin / Oqood processing | AED 1,000–6,000 | At registration |
Trustee / registration office | AED 2,100–4,200 | At registration; often waived on initial off-plan sale |
Title deed issuance | AED 250 + AED 20 knowledge and innovation | At handover |
Mortgage registration | 0.25% of loan + ~AED 270 | On drawdown |
Lender valuation | AED 2,500–3,500 | Before approval |
Legally the DLD fee is a 2% buyer and 2% seller split. In practice the buyer pays all 4% on effectively every Dubai transaction. Do not build a budget around the split.
Registration on Oqood, the DLD's off-plan register, is what formally records your interest in the unit. Confirm it has happened rather than assuming it.
What "no post-handover plan" actually costs you
This is the difference that matters most when you compare an Emaar unit with a competitor's.
Emaar's current plans settle 100% by handover. There is no post-handover instalment option anywhere in the portfolio. If a broker offers you post-handover Emaar terms, something is wrong with the offer.
Set that against Sobha, whose standard structure is 60/40: 20% on booking, 40% across construction, and 40% at handover. A Sobha buyer reaches handover having paid 60%. An Emaar buyer on 90/10 has paid 90% before the last instalment and owes the remainder at keys.
At five-bedroom values that gap is large in absolute terms. What you are buying with it is Emaar's delivery record and the liquidity of its resale market. That is a defensible trade, but make it consciously, and make it with a full understanding of what the schedule demands. Payment flexibility is not on the menu here.
How financing interacts with the schedule
Off-plan lending in the UAE is more conservative than lending on completed property, and more conservative again on large one-off units where comparable evidence is thin.
Three practical points.
Loan-to-value is lower than buyers expect, particularly for non-residents. Assume a substantial cash component across the construction period rather than planning to borrow your way through the instalments.
A mortgage generally funds the later stage, not the early one. Drawdown is typically arranged around handover, which means the construction instalments come from your own resources.
Valuation risk concentrates at the end. If a lender values the finished apartment below your contract price, you cover the difference in cash — at exactly the point the largest instalment is due. On a bespoke five-bedroom layout, where the valuer has few comparables to work from, that risk is higher than on a standard two-bed. Build a buffer for it.
If something goes wrong on either side
If you miss an instalment, the remedy is in your SPA. Read the default and termination clauses before signing rather than after, and understand what portion of paid funds is recoverable. Talk to the developer early if a payment is going to be late; the conversation is very different before a default than after one.
If Emaar delivers late, your remedy also comes from the SPA. Off-plan payments in Dubai go into a project escrow account regulated by the Dubai Land Department, which restricts how a developer can draw against them. A brochure quarter is not a contractual commitment, so check what date the contract actually names.
If you need to exit before handover, assignment is possible but expensive. Total resale costs before completion typically run 7–11% of the sale price, including a developer NOC of AED 1,000–5,250 and an assignment fee of roughly 2–5% of the original purchase price. Sellers who cannot absorb that stack end up sitting on the market, which is why some off-plan resale listings never move.
Frequently asked questions
What is the booking amount for an Emaar 5-bedroom apartment? Emaar's standard booking deposit is 10% on most launches, with a minority of premium projects at 20%. Large units frequently sit in the premium bracket, so confirm which applies to the specific unit rather than assuming the lower figure. The process usually starts with a refundable EOI deposit that converts into the booking payment on allocation.
Does Emaar offer post-handover payment plans? No. Emaar's current plans settle 100% by handover across the portfolio and have done since around 2021. Developers such as Sobha do offer structures that defer more to completion, notably a 60/40 split, which is the clearest structural difference between the two.
When do I pay the 4% DLD fee on an off-plan purchase? At or shortly after SPA signing, not at handover. Emaar does not routinely waive it on off-plan sales. Budget for it in your first year of ownership alongside the booking deposit, because together they are the heaviest period of the schedule outside handover itself.
Are Emaar construction payments triggered by building progress? No. They are aligned to construction benchmarks but fall on fixed calendar dates set in your contract, roughly every five to eight months. That means you know the schedule years ahead, and it also means a payment is due on its date regardless of what the site looks like.
Can I negotiate the payment plan on a large apartment? The structure comes from Emaar's standard set — 80/20, 90/10 or a 10/75/15 mid-split — rather than being invented per buyer. On a one-off unit there is more scope for discussion about which structure applies and how the schedule is arranged, particularly earlier in a project's sales cycle. Ask before you commit to a unit, not after.
Mapping the schedule to your own position
The plan on the reservation form is a percentage. What matters is what those percentages look like against your actual income, existing commitments and other assets over the next three to four years. SY Capital can pull the live terms for any Emaar project and lay the calendar out in real numbers for the unit you are considering.
